This two-level gem boasts an open living area with charming nooks, large windows, a fully equipped kitchen with a dishwasher and induction stove, two roomy bathrooms, and two bedrooms, each featuring a dressing room. One bedroom offers direct access to a cozy bathtub. Two under-stair nooks reveal, perfect for remote work, reading, relaxation, or play. Upstairs, two unique attic spaces await, ideal for unwinding, meditation, sleep, or quality time with your kids. Each bedroom offers a balcony with views of the mountains, woodlands, citadel, and the surroundings. The entire apartment features comfortable floor heating, remotely regulated by the host via the internet (thermostat). For summer comfort, we have AC. For your comfort, the walls of both dormitories are soundproofed to prevent noise from neighboring rooms. We offer Ethernet, Smart TV, and Netflix with a private account. ❂ IMPORTANT ❂ Please note our moderate cancellation policy: a full refund if canceled 5 days prior to arrival. Kindly select the correct guest count when reserving. For 2 guests (infants included), access is granted to one bedroom with a bathroom. The second room can be unlocked for an extra €15/night upon request. Groups larger than 2 (over 2 years) will have access to both rooms. If you have infants under 2, you can use the second room or request a travel bed with an additional charge. Please be aware that providing false information regarding the number or age of guests may result in fines or other consequences in accordance with both our policies and Airbnb’s. Our home has a classification certificate from the Ministry of Tourism, rated with 3 stars. Certificate Nr : 42015 Guest access This will be your private loft. It has a self check-in/ check-out system (lockbox). Guests will be able to access it 24/7. (Check in 3PM-10PM) Other things to note *Respect Like many air bnb apartments, also this one, is located in a building with residents. Please respect their privacy, space and spirit. *Occupation rates We've implemented occupancy rates for our 120-square-meter apartment to accommodate both couples and larger groups. When only two people book, we typically close one bedroom to control costs. Preparing both bedrooms for every booking would increase cleaning, laundry, and resource expenses, driving up prices and making it less affordable for couples or smaller parties. However, we do offer the option for two people or a couple with an infant to access the second bedroom, albeit with an additional charge. This approach maintains flexibility in accommodation choices while ensuring fair pricing for all our guests. * Heating indoor The underfloor heating is set by the host to a comfortable temperature of 20.5/22 degrees. However, on colder days, the system faces challenges in maintaining an indoor temperature above 22.5/23 degrees for maximum comfort. Expecting very high indoor temperatures in winter strains resources and is not environmentally responsible. Balancing comfort with energy efficiency is crucial. *Long term cleaning Please note that for longer stays (more than 14 days) an intermediary cleaning would be needed weekly payable by the guest at the standard Air bnb price. * Sleep arrangements/standard occupancy Our home has a standard occupancy rate of 4 people but can accommodate up to 5 upon request, for an extra charge (15 Eur/night/adult or child).
