The space THE VILLA: Gorgeous, very well appointed, Pool Front, ground floor, unit. Reserved parking space right outside the back door, no charge - easy for unloading or for wheelchair access. This is a 2+ bedroom unit. The third bedroom is more of a shared hallway space with barn doors for privacy. We provide snacks and many amenities as well as a private digital guidebook to help guide you around to save a lot of money in the area. This can save a family quite a bit of "entertainment" cash. Simply inquire as to your amentiy package, as they vary on availability, season, and legth of stay. Either way, we offer so much more than your usual Airbnb. We are not big business where we are 9-5. We have plenty of experience and have lived in the area for quite some time, and available to you - so we welcome you to our own little slice of paradise. PRIVATE NOTE: Please read, we want to be fully transparent so that you have exactly what you want for your vacation - we rent from Airbnb as well, So we chose absolutely everything that we could possibly think of for a family. On every picture is a very accurate description (please read them). We want you to make lifetime memories but be informed and get exactly what you paid for and more. Welcome! COMMERCIAL FILMING OR PHOTOGRAPHY: It is allowed WITH prior conversation and consent ONLY! Please ask! AGE restrictions: Yes, we have one. We understand what it is like to be younger but of a certain age and want to travel. Every rental is responsible for the villa, its contents, guests and more - as usual. Our minimum age is 25 - that being said, we have had rare cases where someone is younger with a couple friends - and we have been blessed truly - some of our BEST and most respectful ever. They usually have another adult agree that they are liable but not always necessary. So talk to us - we are here :) OUR BEDS: People rave over our comfortable mattresses and bedding. These are true furniture (not just mattresses on metal frames). See for yourself and let me know what you think. These mattresses are special order and over $6,000 each for the king and queen beds. I searched high and low to find the one I thought was perfect for each room because a good nights sleep is epic on vacation. Just replaced November 2024. THIRD BEDROOM: The hall bunk beds are twin mattresses - regular twin size. In the listing it does not give a proper “area” for hallbunks - while there is a barn door for privacy. This is a common hallway, walk-through area with the bunkbeds tucked away with private lighting. Very cozy with snuggle beds (curved mattresses). We do not recommend these for adults, although they have used them. Weight limit of 150 pounds per bed - they are a regular TWIN SIZE SINGLE mattresses inside built-in bunkbeds with built-in cubbies. A twin mattress (also known as a single bed) measures 38 x 75 inches. Each hall bunk has its own light and its own power station for convenience. Weight limit of 150 per bunk bed. We have had adults think they want these - we have done it - but manage your expectations with the information provided please. Of course, the other bedrooms are completely private. GROCERY DELIVERY: We have grocery delivery available. The two most popular are Instacart and Walmart. We recommend using Instacart and Publix as the grocery store. They have much shorter wait times. Just order a couple of days ahead of time and have delivered shortly after you arrive. Saves time and frustration of a new grocery store layout - lol. THE COMPLEX: This is an older very spacious waterfront community. If you want the big brand new crowded multi million dollar complexes, we’ll, this is not your price point. We are affordable - with high-end furnishings and comforts - so families can enjoy the beautiful emerald coast. The inside is complete and luxe - up to code - furnished with linens such as Calvin Klein and Tommy Bahama, furniture and pillows etc at a price that is far less than one room motel or hotel across the street that is NOT on the water. This communnity is on the water and we are very proud of it. This is a very QUIET hidden community and I’ve done my best to make it as opulent and comfortable and home-like as possible at a price that leaves enough money in your pocket to enjoy the things in the area that you came for. Large waterfront yard area for fishing, dolphin watching, family football game, etc. Retirees, snowbirds, and families welcome. MILITARY DISCOUNT: Military Discount for active and retired with ID. Retired or active military and MUST BE STAYING in the unit with you - if not, please let us know as you also receive a discount as a military family but we need proof with your military dependent ID before booking. Thank you for your service, we are a military family as well and we understand the unique challenges therein. We appreciate you! INCLUDED: Unlike many other condos we include toilet paper, paper towels, various supplies so that you