Sleeping areas include; 1 King Size Bed master suite (including a beautiful modern master bath, Bedroom two includes two twin beds, there is a pull out Queen size leather sofa bed and futon in the Living room. Guest access Please note that other than access to waterway in the back of the property via the floating dock, guest have access to 3 tandem kayaks, 2 stand up paddle boards, boggie boards and other flotation devices for use in the waterway, however the majority of the backyard area along with the concrete dock, it's lounge chairs, the back terrace; it's chairs and gas grill, are for the exclusive use of by the occupants of the ground floor dwelling. Other things to note PLEASE NOTE: We take pride in providing a CLEAN & SANITARY Environment for our guests. Rates vary depending on season, day of arrival and group size. There are premiums that may be added (or needed to be added) for peak holidays and or special events as well as large groups. We Do NOT allow parties, gatherings and or events at the property. Although we do normally have a 25 year age requirement for the Vacationer, we will consider and have made numerous exceptions to that requirement given we first make sure that the group clearly understands our rules and expectations. All booking requests through AirBnB are considered preliminary reservations and final confirmations are subject to the acceptance of the Terms and Conditions of the operators Application and final formal Reservation Agreement including but not limited it's cancellation policy and House Rules. We will supply you with our final formal Reservation Agreement by email within 48 hours of your preliminary AirBnB Reservation for your review and execution. If our Reservation Agreement is not executed and return to us within 24 hours after our submital, we reserve the right to cancel the preliminary Reservation through AirBnB without notice.
