3 bedroom, sandstone home conveniently located in the heart of idyllic Oatlands, nestled in the peaceful southern midlands of Tasmania, you will arrive at Raffah House via Tasmania's Heritage Highway - the majestic gateway from the North to the South. We know dogs are a part of the family too and welcome them. However, to maintain the comfort and standard of the property, we allow a maximum of two dogs per stay. Please ensure they’re clean, well-supervised, and kept off furniture and bedding. The space So you’re on holiday in Tasmania with family or friends, car packed after a jaunt in the north or south, and you think: “Where can we stay that’s smack bang in the middle of Tassie, with room for everyone, and easy access to day trips in every direction?” Enter Raffah House. This majestic 1840s sandstone cottage has recently undergone a thoughtful renovation inside and out, balancing nearly two centuries of history with fresh, considered style and modern comforts. The Space Raffah House sleeps up to 6 guests across three beautifully appointed bedrooms: - 2 queen bedrooms - 1 twin room with 2 single beds Each is dressed in cloud-soft French linen, luxurious pillows, doonas, and toppers for the kind of sleep you’ll dream about long after you’ve left. The home flows gracefully from sitting and dining rooms into a spacious, well-equipped kitchen stocked with both essentials and thoughtful touches. There’s fast WiFi throughout, plus a smart TV for downtime or a little Netflix catch-up. Raffah Pantry & Breakfast We provide a complimentary breakfast to get you started: - Fresh eggs - Croissants & butter - Tasmanian made jam - Full cream milk (alternatives available on request) - The Tasmanian Juice Press juice You’ll also find a simple pantry with muesli, pasta, olive oil, teas, sugar, salt & pepper, ground coffee, and pods. For bigger shops, stop in Hobart or pop into the excellent local IGA (open daily until 7pm). Kitchen & Dining The kitchen is fully kitted out for cooking and entertaining, with all the amenities you’d expect at home. Enjoy meals inside at the large dining table, or in the warmer months, throw open the door to the alfresco setting with an 8-seater outdoor table and BBQ. Bathrooms & Laundry The main bathroom is indulgent, featuring: - Double vanity - Heated flooring - Walk-in shower - Generous double bath - Salus body wash, shampoo & conditioner - There’s also a second WC for extra convenience, plus a laundry with washer, dryer, and powder provided. Outdoors The large backyard is enclosed by heritage sandstone walls, with four raised planter boxes producing seasonal veggies for guests to use. On balmy evenings, gather in the garden for BBQ dinners, or light the fire pit and watch the stars unfurl overhead. Pets We welcome dogs with a few simple rules: - Maximum 2 dogs per stay - Must remain strictly off furniture - Please bring their own bedding - Ensure the garden is left clean (Additional cleaning fee applies only if extra pet cleaning is required.) Location & Day Trips Oatlands is a central base for exploring Tasmania. From here, you can reach: - Hobart in 1 hour - Launceston in 1 hr 15 min - MONA, Richmond & the Coal Valley wineries in about an hour - Freycinet beaches or Maria Island within easy day trips It’s the perfect “unpack once” base for a Tassie road trip. Dining Out Please note that dining options in Oatlands are limited early in the week. We recommend planning to cook dinner at Raffah those nights. Search online for local restaurant hours. Raffah House isn’t just a place to stay — it’s an invitation to slow down, embrace village life, and set out on Tasmanian adventures in every direction. Guest access The entire property. Other things to note We love children and can provide all the amenities you may need for your child too. We have a Baby Bjorn port-a-cot, Mountain Buggy high chair available upon request at absolutely no additional cost. Pets at Raffah - We happily welcome a maximum of two dogs per booking. - Please include your pets in your booking notes. - Dogs are to be supervised and not left unattended inside the home. - They must be kept off furniture and bedding at all times. - Please clean up after your pets and dispose of waste thoughtfully. - Any excessive cleaning or damage may incur an additional charge. We adore seeing happy pups enjoying the garden — thanks for helping us keep Raffah House a relaxing escape for all future guests. 🐶🌿 **DINNER TRADING IN OATLANDS** Please be mindful that at the beginning of the week there are extremely limited dinner options in town and we strongly advise that you prepare to cook dinner in house at Raffah. We have a fantastic local IGA that is open until 7pm every day and we also advise that you refer to our guidebook on Oatlands and also search online restaurants in Oatlands and contact the establishments directly for their trading hours.
