The living room leads onto a great size open-plan kitchen complete with an island of storage and appliances and form an airy open space with windows facing all sides. This charming split level period conversion of 94 m2, situated next to London Fields is suitable for a professional couple or people visiting family and friends who live in the area. Sleeping arrangements: It can sleep up to three people, whereof two persons sleep in the main bedroom and one person sleep in a comfortable double bed solution in the living room on the second floor. This smart Italian bed construction is a bookshelf which turns on itself and becomes a very comfortable double bed (Benzoni system). There is also an additional guest bathroom on the second floor. The office/study room is situated on the ground floor with easy reach to the garden. It's possible to put a single folding bed in this room, suitable for a child. Private off-street parking is available outside the entrance. Open air Olympic size swimming pool is available next door in London Fields, heated all year round. White fresh bed linen and bathroom towels are supplied. Flat and garden is all yours. Not sharing with anyone. Other things to note ADDITIONAL TERMS & CONDITIONS * 1. Submit the names of The Principal Guest and all Occupants. The apartment may not be occupied by more than 4 persons, except for infants sleeping in travel cots, as agreed at the time of reservation. The Principal Guest must remain resident during the period of let. 2.The Principal Guest and all Occupants are required to maintain the apartment and its contents in a clean and tidy condition. 3.The Principal Guest shall be liable for any loss, costs, expenses or claims arising from any damage caused to the apartment and/or its contents by the deliberate or negligent act or omission of themselves or any Occupant or Visitor. 4.The Principal Guest must sign the inventory list on the day on moving in and day of departure. 5. For security reason, a copy of your passport or government id is required. 6.The Principal Guest shall not (nor permit other Occupants or Visitors to) to cause nuisance or annoyance to other building users or neighbours. They are required to keep the noise to a reasonable level, particularly between the hours of 10pm and 11am. 7.The Principal Guest must ensure that all keys are left behind on the day of departure. Failure to do so will incur a charge for replacements. 8.The Principal Guest shall allow the Owner or his Agents access to the apartment for all reasonable purposes. 9. The Owner does not accept any responsibility or liability for acts or omissions of third parties, which may prevent or disrupt a booking. It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Owner’s control for which the Owner accepts no liability. In addition, no liability can be accepted by the Owner for any injury, loss or damage to the Principal Guest, any Occupant or any Visitor to the apartment arising out of or in connection with the use of the apartment. 10. The Owner will not be liable for breakdown of any equipment, nor loss of service, nor for any accident, damage, loss, injury, expense or inconvenience whether to persons or property which the Principal Guest or other Occupants or Visitors may suffer, except where such breakdown or loss of service renders the apartment uninhabitable (eg no electrical or water supply, failure of the boiler resulting in loss of heating/hot water). The Owner will make every endeavour to repair or replace equipment that fails during the period of let but cannot guarantee this can be achieved. *Owner shall mean the person entering into the agreement with Vanessa. Principal guess shall mean the person entering into the agreement with the owner HOUSE RULES: 1. You must sign, date and return the inventory list when you check in and check out & return the keys to myself or my representative. 2. Please leave the property in the same good condition as when you moved in. In case of any damage, you must inform me as soon as possible. 3. Always lock the entrance door, garden doors and lock all the windows. 4. If you leave the house for more than 24 hours, you must close the second security doors which are inside the garden door in the hallway. 5. Do not leave the tumble dryer unatteneded (fire risk). Stay at home whilst it's being used. 6. Make sure the water (hose pipe) in the garden is always switched off the mains. 7. Do not pour foods, seeds, fats or oils into the sink as it tends to get blocked easily. Pour oils into a glass jar (underneath the sink). Make sure to remove all lemon pips and seeds form entering the dishwasher as it gets blocked easily. 8. If you need additional cleaning, I can arrange for a cleaner to come. This is to be paid by the guest directly to the cleaner. Consult me prior to bringing your own cleaner or other external services.
