Other things to note 📋 PLEASE READ BEFORE BOOKING These house rules form part of your rental agreement with us. By completing your reservation, you confirm that you have read, understood, and agreed to all terms below. These rules apply to the reservation holder, all registered guests, and any approved visitors. 🏠 ACCESSIBILITY & LOCATION Our properties may have steep stairs, as is common in older Montréal buildings. If mobility is a concern, please message us before booking to confirm whether the property is suitable for your needs. Our properties are located in lively urban areas. Street noise, pedestrian activity, traffic, restaurants, bars, and weekend activity may be noticeable, especially in the evenings and on weekends. Light sleepers should consider bringing earplugs. 👥 REGISTERED GUESTS, VISITORS & OCCUPANCY Only guests listed on the reservation are permitted on the property at any time. Unregistered visitors — including day visitors — are not allowed inside the unit or on the property unless authorized in advance by us in writing through Airbnb messages. The maximum guest count listed on the reservation is a hard limit. Additional guests may be permitted at our discretion and are subject to a fee of $35 CAD per additional guest per night, to be confirmed with us in advance. Unauthorized guests discovered during the stay without prior approval constitute a material breach of this agreement and may result in immediate termination of the stay without refund and forfeiture of the security deposit. The reservation holder is responsible for the conduct of all members of their group and any person they allow onto the property. 🎉 NO PARTIES OR EVENTS Parties, events, gatherings, and any organized social functions beyond the registered guest group are strictly prohibited. The property is a residential home and must be treated as such. 🌙 QUIET HOURS Quiet hours are from 11:30 PM to 8:00 AM. This includes noise on balconies, in stairwells, hallways, entrances, and all common areas. Excessive noise that results in a complaint from neighbours or a visit from authorities constitutes a material rule violation and may result in immediate termination of the stay without refund and forfeiture of the security deposit. 🚭 NO SMOKING, VAPING OR CANNABIS INDOORS Smoking, vaping, or use of cannabis products of any kind is strictly prohibited inside the unit and in interior common areas. Outdoor smoking is permitted only where legally allowed and only if it does not affect neighbouring units, entrances, windows, balconies, or common areas. Smoke, cannabis, or odour contamination may result in a claim through Airbnb's Resolution Centre for documented extra cleaning, odour treatment, damage, or related losses. Remediation charges start at a minimum of $250 CAD and may be higher depending on the documented cost of cleaning, deodorizing, repair, or replacement. 👟 NO OUTDOOR SHOES INDOORS Please remove outdoor shoes at the entrance. This applies to all guests and helps protect floors, rugs, and furnishings. 🍽️ NO FOOD OR DRINKS IN BEDROOMS Food and beverages are to be consumed in the kitchen and dining areas only. This helps prevent stains, odours, and pest issues. Guests are responsible for any documented extra cleaning, stain removal, or pest treatment caused by food or drinks outside permitted areas. 🐾 PETS Pets are not permitted unless explicitly approved by us in writing through Airbnb messages prior to arrival. Unauthorized pets may result in an additional cleaning fee and termination of the stay with forfeiture of the security deposit. Guests are responsible for documented damage, extra cleaning, odour treatment, or pest treatment caused by any animal on the property. 🔑 LOST KEYS & LOCKOUTS Lost keys, fobs, or access devices are a security matter. A lost key or access device may result in a charge of up to $150 CAD, or the actual documented cost of replacement, re-keying, or locksmith service if higher, claimed through Airbnb's Resolution Centre. After-hours lockout assistance may incur an additional documented call-out fee. 💥 DAMAGE, MISSING ITEMS & EXTRA CLEANING Guests are responsible for damage to the property, furniture, appliances, fixtures, linens, towels, electronics, décor, and building property beyond normal wear and tear. This includes missing items, unauthorized extra cleaning required, smoke or odour treatment, stain removal, and pest treatment caused by guests, visitors, or any animal on the property. We reserve the right to document the issue and submit a claim through Airbnb's Resolution Centre or AirCover Host Damage Protection. If costs exceed what is recoverable through Airbnb, we reserve the right to pursue additional remedies available under applicable law. 