The space is small but functional: the living room has a double sofa bed, fully equipped kitchenette, dining table and Smart TV. A double bedroom and a modern bathroom with walk-in shower complete the property. The sun terrace, for private use, is accessible by a flight of external stairs and is equipped with a table, sun loungers, outdoor shower, sofa and umbrella. The apartment is an independent living unit and is not shared with other guests: it is for the exclusive use of those who book, even if it is located in a villa that could be inhabited. (Inside the apartment there is a closed armored door that separates from another area of the villa, not accessible to guests.) The apartment is equipped with an ecological fan coil air conditioning system, active only when the outdoor temperature exceeds 24°C. Use of the heated hot tub located in the garden is available on request. The tub can be used from May to October, weather permitting, with a reservation made at least 24 hours in advance. Use is allowed for a maximum of 2 consecutive hours per day, during the time slots between 3:00 p.m. and midnight (e.g., 3:00 p.m. to 5:00 p.m., 4:00 p.m. to 6:00 p.m., up to 10:00 p.m. to midnight). Note: In May, June, September, and October, we recommend the last time slot, 7:00 PM to 9:00 PM, as the evening temperatures in these months can affect the water temperature. For safety reasons (external stairs and sun terrace reachable via an additional ramp), the accommodation is not ideal for children under 10 Guest access Guests have exclusive access to the entire apartment shown in the photo, including the sun terrace, which is for private use. The garden is not accessible, except for the driveway necessary to reach the apartment. The apartment is on the second floor, and access is via stairs (there is no elevator). The accommodation is not shared with other guests and guarantees full privacy. Other things to note • The hot tub is available exclusively from May to October, compatible with the weather conditions, and must be booked at least 24 hours in advance. For this reason, we recommend using the sofa bed only in case of real need, especially for longer stays. • The apartment is in a villa where 2 dogs also live: not suitable for those who are afraid of animals. • To protect the serenity of our little four-legged inhabitants, we can't accept other animals. • It is not allowed to invite people outside of the reservation or organize parties or group dinners if they do not arrange with the host. • Separate collection obligation. For short stays (less than 3 nights), you can leave the separate garbage inside the apartment. • At check-in, the signing of a tourist rental contract and the presentation of the identity documents of all guests will be required.