can do laundry - spices to cook - you name it, we made this to be a home away from home! If you’ve ever rented a condo on Airbnb you know this is not normally the case.. We even include coffee, breakfast snacks, bottled water and more! Be sure to ask if you are unsure about what will be provided during your stay. It does vary a bit based on what is available, season, and length of stay. TVS: Three TVs in unit. One 75 inch ultra HD TV in the main living area and a 40 inch TV in the master bedroom and second bedroom. Parents deserve their own TV after all. SECURITY SYSTEM (STAFFED): In August 2023 we installed a smart home system with outdoor cameras and indoor motion sensors - of course, there are no cameras on the interior of the unit for your privacy. You will be able to set the system as you leave as necessary with your own code. We will assign you one and notify you the day of your arrival. Please be sure that your phone number and email address that are on file with Airbnb are accurate and working before your arrival. This is how you will receive your private entry and security codes. To keep them completely secure we do not post them here on Airbnb even in the message threads. The outdoor cameras are occasionally viewed for overall security and to check weather conditions in the event of storms. These are staffed off property with a very fast response time with local law and fire departments. We want our guests to be secure and sleep peacefully - even in paradise. FANS AND LIGHTING: There are ceiling fans in both bedrooms as well as the living room for comfort. Do NOT pull the strings - each fan has a separate switch for the light and the fan with the exception of the queen room, which is an all in one - one speed. The king size bedroom has a fan and light remote control that is mounted to the wall. Most of the lights are on a dimmer switch as well. AREA THINGS TO DO: We want you to make the most out of your vacation, if you have something in the area that you would like to do, please let us know. We’ve spent a lot of time in the area and understand the prices greatly. Our goal is for you to have that experience in the area at a price that is affordable. As stated before, we have put together a guidebook that will be in your check in area of the app. If you would like a link sent before that - let us know, we will be happy to send you a link via your cell number listed in your reservation. lt contains a lot of free and inexpensive things to do to save a family a lot of cash. BONFIRES: Beach bonfires can be arranged in advance and weather permitting at a nearby beach. This is a service that we are happy to give you contact information about. Since Covid a lot of the places have shut down so if this is something you’re honestly interested in let me know so that we can try to help save you money but can no longer arrange it for you. We can point you in the right direction. The Villa This is a high end furnished (fully rehabbed in 2016 and 2023) unit in an older community of locals and charm. If you have not rented from Airbnb before, you may not notice that many are sparcely furnished. This unit has a complete kitchen with everything you may need. That includes dishes for serving dishes for eating to make it elegant if you wish. We have REMOVED and Replaced ALL WIRING, walls, everything - the cast iron tub redone etc - it’s amazing - AND IT HAS PASSED CODE INSPECTIONS. A fantastic value priced far BELOW the one room hotel rooms THAT ARE BRAND NEW across the street. If you like keeping money in your pocket and still value a dreamy bed, extra room to spread out, and a stocked kitchen... This is your space, your vacation home. There is a dedicated workspace for two as well with high-speed Wi-Fi in the living room area. High speed wireless WIFI throughout unit. Check-in: Early check-in may be available UPON REQUEST with a small fee of $30. Regular Check In is 4 PM. Check-out 11:00 am. For an early check in - the housekeeper must hire another person to help get it ready early - the fee for this is $30 but we must know and be paid prior to arrival. Thank you. FEES TO BE AWARE OF: TRIP CHANGE FEES: None - if in same season. If you change extends into another season, prices may be higher for those dates. The base fee for a change is $50. PETS: We are pet friendly! ALL pets must be preapproved prior to arrival. Simply mark the "pet box" and send us a photo of your dog. The pet fee is $95. If you bring a non approved pet, the fee is $150 and could impact your stay. There are no refunds for uncompleted stays resulting from an unauthorized animal in the unit. So as much as we love dogs, we need to know before you arrive - just as you would in your home. Pets must be leash at all times outdoors or $50 fine per incident and of eviction without refund. Grill: The grill may not be used on property as the fire department will not allow it - you can take it to a park or any place where it is