3 bedroom, 2 living room 2 bathroom conversion 165sqm+. In the centre of a village surrounded by beautiful scenery, beaches, walking and cycling routes. Very well equipped with lots of space and all amenities are close to hand. This is truly a great place to relax or to use as a base for a beach or countryside holiday. Easy and fast access to all sports and scenery and 10 minutes from the famous La Franqui and Leucate beaches, Narbonne 20min, Carcasonne 50min, Barcelona 2.5 hr. The space A three bedroom home hidden in the centre of the old village. It has all modern conveniences and the modern property retains its village character hidden within the restored stone perimeter walls which also feature within the home. Roquefort Des Corbieres is a perfect location for a relaxing getaway holiday or as a base from which to go visit other nearby locations like Narbonne, Sigean, Leucate, La Franqui or Perpignan. This modern and private living space hides behind the restored ancient stone wall exterior of the property. Located on a quiet residential street the property is south facing with a secure private exterior living space to the front. THE HOUSE: There are wooden floors throughout the multi level property to facilitate dust allergy sufferers and please note that this is a NO SMOKING permitted property. When you enter the property through the old original facade you are greeted by the patio living space in front of a bright modern building. The patio has built in seating for eight and lots of cushions are provided. There is a large outdoor dining table with six chairs and a further two fold up chairs are also provided. There are also four folding sun chairs and a removable sun shade sail provided on the split level patio. There are double sliding glass doors leading from the outdoor living space to the indoor living space. The house is large and it is set up to be extremely comfortable and spacious for a group of 6 people, although the house can accommodate eight. There is a dual function air conditioning unit on each floor and there are wall mounted radiators in bedrooms 2&3 and heated towel rails in both bathrooms. The entire ground floor of the property has an expansive glass frontage with sliding doors looking onto the private front patio areas. The ground floor consists of an open plan modern and fully equipped kitchen with sink, dishwasher, oven, induction hot plate, toaster, kettle, ground coffee machine and a small under the counter fridge ( there is a second fridge on the property) and a Tassimo coffee pod machine, etc. The dining table seats six people (two additional folding chairs are provided) and there is also a comfortable sitting area with couches, lamps and storage and a bluetooth radio and CD player. This area also has the benefit of dual function air conditioning. The expansive lower ground floor is accessed by an open stairs leading from the ground floor into a lovely comfortable open plan television room with, tv , dvd, Apple TV and chrome cast player, it too has couches, tables, lamps, storage and air conditioning with a glass brick window area that includes an opening section. On this level is bedroom 2, a good sized bedroom with a double bed , bedside lamps, dressing table and chairs as well as heating, fan and also a separate walk in wardrobe / dressing room with clothes rails and storage areas. This bedroom has a large glass brick wall area with an opening section that can be covered with a roller blind. Our neighbours area is on the other side of this Glass wall and they sometime serve breakfast in the area outside the window so some conversation and noises may be heard on occasions from next doors outdoor breakfast dining. Bedroom 3 is also on this level and it has two sets of bunk beds (4 beds) lamps, a wardrobe and chairs, heating, a fan and a chest of drawers, we call it the kids bedroom. Natural light from outside is provide to this room by a large door sized glass window which has no opening, however the room is vented to the exterior in two different places. The beautiful modern main bathroom on this floor level is fully tiled and has a large shower area in addition to heated towel rail and toiletries storage areas. Also on this floor is a laundry room with a washing machine and and an area where ironing and cleaning equipment are stored. There is also a second fridge in this storage area beside the tv room. The first floor is accessed by an open staircase from the open plan ground floor. On the first floor is a bedroom one, a very large bright room with a double bed, clothing storage and chairs. This bedroom looks over the front terrace of the property and has the benefit of an outdoor staircase leading from the bedroom to the main terrace on the ground floor. This bedroom has its own dual function air conditioner. The main bedroom also has its very own private terrace area accessed from the bedroom. This private terrace area has a view of the cliffs that are the villages famous backdrop and on this terrace there is a comfortable outdoor seating area for four provided with cushions. There are a few steps leading up from the main bedroom to its own private bathroom with a shower cubicle, a sink with storage area and a toilet, there is also a heated towel rail. There is a further small terrace accessed from this bathroom and this terrace is a refreshing hot and cold outside shower area with a multi function shower fitted. We fell in love with this area because of its many attributes including the options of relaxation or adventure on the doorstep. We think that we have achieved our aim and created truly comfortable accommodation in a convenient and peaceful location. The property can sleep eight as it has 2 double beds and 2 x 2 bunk beds and we find that it is extremely comfortable and better suited for 6 people. We do not consider the property as suitable for young children or those with mobility issues due to the different levels and stairs on the property. We have included many photos of the property so we hope that you can get a good sense of the property from these photos and our description combined. Please note: Bed linen and towels are included in the price for the number of guests that you select and pay for. One week minimum stay. IMPORTANT note: This is a no smoking property and smoking on the property will mean a forfeit of any deposit. Saturday to Saturday rental. Check in from 1700hrs, check out before 1100 hrs. Easily accessed by autoroute and with a nearby train station at La Franqui and easy access to international airports such as Perpignan 30mins, Bezier 45min, Carcassonne 45 min and Girona 90 minutes from the House. The village is surrounded by vineyards and is famous for its wine, walking and the Narbonne natural park area which it lies within. The beach at La Franqui which is world famous for water and wind sports including Landsailing and Kite and windsurfing is a 10 minutes drive away with marinas an aqua park sailing and teleski at Port Leucate a little further about 20mn. The famous African Reserve Park at Sigean is just a very short drive away. Snow skiing is 2 hours by car from the property and Barcelona at 2.5 hrs away is an easy day trip by car. The village has all necessary shops and services including restaurant and bar, the town of Sigean is only 5 minutes away if you prefer fast food and supermarkets or the super large Retail Park at Claira near Perpignan is 25 minutes away. The area is a sporting paradise on water or land and relaxing or activity is possible in the one holiday ! Guest access The Entire Property of over 165sqm which includes two lounge areas and three showers is accessible to guests. Other things to note 7 night minimum stay & Saturday to Saturday bookings only, sorry ! Family bookings only please, and no parties are permitted . Strict No Smoking policy, please respect this or lose your damage deposit ! Guests are asked to please make themselves feel at home and keep the house tidy like at home during their stay, before checking out guests are required to please ensure that all kitchen appliances and kitchen utensils they used are cleaned. As there are a number of stairs and levels in this property as you can see in the photographs, it is not regarded by us as suitable for very young children or for those with mobility restrictions. There are many festivals to attend in the village during the summer months and it has a charming atmosphere. Butcher, Baker, Grocery shop a Bar and restaurant are available in the village.
