The Villa is a three-storey monolithic house, equipped with everything necessary for short and long holidays directly on the beach. The Villa has spacious common areas, allowing you to spend time with a large family or company, even when the weather does not allow to be outside. There are 6 bedrooms, 5 bathrooms, a spacious 2 kitchen-dining rooms and 3 large common spaces. The space The Villa is located in one of the most beautiful places of the Balkans, at the Bay of Kotor. Located on the Peninsula of Lustica directly opposite the Church of the Lord of Mercy on the island, 10 kilometers from Tivat airport. The plot has an area of more than 20 acres. It is a picturesque descent from the road leading to Krasici directly to the seabay. On the plot there is a pier for mooring a small boat and its own beach with sunbeds, equipped with stairs to descend into the sea for swimming. Fishing enthusiasts will appreciate the opportunity to fish without leaving the territory. In total, the plot is landscaped with three man-made terraces connected by landscaped paths and stairs: Beach, barbecue area with a summer shower for bathing after the sea and a platform in front of the entrance for dining, dancing and other cultural activities in the open air. The difficult terrain of the site was skillfully beaten by a landscape designer. All differences on the site are equipped with protective fences, however, we ask you to tell your children about the need to be careful when carrying out active games, and not to climb on the fence and decorative stones. On the ground floor there is a kitchen-dining room for 10 persons, a bedroom with a Queen-size bed, and a bedroom with transfofmed sofa for 2 person a sitting and reading area and two bathrooms. On the second floor there are 4 bedrooms, 3 of them with a Queen-size bed and one with a double bed for children. Also on the second floor there is a recreation area with panoramic views and transparent floor and 2 bathrooms. The children's room has its own spacious balcony. On the third floor there is a living room with a fantastic panoramic view and 2 large balconies with a table for 8 persons and a hammock for afternoon relaxation. there is new additionnal kitchen there. On the floor there is also a bathroom. The Villa is well equipped and welcomes you to participate you recriation time with it Guest access Our guests have access to everything the space of the house with the exception of one wardrobe in which to store spare linen sets, light bulbs and other necessary for the house On the plot guests have access to all the space except for storage of tools and septic tank Other things to note I would like to note that due to the fact that the Villa was put into operation only in 2019, we did not have time to plant ornamental shrubs, lawn and trees on the upper part of the plot (approximately 20% of the plot). The whole part of the plot adjacent to the sea is recultivated and ennobled.
