Fox In The Sand was renovated completely March 2022! Our home is located in the family friendly dog friendly coastal community of Oak Island, NC. LOCATED ON THE SOUTH SIDE OF OAK ISLAND Dr. NO MAJOR Road TO CROSS. Crossing the G.V. Barbee Bridge which is the closest to our home, a nostalgic feeling comes over you! This timeless town has attracted families year after year since the early 19th century. Our 10 miles of beach will always be our main attraction perfect for every outdoor activity The space Our beach cottage is located on the beach side of Oak Island Dr, the main east/west road which connects the two bridges onto the island. We are so close to the beach you are able to see the ocean water from our driveway and hear the waves breaking on shore while enjoying the ocean breezes from any of our 4 separate outdoor living areas ~ 2 upper balconies one located on the front of the house and one off the side door just out the kitchen, lower level backyard deck with dining table and chairs, and lower level screened in porch. Our home accommodates up to 8 people (such as 4 adults and 4 kids) fitting 2 families comfortably and has an open concept floor plan with all LVP floors and is freshly painted throughout the entire home. The kitchen is equipped with everything needed to prepare your meals including a French press or Cuisinart combo drip and Keurig coffee maker to start the day with a morning cup, pantry loaded with fresh spices and healthy oils, Krups toaster, Ninja blender to make smoothies, shakes or adult beverages, crock pot, cuisinart food spiralizer and Green pans for clean cooking. Dining table extends to fit 8 around the table plus 2 more chairs at the kitchen island. Our master bedroom includes a king pillow top mattress with ensuite bathroom and beautiful white shutters on the windows. The second bedroom offers a queen pillow top mattress with corner desk and printer. The third bedroom includes a full-over-full bunk bed with a twin trundle. Perfect for up to 4 kids and one toddler on the trundle! Our second full bathroom is located between the second and third bedroom. We allow only two dogs. No cats as we are highly allergic. Guest access Your stay includes access to the entire home (there are three locked owners closets. Tampering will result in a $500 fee) and completely fenced in back yard for your under 50 lbs dog for an additional fee of $150 and $75 for the second dog. We have a doggie door off the kitchen allowing easy in and out access. We do ask during the hot summer months to keep the main door shut. 2 dog crates with bedding are available and encourage you to use them when you leave your dogs unattended in our home. Dog toys, leashes and doggie waste bags are here for your use. Please clean up after your dog in our yard and everywhere else keeping our island beautiful. Two dogs max allowed. *Please DO NOT INSTANT BOOK if traveling with a dog and send me a message with the dog's breed and weight information. *Included in your stay are 3 ADULT BEACH BIKES for your use. More bikes are available if needed to rent on the island. *High speed wireless Internet *Spectrum wifi and cable *Smart TV's in every bedroom including 55” in living area and master bedroom *4 outdoor living areas including an updated screened in porch on the lower level with a dart board and back deck has table with umbrella and chairs for 8. *Weber Gas grill *Fenced back yard with fire pit, patio and and deck for dining *Outdoor shower with hot and cold water and shampoo to wash off after you day at the beach. There is a spray handle to wash the dog. Dog shampoo and dog towels provided (dog towels are above washer and dryer. PLEASE DO NOT USE WHITE BATH TOWELS FOR DOGS OR CLEANING. Thank you!) Other things to note OUR HOME IS NOT SUITABLE FOR YOUNG CHILDREN UNDER 5 YEARS OLD. We have a doggie door leading onto the side deck and we do not have a gate at the top of the steps. We do not have anything for young children such as a crib or high chair and our outlets and cabinets are not secured for small children. We also have some end tables that could tip if a child were to pull him or herself up on. We are so very sorry and if you do have young children but PLEASE DO NOT BOOK INSTANTLY IF YOU HAVE A CHILD UNDER 5 years old. Please message me to discuss. WE ONLY ALLOW NONSHEDDING DOGS DURING THE SUMMER SEASON. Dog fees are $150 for the first dog and $75 for the second. I will send the dog fee request separately from the booking. No cats or other animals allowed Our lower level storage area houses all the supplies necessary to enjoy a day at the