Apartment J is spread over two floors, first floor and ground floor. It has a large and bright living room with a double sofa bed and a main entrance door to the inner courtyard near the barbecue area and children's play area. The space The kitchen is in a separate room with a door to the garden and access to its own outdoor table. A bathroom with shower is also available on the ground floor. On the first floor, there is a double bedroom, a bedroom with a queen-size bed, and a bathroom, without a shower. The apartment can accommodate up to 6 people. The apartment is suitable for overcoming architectural barriers. In fact, if necessary, with special platforms, the entrance to the apartment has been designed from the living room with a sofa bed for overnight stays, an access ramp to the kitchen and a bathroom suitable for the disabled. Guest access Guests have access to a garden with private outdoor furniture, a barbecue area, a private pool for common use, free parking, and a covered garage. Pets are welcome. A weekly linen change is included. There are some rules to be observed for the pleasure and safety of your stay: Please respect the other guests staying in the property by observing the quiet hours until 10:00 a.m., from 2:00 p.m. to 4:00 p.m., and after 10:30 p.m. in the evening. Reservations, changes, cancellations and vouchers - If force majeure prevents the booked accommodation from being made available to customers, the property reserves the right to assign another accommodation with similar or superior characteristics at the same price. - Costs included in the reservation, methane, electricity, water, 10% VAT - Mandatory cost to be paid on site accommodation tax. Tourist tax: 1.50 per day per person. Children under 14 years of age do not pay. The fee applies to the first 7 days of your stay. Reception, check-in and check-out - As a general rule, the reception is open every morning from 9:00 a.m. to 1:00 p.m. However, we remind you that the manager lives on site, so he remains at your disposal at other times for any need. - Customer arrivals are scheduled every day from 2:00 p.m. to 6:00 p.m., except for peak season periods where arrivals and departures are scheduled on Saturday. If there are any impediments to complying with this schedule, please inform the Management by calling the numbers indicated in the Voucher as soon as possible in order to better organize the reception service. The guest will be greeted by the management staff who will welcome them, hand over the keys to the house and show them the rooms, services and areas reserved for them. The accommodations will be delivered clean and in perfect order. Upon arrival, the customer is required to present the Voucher and an identity document of all the people for whom the reservation was made, in order to allow registration with the competent authorities. - You can request an early check-in by telephone or e-mail. When possible, you will be accommodated, and in any case you can still enjoy the public spaces while waiting. - There is also an after-hours check-in. When possible, you will still find the reception staff. When the schedules do not allow it, the Management reserves the right to leave keys and directions to the customer to facilitate entry into the apartment, postponing the formal registrations to the next morning. - On the day of departure, customers must vacate the rented apartment no later than 10:00 a.m. in order to allow the house to be rearranged before the arrival of new tourists. In the event of different times, please make an explicit request to the Management. - The accommodation tax must be paid in cash only. - For night or after-hours check-outs, please inform the Management of the departure time and pay for the stay the day before departure. - The kitchens are equipped with a 4-burner hob, electric oven, toaster, cutlery, dishes, American and Italian coffee maker, kettle, pots, fridge and freezer. Sponges and soaps are your responsibility. - The bathrooms are equipped with a hairdryer, toilet paper and hand soap upon arrival. No replenishment is provided during your stay. - The apartments are equipped with bed linen, bathroom and kitchen. There is a weekly change, included in the price. If you need extra changes, these can be requested from the staff. And they are to be paid at the end of the stay. - All apartments have their own internet connection with a router bearing the name of the apartment. No one needs a password. In the event of a malfunction, please contact the Reception without interfering with the operation of the routers. - All apartments have a TV with some foreign language channels. At least one French, one Spanish, one English and one German channel are provided. - On the day of departure, the apartments must be left in a decent condition. End-of-stay cleaning is included in the price. No other cleaning is provided during your stay. You can of course request it for a fee if you feel it is necessary. - Please dispose of your own garbage at the end of your stay and throughout your stay. You will find the collection bins at the end of the road that leads to the property. We have equipped the apartments for separate collection. The bins in the common areas are intended for small waste and garden cleaning. - Each apartment is equipped with a fire extinguisher, a safety map and useful numbers. - The owner reserves the right to access the rented house to carry out the necessary maintenance operations. - Each apartment has its own outdoor table and chairs. Please only use the one in your apartment. Only in the absence of a large number of people is it possible to choose another table. It is forbidden to move outdoor tables from the chosen position. The tables have been placed so that the night sprinklers can work without hindrance. Moving the umbrella holders also ruins the turf. Please close the umbrellas in case of wind, at the end of the day, or when you do not need them. - Every Friday afternoon, the grass is cut (due to weather conditions, the day may vary). We apologize for the inconvenience this may cause, but it is obviously necessary for the maintenance and beauty of the garden. We therefore ask you to facilitate our work. - The laundry and ironing facilities are at your disposal, the soap is your responsibility. The use of dryers has a cost of 3 euros per cycle (the structure is in any case equipped for drying clothes in the open air and the use of dryers in summer is therefore considered a useless energy expenditure). The use of washing machines has a cost of 2 euros per wash (please use the machines at full load!) - An outdoor barbecue is at your disposal to be used for your lunches and dinners. This is arranged on a trolley and can therefore be moved as needed, but please place it exclusively on the lawn or on the gravel for reasons of hygiene and cleanliness. The swimming pool is open from Easter to November. The exact dates vary from year to year, at the entrance to the pool you will find the specific dates and times established. It is therefore not possible to swim outside the opening hours of the gates. - Eating in the pool is absolutely forbidden. Diving is strictly forbidden. Running is prohibited in the entire bathing area. We decline all responsibility for accidents related to the coarse and inadequate activity of the pool. - Towels cannot be used for the pool but only in the apartments. We therefore ask you to use your own bath towels. - There is a first aid room, duly marked. - Your pets are welcome. However, there are some rules to follow: - Animals cannot sleep on the sofa bed, beds or carpets. - You cannot leave animals unattended in the garden and without a leash - The dirt created by these must be removed by the owner - Everything that is damaged will be repaid. - You are also asked not to give food to animals that are not your own. - Any object or structure that is damaged will be paid for by the customer. The nearest supermarket is Pam, 2 km away. Other supermarkets in Poggibonsi: Lidl, Coop, Pennymarket and numerous grocery stores. - We are happy for all the people or friendships that we hope you will make both inside the property and outside, but we remind you that none of your acquaintances can stay at our property without having declared it and that we are not responsible for any accident that may occur to those who are not regularly guests with us.
