Uniquely sheltered from Cape Town’s winds, Clifton 1st offers a calm, exclusive beach experience and is one of South Africa’s rare Blue Flag beaches. With direct private beach access, ocean views, and a serene coastal design, it’s the perfect escape for couples, families, or business travelers. The space Clifton Beach Apartment - 2 Bedrooms Enjoy a luxurious stay at my apartment with direct access to Clifton 1st beach. ⸻ ★ Bedroom Configuration ✔️ Main room Sea-Facing Queen-sized bed ✔️ Second Room: King-sized bed (can be split into 2 single beds) ⸻ ★ Property Features ✔️ Maximum Guests: 4 ✔️ Direct Access to Clifton 1st Beach with a building key-tag ✔️ Communal Braai/Barbecue in the garden area ✔️ Backup Power: Inverter for TV, satellite, internet, and lights during load shedding (no external devices like hairdryers allowed) ✔️ Quiet Hours: 10 PM – No visitors or unregistered guests after this time ✔️ Load Shedding Info: Power outages are common in South Africa (affected by Eskom daily updates) ⸻ ★ Check-in & Check-out ✔️ Check-in: From 3 PM ✔️ Check-out: By 10 AM ✔️ Late Check-In Policy I’m happy to accommodate late arrivals, but any check-in after 6:00 PM must be arranged with me in advance. As this is a privately managed home rather than a staffed facility, very late check-ins may require assistance from a member of my team. In such cases, an overtime fee will apply to cover their time. Please be sure to communicate your estimated arrival time ahead of your stay to ensure a smooth and stress-free check-in. ★ Self-Catering Amenities The apartment is self-catering. I provide a few basic essentials to get you started. ✔️ 2 x Nespresso pods ✔️ 2 x Dishwashing tablets ✔️ Tea, instant coffee, sugar ✔️ Soap and shampoo for bathrooms ✔️ Bathroom and beach towels ✔️ Sheets, linen, and blankets ✔️ Oil heaters and gas heater (turn off gas bottle when not in use) ⸻ ★ Parking ✖️ Parking is not included with the property ✔️ Private Parking is available upon request (R200 per day, subject to availability-please enquire). 🚕 Private Airport Transfer🚕 ✔️ A trusted driver for private transfers to and from the airport at R600 per trip (one way). 24 hour notice is required, I cannot guarantee service is available. ⸻ ★ Guest Policy ✔️ Maximum 4 Guests ✔️ When making a booking insert correct number of guests. ✔️ Registration Required: All guests must be registered on Airbnb for security. ✔️ Non-registered Guests: Security will not allow any unregistered guests to access the building. ✔️ Booking Presence: The guest making the booking must be present at check-in. ✔️ I kindly ask guests to rinse off any sand before entering the apartment after enjoying the beach. There’s a convenient tap located at the bottom entrance by the beach—perfect for a quick rinse to help keep the space clean and comfortable for everyone. ⸻ ★ NUMBERS & PRICING When making a booking, please insert the correct number of guests joining you. ✔️ My pricing is subject to the number of people staying. If during your stay you would like more guests to join you, kindly inform me and I will amend the pricing. ✔️ Pricing is determined on extra guest approved. Any additional guests after booking (only on approval) will be charged. ⸻ ★ Departure Check-out Requirements: Check out is at 10 am ✔️ Strip the bed and group dirty linens together ✔️ Load and run the dishwasher ✔️ Empty the fridge and take out the trash (bins by security) ✔️ Clean up the apartment ✔️ Gratuity for staff is appreciated ✔️ Guests are kindly asked to follow the checkout rules. ✔️ Guests are requested to leave the apartment in the same condition in which it was received. If the apartment is left in an excessively dirty state, an additional cleaning fee may be charged. ✔️ Please be aware that a late fee may be charged if checkout time is not followed. ★ Housekeeping ✔️ Optional Housekeeping Service: ZAR400/clean (for additional fee) ✔️ Linen/Towel Change: Available for laundry service only (soft and hotel-quality towels and sheets) this would be on the Guest account. Please enquire for pricing. ✔️ Personal laundry is not handled by housekeeping. All laundry is done through a professional external service. ⸻ ★ Insects & Surrounding Nature ✔️ Nature & Environment Notice This apartment is uniquely located between the cliffside and Clifton’s pristine beach, bordering a protected natural reserve. With this extraordinary position comes the presence of nature — including native insects and arthropods that are typical of both beachside and mountain environments. The home is professionally fumigated on a regular basis and cleaned thoroughly between each stay. However, Cape Town’s weather can shift rapidly — especially during seasonal transitions — from hot to cold and back again. During these periods, guests may occasionally encounter hardy coastal crawlers that are naturally drawn to sheltered spaces. An insect spray is provided for your convenience. Should you notice anything unusual during your stay, I’m happy to send my cleaning team to assist. To help maintain a fresh, pest-free environment, storing food in airtight containers or in the fridge is highly recommended. ✖️ Cape Town is a malaria-free area; however, various insects and arthropods may be encountered. An aerosol insecticide is provided for your convenience. ⸻ ★ Non-refundable By proceeding, you accept these conditions and acknowledge that bookings are non-refundable due to the reduced price. ⸻ ⚠️ Important Notice (April 1 2025): December January February is holidays work will commence again 1st March 2026 ✔️ 🏗️ Renovation Alert: The building will undergo renovations during this period. ✔️ Construction noise and