Large floor to ceiling windows overlooking farmland and the mountains. En suite shower room Bedroom 2: 1st floor, twin or double (by request) room with en suite bathroom and small changing room. Bedroom 3: Ground floor, twin or double (by request) room with adjoining wet room (large shower). Wet room, whilst adjoining the bedroom is also accessible from the utility room Bedroom 4: Ground floor, king size bed with adjoining bathroom (which is also accessible from the AV room). Floor to ceiling windows overlooking farmland and mountains. Direct access to hot tub. Entertaining room: good sized kitchen with island unit, 8 place dining table and sitting area with sofas. Floor to ceiling windows overlooking garden, pond, farmland and mountains. hi-fi equipment, books etc. Kitchen is well stocked with equipment and has fridge draws, double sink and a large range cooker with gas hobs. Additional kitchen equipment is in the Utility room (described below) AV room: large L-shape sofa and home cinema with Blueray & Netflix. It's in the single story end of the house linked by the Entrance. This allows the TV watchers to be very separate from the rest of the action. Utility room/back kitchen: adjoining the main kitchen this provides additional kitchen amenities: American fridge/freezer with ice and water dispenser, double sink, dishwasher, washing machine, dryer and microwave. Iron, ironing board, 2 x kettles, 2 toasters. Entrance: off the gravel park you are greeted by a glass structure overlooking the pond, garden and mountains beyond. To the left the two storey part of the house with the main entertaining space, to the right the AV room, Bedroom 3 (and bathroom) and access to the hot tub. Outside: Parking: on gravel for 3 to 4 cars and additional parking on the tarmacadam farm yard joining. EV charge point - you’ll require your own cable. You may also notice the farms resident brewery here and if the brewer Simon is in feel free to go and say "hello". Front garden: formal box hedging and cottage style garden with a small number of fruit trees. Please feel free to eat the fruit in the Autumn! Back garden: covered patio area with large Weber BBQ, informal outdoor table and seating, decked area with vines growing over (grapes, some of which are edible October, others are a bit sour!), 6+ person hot tub, pond with fountain, reasonably large lawn. Tesla Powerwalls by the Utility room entrance if you're interested. Adjoining fields with footpath access running through. The Red Lion is at the end of the lane and has a good food and an excellent drinks selection. There are regular events with pop-ups, bands, monthly pub quiz, wine tasting and talks. The Castle is also very nearby and does good food. The village has a great little cafe and shop around 10 minutes walk. You can seemingly get most things in the shop and it can often save a drive. Next door to the shop is a community centre and an outstanding playground completed in 2023. Nearby: Llangorse Rope & Activity centre is approximately a mile away. This offers outstanding indoor climbing, boldering, zip lines, horse riding and many other activities. Superb for beginners and experienced alike. Great for group events and absolutely awesome staff. Do try if you get the chance. Lakeside: boat hire including sailing, pedalos, rowing boats and paddle boards. A great place to explore the lake Wildlife: stunning Princes Trust built bird-watching on the other side of the lake, beavers in a nearby enclosure at what will hopefully be a re-introduction, stunning walks on the nearby mountains and to the other side of the lake (this route is often submerged in the winter). The other side of the lake (Llangasty) is the go-to place for avid ecologists with unique flora and forna. Birdlife includes Buzzards, Sparrowhawks, Great Egret, Kingfishers, Herons etc. Guest access The property including hot tub is available for the guests exclusive use
