Exclusive use of the sun terrace, a relaxing and sustainable environment The space Cozy apartment on the second floor of a villa, perfect for a couple but also suitable for a third guest. The space is small but functional: the living room has a double sofa bed, a fully equipped kitchenette, a dining table, and a smart TV. The accommodation is completed by a double bedroom and a modern bathroom with a walk-in shower. The sun terrace, for private use, is accessible via a flight of external stairs and is equipped with a table, sun loungers, an outdoor shower, a sofa, and an umbrella. The apartment is an independent housing unit and is not shared with other guests: it is for the exclusive use of those who book, even if it is located inside a villa that could be inhabited. (Inside the apartment, there is a closed security door that separates it from another area of the villa, which is not accessible to guests.) The apartment is equipped with an ecological fan coil air conditioning system, which is only active when the outside temperature exceeds 24 °C. The use of the heated hot tub, located in the garden, is also available on request. It can only be used in the period from May to October, compatible with the weather conditions, upon reservation at least 24 hours in advance. Use is allowed for a maximum of 2 hours per day, at times between 3:00 pm and 12:00 pm (e.g. 3:00 pm – 5:00 pm, 4:00 pm - 6:00 pm, until 10:00 pm -12:00pm). For safety reasons (external stairs and sun terrace accessible via an additional ramp), the accommodation is not ideal for children under 10 Guest access Guests have exclusive access to the entire apartment shown in the photo, including the sun terrace, which is for private use. The garden is not accessible, except for the driveway needed to reach the apartment. The apartment is on the second floor, and access is via stairs (there is no elevator). The accommodation is not shared with other guests and guarantees full privacy. Other things to note • The hot tub is available exclusively from May to October, compatible with the weather conditions, and must be booked at least 24 hours in advance. Use is allowed for a maximum of 2 hours per day, at times between 3:00 pm and 12:00 pm (e.g. 3:00 pm – 5:00 pm, 4:00 pm - 6:00 pm, until 10:00 pm -12:00pm). • The double bed is prepared as standard. If you have different needs (for example, you prefer to use the sofa bed), you will need to let us know at least one day before check-in, so that we can arrange everything in the best possible way. • Please note that, with the sofa bed open, the living room may be small. For this reason, we recommend using the sofa bed only in case of real need, especially for longer stays. • The apartment is in a villa where 2 dogs also live: not suitable for those who are afraid of animals. • To protect the serenity of our little four-legged inhabitants, we cannot accept other animals. • You may not invite people outside the reservation or organize parties or group dinners unless agreed with the host. • Separate collection obligation. For short stays (less than 3 nights), you can leave the separated waste inside the apartment. • At check-in, the signing of a tourist rental contract and the presentation of the identity documents of all guests will be required.
