The space Baan Ya Kha Villa – Private Tropical Villa for up to 10 Guests Baan Ya Kha offers a unique, private resort-style living experience for up to 10 guests. There are 3 spacious accommodation bungalows and a large open-plan living and kitchen area, all gently arranged around the swimming pool. The living room features a comfortable sofa and a 50” Smart TV with Netflix in five languages. The swimming pool is directly integrated into the living space, making it perfect for relaxing cocktail hours and providing a shallow, shaded area ideal for children. Above ground, the tropical living space includes: A lounge area A dining table for up to 12 people A fully equipped Western-style kitchen in an open tropical setting Below, the 13x5m swimming pool reaches a maximum depth of 145 cm and includes built-in underwater benches. Around the pool, you'll find lounge chairs, a sun umbrella, and plenty of space to relax. A 7-Eleven convenience store is located approximately 250 meters from the villas and is open 24/7. ⚠️ Please note: A small footpath previously allowed beach access within 5–7 minutes on foot. This shortcut is currently closed. The beach can now be reached via the main village road (approx. 12–13 minutes’ walk), lined with restaurants and small shops, and ending at the 7-Eleven opposite the beach. As is often the case in Thailand, sidewalks are not always available—please walk with care. Unauthorized parties or noisy gatherings are strictly prohibited. In recent years, we’ve unfortunately experienced unannounced celebrations with +30 people in villas designed for 10 guests. This is not allowed. If you plan to host a celebration or event, it must be discussed in advance and formally approved by us Any gathering exceeding 10:00 p.m. with music or noise requires a legal event authorization from the local government, which we must apply for on your behalf Any unapproved party or disturbance may result in immediate eviction and loss of security deposit We truly appreciate your understanding and cooperation in maintaining the peaceful and respectful atmosphere that makes this place so special. 🙏🏼 Guest access Guests can access all property. Other things to note Your villa, its swimming pool and all open areas are private, therefore only for you and your guests. Our customers are often surprised by our daily services. Yes, four dedicated staff oversee daily housekeeping, maintenance of the entire house, swimming pool and gardens, or at your convenience of course. And unlike many villas on Koh Phangan, at Baan Thamarchat, everything is included! Your electricity consumption, daily cleaning & maintenance. And even taxes or reservation fees are our responsibility. Compare deals attentively in Koh Phangan, surprisingly, many listings and/or villas will claim a participation in your electricity consumption, cleaning costs, change of sheets and towels, etc. Yes, it’s surprising but quite common on the island.
