Other things to note Any guests bringing pets must abide by our associate pet policy: Household Pets Only: Defined as domesticated dogs, cats, rodents, fish, turtles, caged birds, or other domesticated animals commonly accepted as household pets. Rental Units: Owners who rent their property are responsible for communicating this Pet Policy to guests who rent/use the unit. Rules and Regulations: Pet owners are responsible for any damage, injury, or excessive noise caused by their pets. Dogs must be kept on a leash and under control of the owner while on the property. Dogs are not permitted in the Association pool or spa areas. Dog owners must clean up after their pets and dispose of waste properly. Dogs must not be "penned" on the unit deck when the owner is not present. Excessive barking is not allowed and may lead to warnings or enforcement actions. Pets are not allowed on common elements unless accompanied by and under leash control of the owner. Pets shall not defecate on hardscapes, walkways, patios, or balconies. No pet may be leashed to any stationary object on the common elements. Pet sitting businesses are prohibited. Prohibition of Pets: Renters are limited to a maximum of 2 dogs per unit at any time. If a unit receives three violations within a year, the unit will be prohibited from harboring any pets for at least one year. Enforcement and Filing a Complaint: Violations of this policy will be enforced according to the Association’s Enforcement Policy. Complaints should be reported to Keystone Emergency Services or the property manager. Nuisance Animals: No pet may reside in any unit if it is considered a potentially dangerous animal. Dangerous animals are defined as those that pose a danger to people or other animals, are overly aggressive, or cause legitimate fear for safety. The Association may expel dangerous animals after notice and a hearing. Supplement to Law: The provisions of this resolution are in addition to and supplement the terms of the Declaration and Colorado law. Amendment: The Board may amend this resolution at its discretion.
