Upper Level: • Primary King bedroom with ensuite bathroom (shower, double sinks) - "The Ginkgo Leaf Room” • 2 X Twin bunkbeds (4 Twins) - “The Starlight Room” • Shared bathroom with shower/tub in the hallway Main Level: • King bedroom - “The Starlight Room”+ “Homer’s Hideaway” full bathroom (shower/bath) • Open-concept kitchen, living, and dining area—large enough for the whole group ★ Outdoor Living & Accessibility ★ • Front porch for morning coffee or evening drinks • Private backyard with dining table,patio seating, BBQ, and a round couch ★ Important Booking Details ★ *All guests are welcome at The Ginkgo House and must be counted in the total guest count. Having said that, we welcome all creeds, nationalities, colors, shapes, sizes, and gender orientations. *$25/night per guest over 5 guests. Note that there are 6 beds, a mix of twins & kings. An additional would be a crib, co-sleeper. ★Depending upon how your group is laid out, the Ginkgo House also rents with 5 bedrooms. That would include all that you see here, plus another private 2 bedroom apartment on the same property. (That 2 bedroom also rents separately. Please click on my profile to see the other listings.) *Shared meals are one of the beauties of a large rental. Yet, please no unbooked guests overnight, large gatherings, or parties. Just let me know prior if you intend to have local company. *No smoking indoors (weed, cigarettes, vaping, e-cigs) • PRICING : Airbnb now bundles the nightly rate plus the cleaning fee PLUS their fees and our local lodging taxes when they show the total. Between Airbnb's fees and the local lodging taxes, it adds over 30% after rates and cleaning. Good news though- You'll have a nice solid, safe and fun place to stay. However, since we have no sales taxes here, plan to shop. ★ Communication & Check-in Process • After booking, you’ll receive a rental agreement via email to confirm guest names and details. I use email because it's easy to forward, and formatted for readability. Please message your email address. • A couple of days before arrival, I’ll send a Welcome Email with all key details. • Check-in: After 4:30 PM | Check-out: By 10:30 AM. It's a long clean. If you need an earlier check in, please just let me know. It' free when it's available. (Airbnb only offers whole hour choices) ✹ Animals incur a $400 penalty. There isn’t time to do "animal cleans" in between guests. ★ Questions? Please Message Me Before Booking. Please share this Welcome Letter with the rest of the guests in the party. ✹At your 4:30 p.m. check-in, you’re free to come and go as you please. Check out is at 10:30 AM, as it's a long clean! If you need an earlier check in, please contact me much closer to arrival. If available, you're welcome to check in early, free of charge. You're welcome to leave your luggage on the way out too, just let me know. ✹Entrance is up the front stairs. We kindly ask our guests to remove their shoes while inside the house. It helps keep the home much cleaner. Other things to note *Family friendly: crib, high chair, booster seat, gate, toys and more. ✹ If you have any questions, please inquire BEFORE booking. I make it a priority to respond quickly. It's important that your experience is excellent (Airbnb's version of stars makes 5* stars basically a requirement for hosts to maintain.) ✹ CHECK-IN/CHECK-OUT: Check-in after 4:30 PM. Check out by 11:30 AM. It takes time to make sure the cleans are thorough for every group. ✹ I use communications via email like the Rental Agreement at booking and the Welcome Letter two days prior. Please message your email address. I use your phoe number as on occasion we need to text. Otheriwse the platform works fine. If this is a third party booking, please disclose that and supply a point person's email/phone number as well. ✹This 3 bedroom rental can be included in a 5 bedroom/4 bath configuration if you'd like more space.