allowed. Simply return it back to its location in a clean manner. If we get reports of it being used on the premises, there are fines. Trust us, you don’t want this to happen. Most of the area parks already have grills in them, but a lot of people like to have their own and this is why we provide it during your stay. Violating this is a minimum fee of $50 per incident, PLUS ANY fire department fines or fees, etc. are separate and you would be liable. NEVER clean or scale fish in our sinks or rinse, excessive sand off of items or persons in showers etc. Drains will fill up with scales and or sand and will need a plumber to unclog - it is expensive. Minimum fees are $150 to get a plumber out to look plus repair costs. There are fish cleaning stations at almost every dock in the area. Side note: We had a guest put orange peels in the disposal (WHY?) and was surprised by a fee of less than described because our plumber is awesome, but we don’t want to call him. . There are also showers and rec stations for people and gear at beach access points, and parks,. And Please use those to avoid any plumbing issues or fees. It’s common courtesy but unfortunately it has to be stated. Its common sense but we want you to be aware and educated to avoid this. Excessive sand in washer or dryer. Simply shake out any of your sandy clothing outside before using the washer and dryer. Sand is extremely abrasive and ruins the machines. We understand that nobody can get every strain of sand out but please be cautious and respectful with the equipment. We would hate for you to have to repair or replace one or both of them, as they are a matching set. LATE CHECK OUT: In certain cases a late check out may be pre-arranged. We like to work alongside our guests to ensure that they get the most out of their time. With that being considered, we have to have to be able to let housekeeping do their job as well. Fee for late check out if NOT prearranged is $40 for up to one half hour after check out time. Afterward, airbnb will be notified, your items will be disposed of and considered abandoned. We understand it in RARE cases there are emergencies and if you have one please let us know - we are very understanding but not naïve. You will have multiple ways to contact us. If there are too many items for housekeeping to dispose of, and they are unable to clean for that day you will be charged for the next night or a $300 fine as the unit will not be able to be rented until the next day. SMOKING: This is a non-smoking unit. You may certainly smoke outdoors - there is a butt bucket at the front poolside door for you to use. The minimum fine for smoking inside is $500. If the odor persists the fine may be up to $1250 plus any damaged items and/or replacement of items or furniture. We value our guests and they deserve a smoke free space. If housekeeping smells cigarettes, cigars, vapes etc - the charges stand. please be aware that marijuana is still primarily illegal in the state of Florida as well. So please feel free to smoke outside and enjoy yourself as you wish on vacation but remember do not take it inside. Also be aware that others live around you - you may smell their outdoor smoke from time to time - just as in any community. If you are very sensitive, you may want to consider a "stand alone' house without neighbors close by, I can tell you our single neighbor (since we are and end unit) is a non smoker so this is not a likely issue, thankfully. Upon check out, simply follow the simple steps in your "check out instructions" (in the app) and follow accordingly. Fees for not doing so are $25 or more. Stained comforters and bedding will have to be replaced. NO exceptions. Minimum fee of $150 - visible excessive hair oil, urine, foot prints from shoes, and blood all mean replacement fees. Its common sense. Please do a walk through before departing to make sure you have all of your things. We cannot store them for you. If housekeepimg finds them - we will alert you and try to send them to you - if possible with mailing fees added. Always better to take a second look. Damaged, missing, or lost items will be charged to you at full replacement cost. We understand that sometimes things happen (a chipped cup etc). If this happens just LET US KNOW BEFORE YOU DEPART. We get it. No big deal. As when we find this afterward with no communication that fees and feelings get involved. But if we have to hire our housekeeping team to drive across town to find a new comforter or anything else for that matter, it’s going to cost us and you - let’s try to avoid that through communication please. GUESTS NOT STAYING WITH YOU: We know that people like to have guests as most of our families usually have someone in the military stationed nearby. We are understanding on this, but we need to put a limit on it. Two guests are allowed to visit during normal daytime hours which is 6 AM to 9 PM. If you think you will have more, please let us know. We do not allow guests after 9 PM as that’s considered normal quiet time in the area. Anytime I guess comes over after 9 PM. They are considered as an overnight guest and can result in a higher rate for your stay. So as usual, keep communication open with us so that we can try to avoid all of that. Your personal guests are generally not allowed to use the pool area without prior for permission. The HOA keeps a close eye on this and we prefer not to receive negative phone calls from our neighbors or our HOA. Who would?! 