Our 900 sf, 1 bedroom basement suite has its own entrance, private bath, comfy king bed, fast WiFi, relaxing living room, and well-stocked kitchenette with full size fridge. Enjoy a game of ping pong or a movie on one of 2 Smart TVs, or slip out back for a dip in the private hot tub. We’re near the Air Force Academy, restaurants, and parks. Timber Haven is both eco- and family-friendly. We care most about your comfort, privacy, and peace of mind. The space *While this listing is not for our whole house, you do have an entire private basement apartment. We want you to feel welcome, safe and comfortable with us. *The entrance to your suite is via a keypad that opens the side garage door. From there, you enter a small foyer that is separate from the rest of the house then descend the staircase to Timber Haven, our relaxing Colorado retreat. The entrance to your area is separated from the rest of the house by double French doors so you do not enter the main house to access your suite. *We offer a fully finished, 900 sq. ft. basement featuring a private bedroom with a comfortable king bed with clean, high-quality linen, a living room with two futons that can fold out to double beds with memory foam toppers, linen and pillows, and queen air bed if needed. *The living room also has a 55" Smart TV with Blu-Ray player, some Oscar-winning DVDs, Netflix and local channels (no cable). *The kitchenette features a full-size fridge with ice maker, full-size sink, dishwasher, coffee maker, air fryer, electric skillet, blender, hot plate, crock pot and microwave with enough dishes and utensils for six. We offer granola bars, coffee and tea for breakfast. There is no stove/oven but lots of appliances that make it easy to cook a full dinner. *There's plenty of room left over for the full-size ping pong table or, if you have extra guests, it can be folded up to make room for a queen air mattress (4th bed). *We have a Pack-n-Play if you have a baby or toddler. *The private bathroom has a shower (no tub) with great water pressure. We provide bath towels and washcloths as well as soap, shampoo, conditioner, moisturizer, blow dryer and a few other essentials. *The basement usually stays cool year-round but we offer A/C as well as several fans for your comfort from May through October. In the cooler seasons, we keep the house at 68 degrees in the daytime and 65 at night but the additional heaters in your space quickly warm your living areas if you like it toastier. We are happy to adjust the temperature to your liking. *We are completely non-smoking indoors but you can smoke outside in the private backyard smoking nook. *There are dozens of games and books available for you to enjoy during your stay. *We offer self check-in to minimize in-person contact but we are just upstairs if there are any extra amenities you might need. The guest book will fill you in on all the amenities available to you and give you a layout of the city, including menus and coupons for restaurants and attractions. *You will get the garage door code so you may come and go as you please without fear that you will bother us. *The rest of the house is not available to guests. *Timber Haven is unscented and we do not use artificial fragrances in our laundry detergent. We completely clean and sanitize the suite after each guest. You will always get fresh, clean bed linen and towels, sparkling clean bathroom and kitchen areas, and freshly vacuumed and mopped floors. We also air out the space for a minimum of three hours after each guest, no matter the temperature outside. *We own and operate this space so if there is a problem, we own it and fix it. We don't pass the buck on to some "corporate policy" or unseen "management." We truly want you to be happy and more than satisfied. *You will be our only guests. We live in the upstairs and don't rent out any other rooms. We occasionally have friends over and you may hear occasional foot steps or voices but we observe quiet hours of 10 PM to 7 AM for your comfort. *Feel free to enjoy the hot tub during regular hours but if you use it during quiet hours, be especially respectful of the neighbors. YOU MUST SHOWER before using the hot tub. Body oils, dirt and even laundry detergent can cause the tub to foam or become cloudy. Excessive dirt, grime, oils, or debris in the hot tub will incur a $150 additional cleaning fee. Hot tub towels are in the white cabinet in your dining room. Guest access Check-in is 4 PM or later and check-out is 10 AM. We can sometimes offer early check-in of 1 PM or late check-out of 1 PM for an additional fee. Please inquire if you need an early check-in or late check-out. You'll have the entire basement with private bedroom and bathroom completely to yourselves and the door to the suite locks from your side. You'll also have access to the backyard/patio with hot tub, lawn furniture, gas grill and fire pit. If you inform us in advance, we can ensure the yard and hot tub are completely private for you. Access into the suite is through the garage and you will be provided with a garage code prior to arrival. The entrance is separated from the rest of our house so you don't need to worry about bothering us if you come in late or take off early! Our bedrooms are upstairs and yours are downstairs with the main level between us. Feel free to invite daytime guests but you must obtain permission AND PAY FOR any additional overnight guests. You will need to descend stairs to get to the basement. We allow use of the washer/dryer if staying three days or longer with 24-hour notice. We ask that you do not enter the rest of the home during your stay. Our kitchen is not available to our guests. You will need a car or ride share to get around town from here. You can walk to a few restaurants (about a mile away) and delivery is available to our area from many more, including grocery stores. There are two parks within a block radius. Other things to note This listing has the required STR city permit (#A-STRP-24-0465). Free parking is on the street in front of the house. Please do not park in the driveway. You will need to be able to climb stairs to stay here. Our accommodation is not well-suited for toddlers since there are stairs. We offer a Pack-n-Play and have some toys for young children. Children are subject to the extra person charge to cover the added expense of snacks, amenities and cleaning. We sanitize the suite after every guest checks out to ensure you have a clean, safe stay. In order to thoroughly clean, we ask that you honor our 11:00 AM check out time and please understand if we can't allow you early check-in due to the cleaning process. Drunkenness, erratic behavior due to drug use or disorderly conduct will not be tolerated. This includes abuse of legal or street drugs and alcohol. If you do not adhere to these rules, you will be asked to leave by law enforcement and you will forfeit a refund.
