FOR A HOLIDAY IN COMPLETE FREEDOM FOR SHORT STAYS RENT HOUSE of 110 square meters with GARDEN of 1500 square meters, veranda 33 square meters-Three rooms Double bathrooms-Kitchen with fireplace-Autonomous heating-Quiet area in contact with nature and far from crowded centers - 5 Km from Castiglione del Lago - 20 Km from Cortona and A1 Chiusi. The space The 110-square-meter accommodation is on the first floor of an old farmhouse, which has kept its original structure and features, dating back to the end of the 19th century, apart from some recent renovations. The living floor is accessed by an external staircase, at the top of which, in front of the entrance door, there is a covered loggia, from which you can see the lake and the island of Polvese in the distance. On the ground floor, there are cellars used as a tool shed that the owner keeps closed. Inside the house there are three double bedrooms: one of the three bedrooms has two single beds, which can be joined and transformed into a double bed; in the largest double bedroom, in addition to the double bed, there is a baby crib with lowerable sides and a single sofa bed; in the third double bedroom there is a double bed, a wardrobe, a large desk (which can serve as a study or work station), with a rich bookcase next to it. So in total there are 6 beds, plus 1 small child and 1 boy/girl. There are two bathrooms: a smaller one with a shower and three toilets, the other larger one with a bathtub and three toilets. The living area consists of a large room used on one side as a kitchen-dining room with a long table, a refrigerator with freezer, a high chair for children and with the equipment for 6/8 people and on the other used as a living room with fireplace. The large garden, completely fenced, adorned with shady pines, bushes and flowers allows you to enjoy a holiday marked by simplicity, relaxation and contact with nature; it is for the exclusive use of guests (who have booked) without interference with the owners and can be enjoyed freely by children and dogs and isolation from other nearby homes. Ground-floor veranda of about 33 square meters equipped with two tables, chairs and deckchairs. Side barbecue on the veranda. In August 2025, an outdoor kitchen was built on this veranda, equipped with facilities (stainless steel sink with hot and cold water, three-burner stove with two transparent polycarbonate screens on the sides) and equipment (dishes, cutlery, oil cruet, etc.) for cooking and eating outdoors. Guest access The entire house on the first floor and the garden is available for guests who have booked, without interference or sharing with the owners or other guests. The garden is fully fenced and can be enjoyed by the whole family and pets at any time, but it is recommended never to leave children and/or pets alone in the garden without adult supervision (the owner is not responsible for any inconveniences due to lack of supervision in the garden). THE HOUSE IS NOT SUITABLE FOR THE DISABLED OR THOSE WITH MOBILITY DIFFICULTIES OR IN A WHEELCHAIR. Large space in the shaded garden for car parking. Other things to note The cost of the accommodation includes: the rent of the ENTIRE HOUSE PER NIGHT (NOT PER PERSON); utilities (electricity, water, gas) tax deductions (imposed by the 2024 budget law on short-term rentals). Cleaning (€100) and THE ACCOMMODATION TAX IMPOSED ON TOURISTS BY THE MUNICIPALITY OF CASTIGLIONE DEL LAGO, EQUAL TO 0.80 CENTS, are excluded. PER PERSON PER NIGHT FOR THE FIRST 5 DAYS The total amount of €100 to be paid by the guest includes ordinary cleaning, garden maintenance, and cleaning of the veranda and outdoor spaces. The owner does not carry out any daily or periodic cleaning operations during the stay. The owner assumes no responsibility for the presence of people outside the hosted family. The owner will explain to guests the operation of the amenities and the precautions for using the house. Pets are accommodated FREE OF CHARGE, but compensation will be required in the event of damage to the house, garden, or supplies, after verification. Bed linen and towels are not provided (except for the kitchen), but if there is a need to have them, a supplement of €5 per person is required for the entire stay for laundry costs.