😎 All in all we want you to have an amazing time. Go enjoy your vacation whether it be toes in the sand, relaxation in general, there are tons of things to do in the area!!! It’s your time - island time! SEVERAL UNAPPROVED GUESTS OR PARTIES: Let me be clear by saying this is not a party pad. We have had a couple of instances where people had over their limit and unreserved guests and they became quite surprised to learn that the minimum fine for that is $250 and it may include eviction without refund. We always give you the opportunity to adjust your reservation before arrival. So please make sure that that is current to avoid any inconveniences on both our parts. If we find that you have had a party or are completely over the guest limit of eight the fine increases to $500 minimum. We hate to have to bother the police as they have more important things to do. We have found that the only way to curb this nasty trend and keep our neighborhood safe for everyone is to implement hefty fines. When we have to call housekeeping to come out that is unscheduled and take several hours to explain things properly to the police department and Airbnb it can take over 12 hours easily. No one likes their day to be interrupted by behavior that is not tolerated. So once again, no parties no exceptions. If a prearranged amount has been lowered for a fine of any kind it is generally because we’ve reached an agreement and subsequently fine. Must’ve been paid within the hour of notification by us. If this has not occurred in payment was not made, all fines revert back to the original amount. Something to be aware of: We ask that if you find anything out of the ordinary or anything uncomfortable please let us know within the first hour so that we can do our best to correct it for you. We have hired a great housekeeping team (with great reviews now coming as a result) and taking great lengths to make sure that you have a great stay. If you do have an issue - housekeeping has to come back to handle it that day. They will be swift and handle it quickly the same day. We do not issue refunds after a stay or from persons not letting housekeeping in on arrival day after a complaint., we expect service to be well done. That is why we want to know UPON ARRIVAL to handle it quickly. Its your vacation. We want to hear from you. - We are also available almost 24 hours a day by text message. This is something that since I also rent from Airbnb is not available generally. We go out of our way so that you can feel at home - if you need anything at all please feel free to reach out and have a great time, this is your vacation home and thank you for choosing us - you are appreciated!!!! If something needs attention, Housekeeping will be given the chance to come back out and rectify or improve the situation in hours. We’ve had great results with this new housekeeping team. Pool and palm tree view - limited waterfront view. We have had guests in wheelchairs say that they have had no problem. One reserved parking spot is right out the back door - ten feet from the unit. If you need two spots, let us know. Swimming pool (in season) Waterfront (fishing and crabbing okay) Ultra high speed WIFI is included. Full WiFi Roku and many paid channels and live TV. Kitchen is FULLY stocked with all dishes, utensils, glassware, flatware, stemware, pots, pans, coffee pots, crock pots, baking pans, spices, and more! A keurig and regular coffee pot. Far more than most high end rental units. We also include coffee, creamer, sugar, breakfast snacks, and popcorn in the unit. This stocked on your arrival day. You may be eligible for a amenity package as well, just ask. We also keep plenty of paper products, spices, laundry supplies etc. these are all things that normally cost extra and are not normally supplied in Airbnb units. We believe in making this a home away from home - so enjoy what you’ve chosen, because that’s what we have always wished to see and would wish for you!!! We have KEYPAD entry systems on both doors for convenience. It is also a SMART HOME with a security system. we will ask you your preferred code or give you a code that is only yours - or one will be given to you before arrival. This code will be the same for your doors and the smart home security system and alarm. Makes safety, security, and privacy easy. With the simple to operate system and the ability for it to to alert (work with) your smart phone - you're