Part of the floor is covered with wood-look porcelain tiles by Kerama Marazzi, the rest — high-quality laminate. 🛏 A double bed with a premium 160×200 cm mattress ensures restful sleep. 🛋 There’s a comfortable sofa for relaxation, and across from it — a smart panel with YouTube (no regular TV channels), perfect for watching videos or listening to music. 🍽 The kitchenette is equipped with a stovetop, mini-fridge, microwave, electric kettle, coffee maker, and all the necessary cookware and utensils for cooking and serving. Pots and pans by Brabantia are also provided. 🚿 The shower is combined with the toilet. 🧼 The bathroom includes a washing machine and well-designed sanitary ware from renowned European brands: Gröhe, Geberit, and Pozzi Ginori. The space is finished with quality ceramic tiles. 🌿 A spacious balcony with a small table and two cozy chairs — perfect for morning coffee or a glass of wine in the evening. The balcony is visually separated from the neighboring one by large planters with lush greenery. 🔥 The entire studio has underfloor heating, and the main room is equipped with air conditioning — for comfort in every season. 📶 Free Wi‑Fi is available throughout the apartment. Guest access 🔑 Guests have full access to the apartment. 🏡 They can also enjoy the shared courtyard — perfect for relaxing or parking. 🚗 The yard is gated with two barriers; parking is available both inside and outside. 🎾 Across the street are tennis courts and a large fitness center 🏋️‍♂️ — available for use at an additional cost. Other things to note 💧 The apartments are equipped with German-made reverse osmosis filters, but they are currently not in use. 🥖 The nearest bakery and a small grocery store are located on Simon Chikovani Street. The most convenient way to reach them is by taking the lower path and using the chip key to open the side gate. ⚠️ There may occasionally be planned or emergency outages of water, electricity, or internet. Electricity and internet are usually restored quickly — within a few minutes to a few hours, while water may very seldom be unavailable for up to 24 hours. Unfortunately, this is beyond our control. 🧻 We provide one roll of toilet paper, as well as shampoo, soap, shower gel, and cleaning supplies — in the quantity available in the apartment upon check-in. 🚫 We do not provide slippers, tea, coffee, laundry detergent, salt, sugar, or other consumable items — guests are expected to purchase these themselves. 📝 By booking the apartment, guests confirm that they have read and agreed to these conditions.