beach including 6 beach chairs, beach umbrella, beach toys and a cart is available to assist with all of the above. There are also 3 adult bikes for your use. The beach air can sometime cause issues with the chains so we do provide oil in the storage area cabinet. Please contact us with any issues. PLEASE CONTINUE READING ALL OUR RULES AND RESPONSIBILITIES *Booking with us states you agree to the following....By booking with us you agree to abide by the following: OCCUPANCY ~ The number of Guests and dogs, if applicable, occupying the property is limited to the number stated on the confirmation. These limits are strictly enforced. Our home is limited to a maximum party of 8 and must be rented by and occupied by at least one adult 25 years of age or older. THE PERSON RESERVING OUR HOME MUST STAY IN THE HOME THE ENTIRE TIME. Exceeding the specified occupancy constitutes a breach in the lease agreement and will lead to termination without refund of rent and possible security deposit charges. TENANT DUTIES ~ Tenant agrees to comply with all obligations imposed by the state of North Carolina Vacation Rental Act with respect to maintenance of the premises, including but not limited to: keeping the premises as clean and safe as the conditions of the premises permit; causing no unsafe or unsanitary conditions in the common areas and remainder of the premises that Tenant uses. Tenant is advised and encouraged to inspect the property upon arrival and report any existing damage to the host or co-host. This action is extremely important to assure that the Tenant is not found liable for damage that pre-existed their arrival. Tenant agrees not to use the premises for any activity or purpose that violates any criminal law or governmental regulation and may use the premises for residential purposes only. Tenant agrees to closely supervise children and dog, if applicable, at all times while occupying the premises, including on areas such as stairs, walkways, raised decks, balconies, patios, yard, etc. Tenant's breach of any duty contained in this paragraph shall be considered material, and shall result in the termination of Tenant's tenancy. SECURITY DEPOSIT ~ Any security deposit collected from Tenant may be applied to actual damages caused by Tenant during your stay. In addition, AA&E Properties, LLC may deduct from the security deposit any cable television purchases such as pay per view events and movies. AA&E Properties, LLC shall apply, account for, or refund Tenant's security deposit within 45 days following the end of the tenancy. If booked through Airbnb or VRBO they hold your credit card for security deposit and charge you if any terms as stated in this contract are found violated requiring a deduction(s). Pet fees are not refundable. KEY ~ We will contact you a few days prior to your arrival to discuss check in. There is a front door located up the front steps, and is where the keypad can be found. The kitchen side door does have a key which is located hanging inside the door. This key also unlocks the lower storage where all the beach items are located. When exiting the home at checkout, please leave all keys where they were found, lock the kitchen door and then exit through the front door. To lock the door you must push the lock icon on the keypad. ACCOMMODATIONS ~ Tampering with Owners locked closets will result in a charge to Guest’s security deposit. Removal of any items from home that are not returned will also result in a charge to Guest’s security deposit. PERSONAL PROPERTY ~ AA&E Properties, LLC, and homeowner will not be responsible for personal items lost, stolen or damaged. Please contact us if you do think you may have forgotten a personal item. We will do our best to try and find it and return it to you, if found. PETS ~ Only dogs are allowed in the home. Any and all dogs, maximum of 2, must be pre-approved and deposit received prior to your vacation stay. AA&E Properties, LLC and the homeowner will not be held responsible for any actions, supervised or unsupervised, that may cause harm to tenants, visitors, neighbors or property. Please clean up after your pets, as deductions to security deposit will occur if pet waste is found in our yard plus also including neighbor’s yard. Excessive dog hair inside the home could also result in additional fees. Pet fee/deposit is not refundable. FURNISHINGS ~ The owner has furnished the unit with basic needs for housekeeping, cooking, etc. Tenants are not permitted to move furnishings, and are expressly prohibited from taking interior furnishings outdoors or on exterior decks, balconies