THE UPPER HOUSE High on the Hampshire Downs, Upper House is the perfect place to relax and enjoy a quiet break or an active outdoor holiday with family and friends. An old barn conversion - the house is architectural and quirky with beautiful views of The South Downs and lots of outdoor space. The space THE UPPER HOUSE High on the Hampshire Downs, Upper House is the perfect place to relax, to entertain or to enjoy a quiet break or an active outdoor holiday with family and friends. Originally constructed in 1895 as a kiln to dry hops from the fields that now make up the garden. It was converted in 1995 into a rural retreat. Everything here is focused on rest and relaxation; the layout of the rooms, the efficiency of the kitchen and views to the South Downs across 5 acres of fields and gardens. The heart of the house is a large galleried Hall. The high ceilings are supported by pitch pine beams, with a big open fire at one end, a TV at the other and a mezzanine above. If the focus is The Hall, then the well equipped kitchen is the hub, with everything you could want for cooking either for fine dining with grown-ups or making pancakes with the kids. There’s also a ready supply of talented caterers, if you'd rather lounge by one of the three open fires. For sleeping there are 7 rooms with 3 baths or shower rooms between them as well as one more separate WC. All the rooms are flexible and original with a mix of sizes for groups to share. Outside is a brick terrace, with a concrete dining table which is great for dinner or cocktails as the sun dips below the horizon to the west. And beyond, there’s grazing for horses and space for bikes, as well as great access to the South Downs Way or the Queen Elizabeth Country Park for walking, cycling and horse riding. Other things to note GENERAL TERMS AND CONDITIONS Please dont make reservation requests for the property - ALWAYS MAKE AN ENQUIRY FIRST! Upper house occupies the major portion of a large barn conversion in the middle of a small rural community. There are nearby village houses and elderly neighbours which means that Upper House isnt suitable for big parties or events. Its just a wonderful place to stay for people who want to enjoy themselves in a grown up fashion, eating, cooking, drinking and appreciating the proximity of the South Downs. In order to protect the property and the the nearby residents of the hamlet there are reasonable, ground rules. Failure to comply with these conditions will invalidate the tenancy and risk your deposit or lead to fines through the OTA platform . 1. The main terrace is a great location for enjoying dinner, having a barbecue and watching the sun go down. However, after 10pm it must be stargazing only. Loud conversation should be transferred indoors after this time. This is very important as noise travels far in small communities late at night and the nearest neighbours are over 80 years old. Inside the house large amounts of noise may travel and disturb the adjoining property so must be kept to a reasonable level - especially after midnight. 2. The hamlet has many small houses that line the very edge of the lanes, so wandering up and down the hamlet at night creating noise and interference is not acceptable. 3. Because of the proximity of horses at the farm stables - fireworks/chinese lanterns or similar are strictly forbidden anywhere in the garden or fields beyond. 4. There is no house sign on the outside of the property (it is like that specifically to protect guests from unwanted and unscheduled visits from people wishing to have a look around the house who have viewed it online) Therefore all members of your group must be issued with the directions to the house - even those arriving by taxi - so as not to bother the residents of the hamlet with endless requests for help in finding it. Directions will be issued when final payment has been made. 5. The house is not to be used for gatherings of any more than the number of people booked to stay in it - except by strict prior arrangement. 6. There is parking for around 8 cars and there is absolutely nowhere else where cars can be parked in the village. The lanes are small and have to be kept clear for tractors to pass at any time and will get towed away. Excess cars can easily be left in any of the free roads or industrial estates in nearby Petersfield. 7. There are two closed stores in the house containing the owners personal property – one in the kitchen and the other in the garden which mustn't be broken into. 8. Within the house there are patterned inlaid wooden floors susceptible to damage from inappropriate footwear, so stiletto heels or heavy outdoor boots are not advisable . Damage to the main floor in the lounge will be extremely expensive and charged for so please be careful. 9. Smoking is strictly prohibited anywhere inside the property. There are a couple of black flower pots on the patio filled with sand for cigarette ends for anybody who wants to smoke outside. It would be appreciated if you would clear any butts into the trash when you leave as part of your cleaning process. 10. Rubbish must be recycled. The green bins are for bagged general household rubbish (which are subject to spot checks by the binmen – so please do not put recyclable items in your bagged waste). The black bin is for plastic bottles/paper and cardboard/tin cans – you can just put these straight into the black bin. As we are not a recycling facility we cant deal with large numbers of glass bottles so please make sure you take all glass bottles with you – there is a bottle bank 5 mins down the road in the Tesco Store on The Causeway. Failure to comply with any of the above means the cleaners will have to resort your rubbish and take it to the local tip for which they charge a flat £25 fee. 13. We respectfully request that you clean up after you on yr last day and make an effort to leave the property as you found it. If bathrooms/toilets/floors/ kitchen surfaces etc are left very dirty, carpets are stained/ walls have been drawn on! and so on - then we will have to levy a cleaning surcharge on your stay. 14. Lastly! Please enjoy your stay at Upper House. Treat it with respect and if you break anything or damage anything then please tell us about it when you leave.
