Our five holiday homes create brilliant group accommodation for groups and families wishing to holiday together but who still want their own space. The five holiday homes are set in the heart of the beautiful Hampshire countryside with wonderful views across a peaceful valley. They are a rural haven for visitors but only 10 minutes from Petersfield, with fantastic road and rail connections for London and Portsmouth. The space Rose, Stable, Edward's and Louisa's Cottages are all situated together in a terrace. Barn House, our newest holiday home (opened in July 2023) sits approx. 1/4 mile from the other houses and is an easy 3-5 minute walk away. Rose Cottage, Stable Cottage and Edward's Cottage are all identical in regard to size, layout and bed spaces. These three cottages sleep 8 people. Louisa's Cottage is a smaller property, sleeping 5. Barn House sleeps 9 people. WHEN RENTED TOGETHER, THE FIVE HOUSES CAN SLEEP 38 IN TOTAL. Dogs are welcome at our cottages at a fee of £30 per dog per stay. All three larger houses (Rose, Stable and Edward's) offer a huge communal, open plan kitchen and living areas, with two ground floor bedrooms leading off from the living areas and stairs from the sitting rooms leading to the playrooms/bedrooms upstairs. Visitors can stow muddy wellies in the undercover porches before walking into the huge living areas. Stretching the entire width of the barn, these large rooms open out through French windows onto private terraces and gardens with garden tables and chairs. Smart televisions will keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi. Utility rooms with washing machines and tumble dryers lead off from the kitchens which in turn lead to well ventilated shower rooms. Two double bedrooms also lead off from the kitchen/living areas, the master bedrooms having ensuite bathrooms with large bathtubs perfect for soaking in after a long walk. All bedrooms have televisions. Children will absolutely love their playrooms at the top of the property. Accessed by stairs from the sitting rooms, children will have their own space to create chaos and noise. There is ample space in the upstairs rooms to accommodate up to four additional people on two single beds and one double bed. Louisa's Cottage, the smaller property, has two bedrooms - one large double downstairs and a bedroom upstairs (better suited to children). Louisa's Cottage has a great open plan kitchen/living/dining area and a family bathroom. There is a super king bed downstairs and a small double bed, single mattresses on the floor and a single bed upstairs. Barn House was completed in July 2023 and offers guests bright, modern accommodation with outstanding views across the valley. There are four bedrooms in total with space for 9 guests. After walking in through the under-cover entrance, you will walk into the bright, well equipped kitchen, dining and sitting area. Stretching the entire length of the property, this large room opens out through bi-fold doors onto your own private terrace and unusual garden area complete with garden tables and chairs. A large smart television with apps such as Netflix will keep you entertained on those horrible rainy days. It goes without saying that guests have use of free Wifi. The master bedroom is a huge upstairs room with wonderful views across the Hampshire countryside. Rest easy in the super king size bed and keep younger children sleeping close if you wish on the single bed. There is a smart television for lazy mornings and tired evenings! The second upstairs bedroom has three single beds – a fun space for children to gather away from their parents. Both upstairs bedrooms share a bathroom with loo, basin and shower over the bath. Downstairs, you’ll find a double bedroom with king size bed, smart television and ensuite bathroom with loo, basin and shower over the bath. The last bedroom is a tiny box room with a futon that can be pulled out to make a bed for one person (comfortably!) or two people (at a squeeze!). There is a washing machine in the cupboard under the stairs and an airer for drying. There is also a separate small loo at the entrance to the property. There is no extra charge for use of a travel cot, stair gate and high chair as required. Please contact us for information and to discuss your requirements. Other things to note Please note, Stable Cottage, Rose Cottage, Louisa's Cottage and Edward's Cottage are situated on a rural smallholding. Whilst the interior of the properties is beautiful, we would like to make it clear that, at present, the exterior is still a work in progress. This does not detract from the overall glorious setting. Please note that all four holiday properties are adjacent/joined to one-another. Each house has its own private patio and garden but the parking is shared. Due to the proximity to one-another and also to our house, you will be staying next door to children and animals (and sometimes noisy adults!). We are a laid-back set-up which very much caters for families so if it is absolute peace and quiet you're after, you may want to look elsewhere!! Edward's Cottage and Louisa's Cottage are at the 'ends' and Stable Cottage and Rose Cottage are in the middle. Barn House is approx. 1/4 mile from the other cottages. In Rose, Stable, Edward's and Louisa's Cottage, there is no door that separates the upstairs bedroom from the downstairs bedroom. A car is absolutely essential if you are staying at Downlands Farm. The nearest decent shop in Petersfield is a 10 minute drive away. Due to our rural location, mobile phone signal and the WIFI connection can sometimes be weak.
