Description
Secluded villa with three separate sleeping facilities surrounded by a large wood and olive grove. Magnificent views, private pool (from 1 June to 10 September), own parking. Ideal for families and close to the beach. Enjoy it in itself as well as a base for excursions in the surroundings. A car is required. The space Secluded yet a few minutes drive from Porto Santo Stefano, it provides you with a private, comfortable place to enjoy in itself as well as a base for excursions into the surroundings. Built on two levels with a third independent unit, the villa comprises an upper level large room, with double bed and a sofabed that can sleep two more, fireplace and a large terrace (75 sqm) with magnificent views on the surrounding hills and sea; a lower level apartment with one double bedroom, one bedroom with a bunk bed, fully furnished kitchenette and living / dining area with fireplace, and surrounding garden with brick barbecue and outdoor dining area; and a small independent unit with two single beds. An internal floor plan of the villa appears as the last picture on this site, please check it carefully to ensure that the sleeping arrangements are suitable for you. The three units have own separate access, own bathroom (showers only, and the bathroom in the independent unit is very small) and A/C. TV in upper level with satellite channels, very small tv in lower level. Free wifi in both levels but not in the independent unit. Washing machine near laundry line out of sight. No dishwasher. The villa is surrounded by more than one hectare of Mediterranean flora, with olive trees and a large oak and pine wood. An above ground swimming pool (about 30 sqm, 110 cm deep) is located among the trees with views towards the sea. It is ideal for children but can be used by adults. It is operational from 1 June to 10 September. We provide you with bed sheets and a set of three bathroom towels of three sizes per person. They are changed weekly. Utilities will be charged to you at the end of your stay according to your use. Please kindly note that water, as well as electricity, are expensive in Porto Santo Stefano. Water is 11.00 euros for cubic metre (1,000 litres, each tanker carries 6,000 litres), electricity is 0.60 euros for kw and gas is 20 euros per week. Please also note that unfortunately there is no rubbish collection, as the municipality does not provide a refuse collection service. You need to take the rubbish down to refuse collection points, which as of 2025 are divided according to recycling requirements. In the kitchenette you will find color-coded and marked small bins to facilitate the sorting of rubbish for later disposal. The most convenient collection points are located on your way down from the villa immediately after the cemetery on your right. Guest access The villa is entirely and exclusively for your own use. A custodian and a person in charge of pool maintenance will visit when necessary, with own keys, usually early in the mornings or in the evenings. Other things to note The villa is ideal for couples and families, but not suited for people with mobility difficulties. As everywhere in the area, mosquitoes are present in the summer, and can be annoying especially at sunset. Please take care to protect yourself as necessary. The villa is fully fenced, including the wooded area, so larger animals should stay out. However, local cats roam freely and boars occasionally break their way though the fence and visit - if you see any avoid them. Please avoid smoking indoors and be be very careful with cigarettes and the barbecue, as the risk of fires is elevated especially in the hot summer months. Please also note that utilities will be charged to you at the end of your stay according to your use and that there is no rubbish collection (details in the description of the property).
