The space Old Paddock has been the subject of total renovation in Spring 2024 and is now a contemporary and distinctive home of over 3,500 sq ft. The 6-bed property has a stunning 30 ft kitchen/breakfast room with a large rooflight, flooding the room with light. The spacious ground floor has oak floors throughout with under-floor heating. The well-proportioned reception rooms include a large cinema room with Dolby 5.1 surround sound ceiling speakers, and another TV in the kitchen area, also Dolby Atmos 7.1. The integrated home audio system, allowing you to stream music, and coloured feature lighting in the kitchen completes this great entertaining space. The dining room table seats 12 comfortably though seats can be added for more. A large and mature garden features a tennis / basketball court, table for 10, BBQ, three patio areas and two hammocks! Brand new towels and luxury 400 thread-count Egyptian cotton bedding completes your stay. Bedrooms: 1. Master bedroom (sleeps 2-4) – double-width, en-suite, super-king luxury bed (& 2 optional singles), with dual-aspect fine views across the Chiltern fields and garden 2. En-suite bedroom (sleeps 2-4) – large room, double bed, lovely views across the garden 3. Top-floor studio (sleeps 4-6) – en-suite, filled with natural light from skylights, double bed and double sofa bed & 2 optional simgles 4. Bedroom 4 (sleeps 2) – large room overlooking fields with super-king bed 5. Bedroom 5 (sleeps 2) – double bed 6. Bedroom 6 (sleeps 4) – super-king bed with two single beds, easily fitting in this large room sleeps up to 22 - ideal for Regatta: Additional beds (proper mattresses, not campbeds) can be accommodated in any of the large rooms or the large TV room. See floor plan in pictures which shows the the four bathrooms and one WC. Guest access - All of the house with the exception of a locked study and utility room (open for Regatta use), and a few cupboards/ walk-in wardrobes. - The tennis court is only available late April to late September due to tree debris making the playing surface unreliable (& unsafe which my liability insurance won't cover) - sorry. Other things to note Due to some guests leading to noise complaints in the past we RESERVE THE RIGHT (please ask) to reluctantly enforce the following for groups of over six people: 1. in some circumstances, groups of six or more may need to be related - please ask 2. You are welcome to use the house as a social space but not as a party venue! There are plenty of bars and restaurants to use nearby There are four CCTV cameras in the garden/ driveway for security. These do not record activity inside the house. 1. on front of the house facing the gates 2. across the drive to monitor the cars 3. rear monitoring the garden 4. facing back of the house to cover the french sliding doors There is a further camera in a locked room not accessible to guests - the laundry room (open for Regatta though, and camera removed) - which point towards an external side door to deter any potential burglar. This does not cover any guest activity.
