Especially one which accommodates larger groups so well - No photos can fully prepare you for the extraordinary seascape before you, the moment you step out of the front door, or looking out from front windows of the house - direct beach access without crossing any road - Panoramic views along spectacular Jurassic coastline. 140 million year old fossils literally falling out of the cliffs at some locations, which can often be found walking along beach below WEYMOUTH IS A WONDERFUL RESORT - Weymouth has an amazing warm and sunny microclimate - more hours of sunshine each year than any other resort in England except Eastbourne - 9 hours a day average in July - When a large tide comes in gently over warm sands on a hot windless day we have measured up to 23 degrees sea temperature, at 1 metre depth! - In Summer, watch what's happening out on the water - yachts, dinghy, fishing boats, pedaloes, paddleboards - In Winter, enjoy the wild beauty, beach to yourselves, watch kite-surfers jumping huge waves BEST LOCATION IN WEYMOUTH (WE THINK) - NO road traffic! Safe access to the beach at all times, walking on pavement at end of cul-de-sac. NO rumbling lorry or bus noise from the main seafront road (it runs behind our hill). Almost every other seafront property in Weymouth is on a busy and noisy road - Check us out on Google Maps - DT4 7RW. We are right at the end of Brunswick Terrace, a quiet culdesac leading onto a wide, car-free promenade - Great restaurants and cafes very close by WHOLE THREE STORY HOUSE IS YOURS - The entire accommodation is for your group on an exclusive basis (apart from locked store rooms) - See detailed floor plan in the photos - used to be a guest house, full of historic features, built in 1842 - Maximum of 14 people per booking PERFECT FOR VIRTUAL WORKING / FAST CONNECTIVITY Very fast bandwidth - fiberoptic to house is around 700mg / second - which results in around 150mg per second from the 5 Wifi Routers. If you need to, the library is a perfect location to make Zoom calls etc. PERMITS FOR PARKING - Unrestricted parking in our road on seafront out of season but 1st June to 30th September one hour only except 5pm to 11am. - We provide 2 parking permits for use in St John's Church car park close by (except Sunday mornings and occasional Weddings / Funerals). Guest access - Please note that property price varies with your group size - for larger groups a small extra charge for each guest above 8 people is automatically included in the price shown - Maximum 7 double bedrooms available (for 12 adults / 2 children but 7 couples can be accommodated (or 4 couples and 3 single people each having their own room etc etc) - Maximum 9 separate beds including singles and doubles (configurations can be varied a little - please ask) - 6 bedrooms ensuite, 3 with spectacular sea views - Hotel kitchen – fully fitted out to self-cater for up to 14 people - For families we can provide a travel cot, high chair, booster seats, child toilet seat etc - We also provide buckets and spades, wind shield for beach, tennis rackets, badminton, basic set of golf clubs and two fold-up bikes (used at own risk) - Only members of your formally booked group may use our seafront facilities. No other people are permitted on the premises at any time - This is an 1842 period house, full of character, charm and history, with ensuite showers in 6 out of 7 bedrooms. We have now installed power showers on top floor - were problems with low water pressure - Accommodation is over four floors and the stairs are quite steep - see the picture which is a floor layout and another of the staircase. There is a bedroom on the first floor, for those who find loads of stairs difficult - The upside of the four different floors and split levels front and back of house, plus the fire doors, is excellent sound-proofing between different households etc, in your group. A big shout in the hall at the bottom of the house can hardly be heard at the top or on second floor even! - If you have small babies or young children, do think about bringing baby alarms. (There is usually also one in the house). Full Services Option – chef and / or housekeeping - Catered options may be available by negotiation depending on your dates eg breakfast each day, or evening meals or both, or full catering, or one evening only etc – chef uses hotel kitchen so there is no disruption to the rest of the house - Cleaning – daily cleaning can be arranged at extra . For two week bookings we ask you to make your own arrangements