and patios. Water and electricity usage on the island is expensive. Please conserve water usage during your stay. Any above normal wear and tear on the home, furnishings, and items provided by the owner for your comfort and ease of use can be charged from your deposit if abuse is found. Excessive water and lowering AC, opening windows or doors for any extended time or increasing heat pump use may also be charged to your deposit. If traveling with a dog who enjoys lounging the furniture, we do ask you bring a blanket or sheet to cover and protect the couch or bedding. You will be charged for any damage or dog debris left on furniture. TENANT RESPONSIBILITIES DURING STAY ~ Tenant shall comply with all laws and keep the premises clean and safe, including locking the doors whenever leaving, during their stay. Please read and refer to our guest book located in the home upon arrival. Most common questions can be found in our book. We also have information about the area on the Airbnb listing page. Tenant is advised to inspect the home upon check-in and report any damage that exists upon their arrival. This will assure that the tenant is not held responsible for damage that was pre-existing on the property. Dispose of all garbage and properly use the town trashcans as provided and required. Please place the trashcan and recycle bins at the street on the days indicated in the guest booklet for trash day pickup. Keep the plumbing free of toys and other foreign items. Tenant is not to allow or cause damage to premises. Report all damages and problems to the owner. IN CASE OF STORM/EVACUATION TENANT SHALL: (1) Lock all windows and doors. (2) Take porch/patio furniture inside or otherwise secure as well as possible. (3) Close all blinds. (4) Secure outside trashcans into locked storage area. NO SMOKING ~ *Notice: Smoking of any type of products including vaping is prohibited inside the home including ALL exterior living areas, porches, balconies and screened in porches, no exceptions. Smoking in any of these areas will result in an automatic forfeiture of entire security deposit. Please dispose of cigarettes in trash containers ensuring they are properly extinguished. Any cigarettes not disposed of properly and found on and around the property will result in security deposit deductions. SUBLETTING OR ASSIGNMENT ~ Any other guest staying in the home other than listed and preapproved will result in immediate evection and loss of deposit. PREPARING THE HOME FOR CHECK-OUT ~ Please follow check out directions as listed in guest booklet. Please place all WHITE TOWELS AND SHEETS LINEN BAGS. All beach towels, colored towels, blankets, comforters or anything labeled FOX stays in the home. Failure to follow check out procedures can lead to a charge to guest security deposit. Check out is by 9 a.m. Indemnification and Hold Harmless, Right of Entry, Assignment ~ Tenant agrees to indemnify and hold harmless AA&E Properties, LLC and the owners from and against any liability for personal injury or property damage sustained by any person (including Tenant's guest and any minors) as a result of any cause, unless caused by the negligent or willful act of AA&E Properties, LLC or the owners, or the failure of the owner to comply with the Vacation Rental Act. Tenant agrees that AA&E Properties, LLC, the owner of and their respective representatives may enter the premises during reasonable hours to inspect the premises, to make such repairs, alterations or improvement thereto as the owner may deem appropriate, or to show the to prospective purchasers or tenants. Tenant shall not assign this Agreement or sublet the premises in whole or part without written permission of AA&E Properties, LLC. Governing Law, Venue ~ The parties agree that this Agreement shall be governed by and construed in accordance with the laws of the State of North Carolina, and that in the event of a dispute, any legal action may only be instituted in the county where the premises is located. Fair Housing - AA&E Properties, LLC conducts all business with respect to race, color, religion, gender, sexual orientation, national origin, handicap, or family status of tenant. Upon booking, the renters and anyone in their party hereby agree to the above listed vacation policy and warrant that they have read, understand and agree to the terms and conditions of this application, and agree to abide by homeowners/agents/association restrictions on use of said property. They further understand and represent that they are executing this application on behalf of all parties that will be staying on the premises.
