We also allow guests to swap bookings to another one of our 5 Kinsale properties, if their new dates are not available at the property they first booked with. Please note that only guests staying at the property are allowed within the grounds of the property. Please enter the correct amount of guests staying when booking , so that adequate beds, bed linen, towels are left out for all guests, the cost of the property is based on how many guests are staying and this is checked at check in to make sure it’s correct at all our properties. Anyone found having extra guests on the grounds of the property will be asked to leave immediately and no refunds will be given. We do not allow pets at this property. Built in 1816 Ballywilliam House is a majestic waterside Georgian sanctuary in a magnificent private setting perched on an elevated site on the banks of the river Bandon a five-minute drive from the picturesque town of Kinsale. The property oozes history, its believed a house had existed on the land at Ballywilliam in some form since 1765, the IRA Anti Treaty tried to occupy the property in 1922. The house was owned by American singer/songwriter and pianist Tori Amos from 1995 until 2019 where many of her albums were written. Spread over three floors, the property boasts eight large bedrooms and six bathrooms. There is a large sitting room with a period style fireplace, a large dining room with fireplace and a piano, perfect for entertaining. There is a compact kitchen with two large ovens for cooking or catered evenings. The house is airy and filled with light, it has tall ceilings and extraordinary twelve over twelve sash windows. A curved cantilever staircase with a spectacular oriel window which leads to the upstairs bedrooms. The property has very recently been restored, decorated and refurbished to the highest standard, to ensure its Georgian status is still intact. The property is situated on three acres of landscaped ground. For the children there is a fifty-foot climbing frame, football pitch, trampoline. To the rear of the house is a courtyard with original cut stone walls containing a large luxury thatched heated gazebo, with a dining table and relaxed seating area. For your comfort against the elements, it is enclosed with heating. A path leads through the woodland to the magical waterfront and a drystone seated theatre and fire pit, with a pathway leading to a further large luxury thatched heated gazebo with the most amazing river views. The house is at the end of a two-kilometer cul-de- sac and offers the utmost privacy. Once inside the gates, you enter a majestic haven that offers peace and tranquility away from today’s bustling world. There is a damage deposit of €500 to be paid 1 week before arrival, this is released on departure as soon as the cleaner has checked the property on departure. It’s a 2 week minimum stay Please note the gardener may visit during your stay to maintain the grounds of the property. All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , or if some guests pull out and do not want to stay , or for damages done at the property during your stay , this is optional of course and is down to the person making the booking.
