The space You can have lunch and dinner on 2 covered or uncovered terraces, with panoramic views of the bay of Algajola and the mountains, populated by its medieval villages in eagle's nest. Parking in and next to the property for several vehicles, ping pong table, private petanque court by the pool. Lavatoggio, a village in the heart of Balagne, close to the sea but in the countryside, sheltered from crowds and traffic jams, in the gentle quiet, 5 minutes walk from a renowned restaurant in an old oil mill, 15 minutes from Calvi and Ile Rousse, 10 minutes from sandy beaches and water activities. Swimming pool open from 05/17/2026. About the rooms, the master suite with bathroom has a bed x 160 the 2nd bedroom has a bed x 160 the 3rd bedroom usually has 2 x 90 beds (with the possibility of adding an extra bed x 90) but can also be transformed with 1 x 180 bed. Sheets are provided (beds made) and 2 towels per person Guest access the entire property and therefore the entire accommodation are accessible. Other things to note Terms and Conditions of Rental 1: contract reserved for the use of vacation rentals excluding any professional activity. The total or partial subletting, the assignment of the lease to third parties are strictly prohibited, resulting in the immediate termination of the rental at the fault of the tenant. 2: Conclusion of the contract and payment: The reservation becomes effective as soon as the tenant has returned to the owner a copy of the signed contract accompanied by the payment of the deposit of 25% of the amount of the stay. The balance of the rent must be paid 15 days before check-in. Charges not included in the rent must be paid before or at the end of the stay. 3: Security deposit and condition report: The tenant will pay no later than upon arrival (7 days before if bank transfer) a security deposit in addition to the balance of the rent in the amount of one thousand two hundred euros (€1,200) intended to cover any rental damage (damage to the accommodation or outside of the property, theft or damage caused to the movable property furnishing the accommodation). In the absence of rental damage, the security deposit will be returned to the tenant within a maximum of 7 days after departure. In the event of rental damage, the security deposit will be returned within a maximum period of 1 month, the expenses incurred in repairing the damage suffered deducted, justification and invoices in support and depending on the condition of the premises on entry and exit as well as the inventory of furniture and various equipment, which may be made either in the presence of both parties or without the presence of the lessor or their representative (for various reasons of time or arrival or departure times). In the latter case, a condition report and inventory of furniture and equipment will be made available to the tenant upon arrival, who will then have 24 hours to check and report any anomalies found. After this period, the leased property will be considered free of damage and the inventory of furniture and equipment in accordance with the tenant's entry. The latter will establish the exit inventory alone, check the inventory and send it to the owner on the day of departure, who may dispute this inventory within a period of time until the arrival of the next tenant within the limit of 48 hours. 4. Use of the premises: The owner will provide the accommodation as described and will maintain it in a serviceable condition. The tenant will make peaceful use of the rented accommodation. He undertakes to inform the owner as soon as possible of any breakdown, damage, incidents or malfunctions. He will maintain it in a good state of cleanliness and make it as clean as he found it. In the case of the cleaning included in the rent, the tenant must use the house in a normal and reasonable state of maintenance and return it in a respectable state of current use (no exceptional dirt or excessive stains). Everything related to the kitchen, its utensils, appliances, equipment, dishes & cutlery must be clean and tidy as on arrival. The barbecue should be cleaned and the grill clean. Any breach of these conditions of respect and maintenance will result in an invoice to the tenant. The installation of tents or parking of trailers on the property grounds is prohibited and will result in the immediate termination of the rental contract. The number of tenants cannot be greater than the maximum capacity indicated on the description (unless waived by the owner with an increase in rent). He will have to respect the neighborhood. Pets are not allowed on the property. The tenant is responsible for the use of the internet access made available to them during their stay. 5. Termination: any termination of the rental agreement must be sent by registered mail with acknowledgment of receipt, the date of receipt being taken as proof. At the initiative of the tenant: in the event of cancellation before check-in, the deposit remains with the owner, i.e. 25% of the amount of the stay. Between 30 and 16 days before the start of the stay, the owner can claim 75% and up to 100% of the amount of the rent if cancellation 15 to 1 days before the start of the stay. The owner can offer cancellation insurance when booking the stay. If the tenant does not show up within 24 hours of the arrival date indicated on the contract, the rental contract is canceled and the owner can dispose of their rental and the total amount of the stay remains with the owner. In case of early interruption of the stay by the tenant and if the responsibility of the owner is not in question, no refund will be made, except for the security deposit. At the initiative of the owner: In case of cancellation by the owner, the latter pays the tenant the full amount paid. When the termination of the contract by the owner occurs during the duration of the stay, it must be duly justified (non-payment of rent, bad check, proven deterioration of the rented premises, complaints from the neighborhood...). This termination, notified by the owner to the tenant (registered mail, notification delivered by hand to the tenant...) entails the departure of the tenant within 2 days of the date of receipt of this notification. In this case, regardless of the cause of termination, the full amount of the rent remains with the owner with possible retention of the security deposit (see dedicated paragraph) 6. Insurance: The tenant is required to have insurance covering rental risks. They must check whether their main housing contract provides for the "resort" extension (vacation rental). If not, they must take out a special contract. The owner may offer "vacation rental" home insurance. An insurance certificate will be requested from the tenant before entering the premises. 7. Domicile: For the execution of this contract, the owner and tenant elect domicile in their respective domiciles, indicated in the header of the contract.
