Apartment J is structured on two floors, first floor and ground floor. It has a spacious and bright living room with double sofa bed and main entrance door on the indoor yard near the barbecue area and children's play area. The space Kitchen is in a separate room with a garden door and access to your outdoor table. A bathroom with shower is also available on the ground floor. On the first floor we find a double bedroom, a bedroom, a square and a bathroom, without a shower. The apartment can accommodate up to 6 people. The apartment is suitable for overcoming architectural barriers. If necessary, in fact, with special platforms, the entrance to the apartment has been designed from the living room with sofa bed for the overnight stay, access ramp to the kitchen and bathroom suitable for the disabled. Guest access Guests have garden with private outdoor furniture, barbecue area, private pool for common use, free parking and covered garage. Animals are welcome. A weekly linen change is included. There are some rules to observe for the pleasure and safety of your stay: Please respect the other customers who stay in the property regarding, within the limits of mutual respect, observance of the hours of silence until 10:00 am and from 2:00 pm to 4:00 pm and after 10:30 pm Reservations, changes, cancellations, and vouchers - If force majeure prevents guests from making the booked accommodation available to customers, the property reserves the right to assign another accommodation with characteristics similar to or greater than the same price. - Costs included in the reservation, methane, electricity, water, VAT required to be paid on-site tourist tax. Tourist Tax: 1.50 per day per day per person. Children under the age of 14 do not pay. The tax applies to the first 7 days of stay. Reception, check in and check out - Approximately the front desk is open every morning from 9:00 am to 1:00 pm. We remind you, however, that the manager lives on site, therefore remains at your disposal at other times for any need. - Guest arrivals are scheduled every day from 2:00 pm to 6:00 pm, except for the periods of high season where arrivals and departures are scheduled for Saturday. If there are any impediments to respecting this time, please let the Management know by calling the numbers indicated in the Voucher as soon as possible in order to better organize the reception service. The client will be welcomed by the Management staff who will welcome him, give him the keys to the house and show him the rooms, services and areas reserved for him. The accommodation will be delivered clean and in perfect order. Upon arrival, the customer is required to present the Voucher and an ID of all the people for whom the reservation was made, in order to allow it to be registered with the competent authorities. - You can request an early check-in upon phone or email. Whenever possible you will be satisfied, and in any case you can still enjoy waiting for the public spaces. - There is also an after-hours check-in. Whenever possible you will still find the reception staff. When schedules do not allow it, the Management reserves the right to leave keys and indications to the client to facilitate entry into the apartment, postponing the formal registrations to the next morning. - On the day of departure, customers will have to vacate the rented apartment no later than 10:00 am in order to allow the house to be reordered before the arrival of the new tourists. In case of different times, please make an explicit request to the Management. - Occupancy taxes can only be paid in cash. - For late night or after hours check-out, please communicate to the Management the departure time and pay for the stay the day before departure. - The kitchens are equipped with a 4-burner hob, electric oven, toaster, cutlery, crockery, American and Italian coffee maker, kettle, pots, fridge and freezer. The sponges and soaps are your responsibility. - The bathrooms are equipped with a hairdryer, toilet paper and first reception hand soap. There is no refueling during the stay. - The apartments are equipped with bed linen, bathroom and kitchen. There is a weekly change, included in the price. If you need extra changes, these can be requested from the staff. And they are payable at the end of the stay. - All apartments have their own internet connection with a router with the name of the apartment. No one needs a password. In case of malfunction please contact the Reception without interfering with the operation of the routers. - All apartments have a TV with some foreign language channels. At least one French channel, Spanish, English, and German are expected. - On the day of departure, the apartments must be left in a dignified manner. End-of-stay cleaning is included in the price. No other cleaning is required during the stay. It is of course possible to request it for a fee if you consider it necessary. - Please dispose of garbage at the end of your stay and throughout your stay. You will find the dumpsters for the collection at the end of the road that leads to the structure. We have equipped the apartments for separate collection. Baskets in common areas are intended for small waste and garden cleaning. - Each apartment is equipped with a fire extinguisher, safety map and useful numbers - The owner reserves the right of access to the rented house to carry out the indispensable maintenance operations. - Each apartment has its own table and outdoor chairs. Please use only the one in your apartment. Only in the absence of a large number of people can choose another table. It is forbidden to move external tables from the chosen position. The tables have been placed so that the night sprinklers can work without getting in the way. Moving umbrella doors also ruins the grassy mantle. Please close your umbrellas in case of wind, at the end of the day, or when you do not need them. - All Friday afternoons the grass cut occurs (due to atmospheric agents the day may vary) Sorry for the inconvenience this can cause but it is obviously necessary for the maintenance and beauty of the garden. We therefore ask you to facilitate our work. - Laundry and ironing are at your disposal, soap is your responsibility. The use of dryers has a cost of 3 euros per cycle (the structure is still equipped for the drying of garments outdoors and the use of dryers in summer is therefore considered an unnecessary energy expense) The use of washing machines has a cost of 2 euros per washing (please use the machines at full charge!) - An outdoor barbecue is at your disposal for you to use for your lunches and dinners. This is arranged on a trolley and can therefore be moved depending on the needs, but please place it exclusively on the lawn or gravel for reasons of hygiene and cleanliness. It is therefore not possible to take a bath outside the opening hours of the gates. - it is absolutely forbidden to eat in the pool. Diving is categorically prohibited. It is forbidden to run throughout the bathing area. We disclaim all liability for accidents related to the reckless and inappropriate activity of the pool. - Towels cannot be used for the pool but only in the apartments. Please use your own bath towels. - There is a first aid room, duly reported. - Your pets are welcome. However, there are a few rules to follow: - Animals can't sleep on the sofa bed, beds, or rugs. - It is not possible to leave the animals unattended in the garden and without a leash - The dirt created by them must be removed by the owner - Anything that is damaged will be paid for. - Please also do not give food to animals not owned by you. - Any object or structure is damaged will be repaid by the customer. The nearest supermarket is Pam, 2 km away. Other supermarkets in Poggibonsi: Lidl, Coop, Pennymarket and numerous groceries. - We are happy for all the people or friends that we hope you will make both inside the property and outside, but remember that none of your knowledge can stay at our property without stating and that we are not responsible for any incident that may occur to those who are not regularly guests with us.