with our cleaners for a mid-holiday clean Other things to note There is a floor plan in the set of photos of the house, to give you a general idea of how the house is laid out. Bedroom 1: Super King bed – original low sash windows with view from bed over the sea. Ensuite with same view. You will hear the waves, as sea comes up quite close to the house at high tide. Bedroom 2: Double bed. Rear courtyard view, ensuite. Very quiet, double-glazed, snug room - even on wild and windy days. Bedroom 1 and 2 are on 2nd floor with own lobby separated from landing by separate door. Bedroom 3: 2 single beds, ensuite – rear courtyard view. Fine for two children etc. Bedroom 4: Double bed, ensuite – rear view from large double-glazed window of other houses / statue of Queen Victoria. Bedrooms 3 and 4 are on 2nd floor at back of house, with own entrance / lobby and feel separate from rest of house. Bedroom 5: 3rd floor - double, ensuite, spectacular sea and beach views from wide dormer, double-glazed window with side windows. Bedroom 6: 3rd floor - double ensuite, spectacular sea and beach views views, from wide dormer double-glazed window with side windows. Bedrooms 5 and 6 do feel in a peaceful world of their own, right at the top of the house, looking down on the rest of the world up and down the seafront, the beach, and right out to sea and distant headlands. Bedroom 7: Single on 1st floor with extra pull out bed. Ideal for one adult or two children. Own basin, rear courtyard view. Immediately adjacent to separate shower room - Library of hundreds of books - novels, thrillers, history, travel, health and wellbeing etc - large mahogany table, ideal for board games, or large jigsaws. This room is also an excellent place for “office at home” - if you need to do a conference call etc. - Large number of games, toys and activities for wide age ranges including adults. - First floor living room - when this seaside house was originally built, the usual pattern at that time to create the best rooms on the first floor, for views and privacy. Huge bay window, lots of comfortable seating and period furniture similar in age to the house itself. Very large TV. Ground floor - 30 foot dining room with stunning views from large bay window, two 3 seater sofas, table seating for up to 14 in various configurations, ultra-modern kitchen area for serving up / preparing light meals (microwave / oven / induction hob / dishwasher) - Cosy "owner's" sitting room / den with piano / TV / wide range of computer games / several consoles / BlueRay / DVD (and loads of films) - Hotel Kitchen and utility room – full facilities to self-cater for larger groups - food mixers, very large pans and so on. Fridge, freeze, 6 ring cooker range - with two ovens. Dishwasher, washing machine, dryer. However (!) with many reasonable priced restaurants, and take-aways, no need to cook. - Bathroom and toilet on ground floor (full size bath - ideal for children coming off the beach / out of the sea. - 8 ensuites / bathrooms on 4 floors - but note this 1842 period house is "quirky" - with many original features, so some bedrooms and ensuites are quite small (and as mentioned elsewhere, water pressure is probably lower than you are used to on the top floor), tho we have tried to improve this with small water pumps for each shower. - Patio – very small rear area, garden seat. This area is not suitable for children as access is via a shed which is full of tools and equipment etc. (The beach is your “garden” in this house!) - Access: 5 steps to front door; one bedroom to rear of first floor on half landing. Lots of stairs to rest of bedrooms - unsuitable for people who find stairs a challenge! However, once out of the front door, the promenade is flat, and you can have a coffee at the beach cafe a few steps away. The trackless train up and down the promenade is ideal for grandparents, running from nearby to the harbour. - In shed you will find beach buckets and spades, large tarpaulin for sandy beach, sun parasols, tennis rackets and balls ( 4 courts 400m away, free most of year, £5 / hour high season), badminton rackets, cricket set, a few golf clubs (driving range, full golf course and a mini-course just over a mile away). - As a hotel, it is illegal to smoke anywhere on the premises. Guests will be charged £100 for every room that has to be cleaned if contaminated by smoke. - We charge a cleaning / laundryfee which is much less than it usually costs us per letting - and this is a large house to keep spotlessly clean.
