Second lounge perfect separate space for kids with cinema style 107 inch screen and sound system you can hook into any HDMI device (eg gaming console) as well as the provided DVD player. Large dining room with atmospheric lighting, candles etc to provide beautiful and intimate dining experience for up to 18. Social breakfast kitchen with full cooking / dining facilities and cookware / plates / cutlery and very well equipped with pans, mixers, knives, openers, cooking utensils etc. Ask if unsure about something specific but it’s probably in there! Full driveway access but no access to garage. Parking can be up to about eight cars (without blocking in) and with nearby spaces too if needed. Perfect house for a large gathering; quiet area. Noise consideration for neighbours outside (c30m away) needs to borne in mind after 11pm and no loud music at any time outside or with open windows. Inside no problems at all, anytime. There is WiFi reception throughout the house and despite being rural, the property has BT Infinity Superfast Broadband (tested as 51 Mb/s for those that like the details) so everyone can browse and stream video etc. 50 inch TV with DVD player. Wireless speakers for playing music from your mobile devices in both lounges. Dining room seating is for 14 - can be expanded to 18, one or two more at a pinch - see Manual for details. Excellent private chef available £40-£55 per head for gourmet meal in house including washing up! - ask me for details (you deal direct with him). There is a large dishwasher and matching plates / cutlery etc for 18 or more. Washing machine and separate dryer also available as well as steam iron / board and cleaning / disinfecting materials. BBQ - ok, please use disposable ones (supplied on request) and not on patio or directly on grass but using provided blocks underneath. Large front lawn; 3 patio areas, seating, tables for 14+ in spacious rear / side gardens with mature shrubs, seasonal plants & flowers in borders and lots of planters. POTENTIAL ADDITIONAL GUEST BEDDING ARRANGEMENTS The house is large and so offers space for a double and two single mattress (stored in wardrobes) which can be used in order to create additional makeshift bedding if required (duvets / towels provided upon request). Also 2 smaller child size foam ones. The four seater sofa in the main lounge also makes a comfortable additional potential makeshift single bed. The are 14 permanently made up berths across 7 beds. By using all beds (1 superking, 1 king, 5 doubles plus sofabeds (1 king / 1 double), throw-down mattresses (one double, two singles) and four seater sofa up to 23 berths are possible across nine rooms. Other things to note There is a moderately busy country road to the front of the property (albeit separated from the house with a bank, wall, hedge and large front garden / drive) and there is a gate to keep children / pets safe at the front if required. The rear is secured with two gates on either side of the house.
