Living room, dining room, brand new equipped kitchen, 3 bedrooms, 1 bathroom with large walk-in shower, separate toilet. Large wooden deck, small rubble house with open fire and barbecue, eco-friendly pool, trampoline, pétanque, pingpong. On site parking is sufficient. Amenities: Furnished and equipped, table/chairs/cabinets, fridge and freezer, dishes, fire extinguisher, washing machine, dishwasher, kitchen/oven/microwave, TV (TNT), WiFi internet, crib and baby chair, games, books and comics. Garden furniture. Sleeping and storage: 1 large double bed (king size 180*200 cm, one-room mattress) in the large mezzanine room upstairs + 2 single beds, 1 bedroom with 2 single beds (90*200 cm) downstairs, 1 other smaller bedroom downstairs with 1 double bed (140*200 cm). Pillows and blankets/duvets. Sheet/Bedding provided. Cabinets and storage bins are available. Sheet and Towels provided. Land: The South/Lower part contains the house and is of garden type, the North/Upper part is of pre/plantation type. The North part is in Natura 2000 protected area, in the morning we will sometimes have the chance to see deer looking at the small woods. Custodians: A discreet couple keeps the house and maintains the grounds. He lives in the annex behind the house. Games: There is a large (430cm) trampoline with protective net. Open fire and BBQ: an outdoor barbecue is available to tenants (to be cleaned after use). Charcoal is sold at the supermarket nearby. Miscellaneous: Numerous supermarkets within minutes by car, as well as the covered market of Cognac which is also open on Sunday mornings. There is a military airbase near Cognac, planes occasionally fly by squadron which offers an interesting show. Ecological swimming: Central to the property, ecological swimming 13.2m×4.8m is the place of all pleasures and discoveries. Principle: Excellent hydraulicity and powerful UV and Ozone sterilization allow the use of a strict minimum of products. The coating is a large-format tile. The water height in the swimming area is 1.40 m everywhere, the paddling pool area is 40 cm deep. Special caution: No outdoor products should be added to the water. Avoid drinks and food nearby as these could inadvertently fall in the pool. Limit or even avoid sunscreen before swimming. Precautions: Do not damage filtration systems. Important: Swimming shared with the caretaker: Swimming is available to tenants, but it remains a shared space with the caretaker who regularly accesses it for maintenance and security. Outdoor cameras: As well as the outside, the swimming area is equipped with a declared and visible video surveillance device. These cameras do not film the interior of the accommodation or exclusively private spaces. Their purpose is the safety of property and people, as well as the prevention of damage. Guest access The entire property is available for guest use except the caretaker's annex, cellar, dressing room, plantations/vegetable gardens/meadow, chicken coop, equipment rooms.
