Home Systems & Amenities This is a large, well-maintained home with multiple systems and amenities. While everything is carefully cared for, occasional downtime or maintenance may be necessary. Where possible, the home is designed with backups or alternatives to minimize impact, and our team addresses issues promptly when notified. Event & Group Pricing (Important) Pricing varies based on dates, length of stay, and type of gathering: Weekday events (Monday–Thursday): typically priced lower Weekend events (Thursday–Monday): priced to reflect peak demand Seasonal adjustments apply (notably May, October, and winter months) All pricing is shown clearly in the Airbnb calendar—there are no additional required venue fees outside what is displayed, unless otherwise agreed to in writing for special circumstances. Last-minute availability: For open dates 90 days or less from arrival, pricing is often reduced automatically. If you’re planning an event, we’re happy to answer questions before booking to ensure expectations are aligned. Check-In & Arrival Standard check-in time is 4:00 PM. If there is no same-day turnover, we are often able to complete cleaning earlier. Early check-in requests are welcome and accommodated when possible, though availability cannot be guaranteed in advance. On rare occasions, additional preparation time may be required to ensure the home meets our cleanliness and readiness standards. We appreciate your understanding as our team prepares the property for your stay. Detailed check-in instructions are sent at least 24 hours prior to arrival, with clear guidance for access and arrival. Cleanliness & Preparation Cleanliness is a top priority. The home is cleaned and inspected between every stay, with attention to linens, surfaces, kitchens, bathrooms, and high-use areas. Given the size of the estate, we prioritize thorough preparation over rushing, ensuring the home is fully ready for large groups and events. It is an active, well-equipped estate designed for gathering, celebrating, and spending time together. Guest access The entire house and yard. Separate toilet and staging area is for wedding reservations only. Contract agreement required for any wedding reservations. Other things to note STR22-00023 This home is used for our own family gatherings, and we live nearby. Our team is familiar with the property and available to assist as needed during your stay. Weddings & Events: Event use is available May through October and requires advance planning and approval prior to booking. Wedding and event use is not included with standard lodging reservations. Most couples book a 5-day house + venue package, which typically ranges from $8,000–$12,000, depending on season, group size, and amenities selected. Packages include use of the event tent, ceremony sites, tables, benches, flatware, glassware, staging areas, and additional restroom facilities. We can also create custom lodging bundles with our nearby properties to accommodate larger wedding parties or multi-day gatherings.
