Beautiful Moraira villa with outstanding views.

La Madrugada ('The Dawn') is a modern luxury villa set with other similarly large and exclusive villas, in a desirable residential location five to ten minutes by car to Moraira beach and town centre. Built on the top ridge of a pine covered hill straddling two valleys, south-west facing with all-day sunshine, it enjoys an elevated position affording stunning views of the sea and distant inland valleys and the Bernia mountain ranges which act as a backdrop to the most mesmerising sunsets. The space Accommodation - comprises of a bright, large triple aspect circular living room, well furnished, with a large Digital Satellite television*, DVD player, CD/radio/tape player and ceiling fan. Through an open arched doorway, there is a modern fully fitted kitchen. The tiled roof conservatory (more an observatory) has three double, tinted, windows which open fully and make it a perfect dining room at any time of the day or night. This room is well furnished with two new quality wicker armchairs and an attractive new modern dining suite. There are three bedrooms (2 double and 1 twin). The doubles (please note that one of them is accessed separately from the outside) have their own fully tiled en-suite shower rooms whereas the twin has a separate fully tiled shower room adjacent to it. IMPORTANT - Please note: The second double bedroom is at pool level accessed externally and separate from the main accommodation. Outside - At the pool level we have a separate indoor second kitchen Paellero which consists of a large barbecue, tiled worktops, sink, gas hob, convection microwave, small fridge and a dining table with four chairs. The pool terrace has a covered area for outside dining. There is an additional outside dining area in the Secret Garden, with views to the distant sea, and where you will find another built-in barbecue. The style is Castellion, with interesting bright principal rooms taking full advantage of the surrounding countryside. The position and design enables the villa to keep cool during the summer heat. With the plot enjoying maximum sun hours each day, there are various terraces laid out for sitting/sunbathing should one wish to enjoy aspects of the gardens and views. Aerial - An aerial provides terrestrial Spanish television channels. Chromecast - is available for you to cast your own content to the TV. Central Heating - Oil-fired full central heating is charged upon meter usage. Air-conditioning & warm-air heating - Units to bedrooms and living room, charged upon meter usage. The Panasonic units are very cost efficient to run. Cost on average is about £2 per day usage per unit when being used all the time. Ideal when hot at night to have temperature set at 16-18 degrees. ADDITIONAL CHARGES IF USED Oil-fired boiler - For villa heating and pool heating Air-conditioning/Warm-air heating - units to all rooms Air-conditioning/warm-air heating charged per unit used and the average cost, when used sensibly, would be £30-£60 per week. IMPORTANT We will charge you usage for the above, via AIRBNB, once we receive the meter readings for the usage. It is a condition of booking that you accept this charge if it arises, due to usage. An energy deposit of £25 per night is required for all bookings from November to February inclusive. SHORT-STAY SUPPLEMENT For bookings of less than 14 nights a £35 surcharge will be applied which contributes to the cleaning of the villa. Extra clean: £50 Important Pool and Villa Oil-Fired Heating Notes: Oil-fired central heating for the Villa is charged on meter usage. The average usage during winter is between €80 and €150 per week. If you have the central heating running all the time during your stay, or if you have the heating thermostat set to a high temperature then these average guidance figures will escalate accordingly. Most economical use in winter is to run air/con warm air units until you find you need to put the central heating on. Try to avoid having central heating on during the day or when you are out and make use of the aircon units instead whenever possible. Oil-fired pool heating, when required, is charged upon meter usage. During winter it can take 3 days or more for the pool to reach temperature at a cost of around €50 per day. Please note that during the winter with periods of very cold days and/or nights and with a low starting temperature, the boiler will take considerably longer to increase the pool temperature to comfortable levels. Once at temperature it will then cost about €15 per day. If we turn it on a bit early for you it would cost approximately €150 to €200 for the first week. Pool heating should not be required during the summer months but if you do warm the water a little in Spring and Autumn the costs should be considerably less than in the Winter months. Please note that during the winter with periods of very cold days and/or nights and with a low starting temperature, the boiler will take a considerably longer to increase the pool temperature to comfortable levels and can result in very high oil use and much higher costs. It is difficult to provide precise estimates of the cost of pool and villa heating, as you are able to control it yourself and costs will depend on your preferred temperature and the ambient temperature/winds during your period of stay. Guest access Guest will have access to the whole villa apart from the Garage. Other things to note STEPS UPTO THE VILLA - There are steps (regular and long in depth) from the road level to the pool/garden level then further steps upto the main accommodation level.