💳 SECURITY DEPOSIT & BOOKING SCREENING We use Airbnb-connected property-management software by completing a reservation, you acknowledge and consent to this screening. We reserve the right to require a security deposit prior to accepting your reservation. If a deposit is required, the amount will be communicated to you before the reservation is accepted and collected through Airbnb's Resolution Centre in accordance with Airbnb's policies and applicable law. The deposit may be applied toward documented damages, missing items, unauthorized guests, smoke or odour remediation, extra cleaning beyond normal turnover, or other charges permitted by Airbnb and applicable law. The guest remains responsible for documented charges that exceed the deposit amount. Any breach of these house rules may result in partial or full forfeiture of the security deposit, at our discretion, in addition to any other remedies available to us through Airbnb. 🪪 IDENTITY VERIFICATION & CHECK-IN For safety, occupancy compliance, insurance, and regulatory purposes, we may request a clear photo of a valid government-issued photo ID through Airbnb messages after booking confirmation and prior to check-in. We may also require the same ID to be presented in person at check-in, at our discretion. The name on the ID must reasonably match the Airbnb reservation holder. The person checking in must be the reservation holder or an approved guest properly added to the reservation through Airbnb. Third-party check-ins are not permitted unless handled through Airbnb's approved process. If the ID provided is expired, incomplete, altered, unreadable, or does not reasonably match the reservation details, we may request additional verification, contact Airbnb Support, deny access, or cancel the reservation where permitted. By completing a reservation, the guest acknowledges and agrees that check-in and access to the property may be conditional on completing any required identity or occupancy verification disclosed in these house rules. 🛡️ RESERVATION TERMINATION We reserve the right to terminate a reservation and require all guests to vacate the property immediately, without refund and with forfeiture of the security deposit, in the event of: Violations of any house rule listed here Unauthorized guests or events on the property Property damage or risk of damage Conduct that disturbs neighbours or the surrounding community Tampering with locks, cameras, safety devices, smoke detectors, or CO detectors Unsafe, threatening, illegal, or deceptive behaviour Any behaviour that puts the safety or security of the property at risk In such cases, we will notify Airbnb Support and document the violation. The decision to terminate is at our sole discretion. 📷 EXTERIOR SECURITY CAMERAS Some properties may be equipped with security cameras monitoring exterior entrances, entry points, walkways, and common outdoor areas. Camera locations are disclosed in the individual listing's safety-device section prior to booking. No cameras or recording devices are located inside the private guest unit. Guests must not tamper with, cover, disconnect, damage, or disable any disclosed security device. Tampering with security devices constitutes a serious rule violation and may result in Airbnb Support involvement, immediate termination of the stay, and claims for documented damages. ❄️ SEASONAL AMENITIES Air conditioning, patio furniture, and BBQ are available June 1 through October 1, unless otherwise stated in the individual listing. These amenities are not available outside this window due to weather, safety, maintenance, or seasonal operating conditions. Please message us if you have questions about availability for your specific dates. 🌨️ WINTER — SNOW, ICE & SAFE ACCESS In winter conditions, stairs, entrances, and walkways may be slippery. Where applicable, our team clears and salts access areas before check-in when winter conditions require it. During your stay, you are responsible for using reasonable care and for using the shovel and salt provided for ordinary snow or ice accumulation between service visits. Guests must immediately notify us through Airbnb messages if an entrance, stairway, or walkway becomes unsafe. 🌙 ONE-NIGHT & WEEKEND STAYS Single-night reservations, particularly on Fridays and Saturdays, may be subject to additional review before acceptance. Please message us before submitting your booking request, as additional surcharges may apply. 📦 LOST & FOUND We are not responsible for any items left behind after checkout. If we locate a forgotten item and the guest requests return shipping, a $60 CAD administration fee plus prepaid shipping costs applies, processed through Airbnb. Unclaimed items may be discarded.