workers will be present from 8 AM - 5 PM (Mon-Fri) ✖️ No work on weekends ✔️ Out of season rate (May to September) a Discounted Rate is provided due to renovations (70 % discount offered from standard market value) ✔️ Please Note: Due to construction, the building’s lift may occasionally be out of order. We have a fantastic on-site team who are always happy to assist with luggage or anything else you may need. Our staff live on the property and are regularly available to help make your stay as comfortable as possible — whether that means carrying bags or assisting with access. ⸻ Guest access ★ Access & Security ✔️ Apartment Access: The entire apartment is yours to use during your stay. The night before your arrival, you will receive a unique code to access the key in a safety deposit box for a contactless experience. ✔️ 24-Hour Security: All guests must sign in before entering the building. Security is notified daily of guest arrivals with booking details. ✖️ No Extra Guests: Only the original guests listed in the booking are allowed. Violating Airbnb guidelines and rules by having extra guests is not permitted. ✖️No Third-Party Bookings: The guest who makes the booking must be responsible for the entire stay and be present during check-in. ✖️No gate remote: Due to previous losses, gate remotes will not be provided. ✔️ Garden & Braai: You are welcome to use the braai (barbecue) and garden area downstairs. ✔️ Provided Amenities: A set of bath and beach towels, dishwashing soap, and shower gel will be provided for your convenience. Other things to note ✔️ Time-stamped Photographs: My cleaning team is instructed to take time-stamped photographs of the apartment before each guest’s arrival. ⸻ ✔️ Inspection on Check-in: On the day of your check-in, please conduct a thorough inspection of the entire apartment. Report any damages or breakages you observe, which will help prevent any disputes during checkout. Thank you for your cooperation. ⸻ ✔️ Weather and Internet: Cape Town experiences high winds year-round, and rainfall can be heavy in winter. The building is located on the coast and is affected by the elements. On rare occasions, the internet fiber or satellite TV may be down. If this occurs, please inform me, and I will address it as soon as possible. During load shedding, the lift will not be operational. The building is not equipped with a generator but is supported by backup batteries for critical security features like CCTV. The apartment is located six stories down the cliffside (the lower you go, the closer you are to the beach). Security has been briefed to assist during these times. ⸻ ✔️ Consideration for Neighbors: Please be considerate to the neighbors. No parties or groups are allowed. This apartment is for families looking to relax, unwind, read a book, and listen to the ocean. ⸻ ✔️ Self-Service Apartment: This is a self-service apartment. For an additional fee of R400, I offer a house cleaning service. If you require a sheet/towel change, the cost will be the same as the laundry service fee (no additional charge). Your sheets and towels will be soft and hotel-scented—this service is highly recommended for stays longer than 3 nights. My cleaning service does not handle personal laundry in the apartment due to the risk of damage. ⸻ ✔️ Check-in: 3 PM. ✔️ Check-out time is strictly 10:00 AM. I allow a reasonable amount of time for guests to prepare for departure, please note that I have limited time to prepare the apartment for the next guest. If you ignore the check out time of 10am, I will provide a fair reminder. If the check out is continuously ignored an additional day’s charge will be applied through Airbnb’s claims department. ✖️ No Smoking: Smoking 🚭 is strictly forbidden in the apartment and building. This includes cigarettes, marijuana, and electronic cigarettes. If a guest violates this rule, a R2000 penalty fee will be applied, and eviction will occur, in accordance with the Airbnb conduct code. A designated smoking area is available on the building’s rooftop. ⸻ ✔️ Construction Notice: Please take note before booking that the apartment building and the surrounding area in Clifton are currently under construction. Many upgrades and new apartments are being developed. As a result, you may experience some noise and interruptions during your stay. To accommodate this (only off season May to October), I am offering a significant 70% discount from market value for bookings at a Clifton Beach Apartment. Please inquire if you would like more information. Thank you for your understanding. ✔️ Please Note: Due to construction, the building’s lift may occasionally be out of order-. We have a fantastic on-site team who are always happy to assist with luggage or anything else you may need. Our staff live on the property and are regularly available to help make your stay as comfortable as possible — whether that means carrying bags or assisting with access. ⸻ ★ Refundable Security Deposit A refundable cash deposit of R5000 or $300 is required upon arrival. This will be returned in full immediately after check-out, once the property has been inspected and found to be in good condition. To assist with a smooth check-out, we kindly ask guests to: • Gather used sheets • Load the dishwasher • Leave the property in a clean and reasonable condition, as it was found It’s important that guests report any issues or damages they notice upon arrival. Please take photos and let us know immediately if there’s anything you’re concerned about, especially if you feel you might be held responsible for something you didn’t cause. Reporting this upfront helps avoid any misunderstandings at checkout.
