My modern 1-bed lower ground floor flat offers great comfort & a convenient location in the Hove/ Brighton border.The flat is best suited to single guests or couples, & offers a well appointed kitchen, bathroom w/ shower & bath, & a small garden patio w/ bench. In a quiet side road, but with bars, shops & restaurants only a few minutes away, & just a short walk to the sea front & i360.There is a built-in workspace, high speed Wifi, + safety features including CO, heat & smoke sensors. The space Just seconds from Western Road & a few minutes to the sea front, the flat's location is ideal for those wishing to spend time by the coast.The kitchen is well appointed with gas hobs, electric oven, & microwave, the bedroom spacious with a king-sized bed, & the living room cosy and offering a Smart TV & large sofa. Guest access Guest parking permits can be obtained for £12/ day (must be booked minimum 2 weeks in advanc, max 1 permit per day of stay duration) Other things to note There are a small number of steps down into the flat - the flat is lower ground floor, not a basement, which means the front windows top out above ground level, allowing more light into the property. £50pcm pro rata is included in the price paid towards gas & electricity usage. Usage is calculated at the end of the stay and any additional costs are charged through the Airbnb system. In the spring and summer months guests are required to water the pot plants as and when necessary. Owner and Owner's Representatives entering Property– Occasionally, the Owner or their designated representative(s), including Housekeeper, caretaker, or repair person, may enter the property at any reasonable time for inspections, maintenance or repairs with a minimum of two (2) hours advance notice to Guest (from when a message is sent through Airbnb). In the event of an emergency, including but not limited to water escape, electrical issues, or fire, personnel may enter the grounds of the property at any time, without prior notice. No parties, please keep noise to a minimum so as not to disturb neighbours. The flat is strictly non-smoking. Pets not accepted. A 2-hour post-stay clean is included in the price paid. Additional hours if required are charged at £35/ hour.