in control and always informed. AGE restrictions: Yes, we have one. We just want to ensure its the right fit. We love our neighbors, community, and home. Other things to note BEDDING AND LINNENS: All bedding and linens are high end and very comfy. Extras in closets for convince! Adult beds have 3 pillows per person - these sham pillows are not to be used to lay on but simply decorative / and bunks have 2 each. The king size pillows are Calvin Klein pillows and the one on top of that is a standard size pillow what is Tommy Bahama giving you two choices of firm or soft. Upon check out, please do NOT remove bedding or place on the floor. Please leave on the bed. The pillows, etc. should remain on the beds as they were upon arrival, but do not have to be made, of course. We do not ask our guests to strip the beds ever. This is a job only for housekeeping. PARKING: One free reserved parking space right outside the backdoor. Other spaces are free and available and are common use. Campers, RVs, and boats can be parked down the street at Liza Jackson Park ( call park dept first) never on the lot in the complex. PETS: Pets welcome!!! if we catch your dogs off leash at any time outside it is an automatic $250 per pet fine every time!! We love our neighbors! Dogs must be leash every time outside all the time!!!! We must pre-approve your dog. A standard pet fee of $95 and is quite low for the area. If your pet is not pre-approved, it is a minimum fee of $150 and it may impact your stay. There are no refunds for a stay that is not completed due to a pet that is not approved prior to arrival. We love animals and There is a DOG PARK within a block for your use. It has fenced areas and free space, along with a small dog beach. Cats are generally never Allowed since they have claws and tend to tear up furniture. We love animals and welcome them but must be aware of them before arrival, just as you would in your home. TAXES: Taxes may be added to your total but it won't be a surprise, you'll always know what you are paying. That is up to Airbnb. Also they charge a service fee which we are not in control of. We just want to be clear. COMMERCIAL FILMING AND PHOTOGRAPHY: Only with approval. Fines begin at one thousand dollars. Simply ask, inform, be honest. Thank you. Upon check-out, we ask that you remove ALL trash, load and run the dishwasher, and wash a load of towels . DO NOT REMOVE BEDDING! First of all, it’s your vacation. We don’t want our bedding on the floor at all.. our housekeeper counts each pillow on each bed, each sheet, etc. please leave it as you were on vacation and that’s something you don’t have to worry about . The amount of guests that appear on your reservation are what is allowed. Eight person max!!!! 6 persons and a babies. Each person/baby must be on the reservation. Ultimately we hope you have a great time and if you would like we can send you information on free things to do in the area during your stay. Our entire idea was that we could make a great vacation very affordable and comfortable and we hope that you enjoy what we’ve done. After all nothing in life is worth having if you don’t have someone to share it with. AMENITIES: Yes, we provide things like coffee, popcorn, bottled water, and even snacks on the day of your arrival. We do this to make your stay a little sweeter. We are happy to do it. We understand it’s not normal and Airbnb stay but we’re not your normal host. We help you appreciate it and enjoy it. After all, this is your vacation, you’ve earned it.! Unapproved event or over maximum number of guests allowed in unit will result in a $500 fine minimum and eviction without refund! No exceptions. We do this because we are serious about maintaining a good relationship with our neighbors and our community along with Airbnb. Our security cameras outside will monitor how many people consistently go in and out of the unit and will alert us if it is more than what is intended on the reservation. So, if you are guest amount changes, please let us know BEFORE you arrive to avoid any thing like this happening. There will always be outdoor cameras in our city, our neighborhood and outside our unit. Never anything inside. WIFI We have full Wi-Fi. It is very high speed and many guests find it more than adequate. We do not support streaming movies, etc. to personal phones as streaming is an expensive feature. Of course, if your phone is able to stream movies, you are able to do that to your device anytime you wish using your own iOS and cell service. Simply sign out of Wi-Fi before you do so. Of course you may do that on your own cellular plan, but not through the Wifi. All apps like social media and things like that of course work normally and very quickly. Any extra charges for streaming or attempting to purchase a movie, that we do happen to find will be billed to you, the reservation holder and we kindly ask for payment or deposit before departure if found at that time.
