A cozy and intimate double bedroom, completely independent, with private bathrooms and free wi fi. It is located in the center of the Biennale area, between the Arsenale and the Gardens: here you have splendid panoramic views of the San Marco basin (the Piazza is a 15-minute walk away), bars, restaurants, shops. You will like it for the picturesque atmosphere, the lively neighborhood, the Venetian inhabitants, the large outdoor spaces and the shady freshness of the parks. The space The studio has just been restored, everything is new and modern, but the building is very old: it dates back to the late Middle Ages! In the room there is a small living area with table and chairs, dresser, dishes and glasses of paper and plastic, mini-fridge, toaster, kettle. I provide bread, tea, coffee, sugar, butter, milk, cheese, orange juice, and so on. Here guests can make themselves a simple European breakfast or a snack during the day. But be warned: it's not a real kitchen. There is no stove and no cooking. Guest access When you book, I will send you a welcome message that contains important information for the success of your stay: I ask you to read it. I only want everything to work in the best possible way, and for this to happen, communication is important from the very first moment. Please, check your email! Other things to note The check-in is possible ONLY BY 11pm. This means that if you arrive by train, you must be at the Santa Lucia station by 10pm; if you arrive by plane, your flight must land by 9pm. If you arrive later than 11pm, even for reasons beyond your control (for example if your flight or train is delayed) the late-check-in fee will be applied: € 50 to be paid in cash upon arrival. Upon arrival all guests (including children and babies) must have an identity document with them, as required by law. The prices shown do not include the tourist tax: upon arrival you will pay in cash the tourist tax, which for 2025 is 3 € for each person for each night (excluding children up to 9 years).
