Guests will be required to confirm the holiday/vacation nature of their stay as part of the booking process. 1. Contract & Documentation A seasonal rental agreement for holiday purposes must be signed prior to check-in. All guests must provide: A valid passport or ID Their permanent residential address outside the property This information is required for legal registration with local authorities. Only registered guests may stay at the property. 2. Occupancy The apartment may only be occupied by the guests listed in the booking and contract. Subletting or hosting additional overnight guests is not permitted without prior written approval from the host. 3. Respect for Neighbours Quiet hours must be respected from 22:00 to 08:00. Common areas must be used responsibly and kept clean. 4. Utilities & Responsible Use Guests are expected to use electricity, water, heating, and air conditioning responsibly. Lights and climate systems must be turned off when leaving the apartment. Utility consumption is included up to €200 per month. Any excess will be charged separately. 5. Smoking, Pets & Conduct Smoking, vaping, illegal substances, and similar activities are strictly prohibited inside the apartment. Pets are not allowed unless explicitly authorized in writing by the host. 6. Cleaning A mandatory weekly cleaning service is provided, including towel and bed linen change. This service is arranged by the host and charged separately at €89 per week. 7. Maintenance & Damages Any malfunction or damage must be reported immediately. Guests are responsible for damages caused by misuse or negligence. 8. Waste Disposal Guests must follow local waste separation rules and dispose of rubbish in the designated street containers. Garbage must not be left in common areas or outside the building. 9. Alterations No alterations, installations, or furniture changes are permitted without written authorization from the host. 10. Personal Belongings The host is not responsible for loss, theft, or damage to personal belongings. Guests are advised to have their own travel insurance. 11. Fees A management fee of €250 per month applies. All rent and fees are payable as specified in the rental agreement. 12. Duration & Termination This is a seasonal rental with fixed start and end dates, as stated in the contract. Early termination is only possible by mutual written agreement or as provided in the contract. Rent remains payable until the agreed end date unless otherwise agreed in writing. 13. Check-out Upon departure, the apartment must be left clean, tidy, and in the same condition as at check-in.
