With ours being a corner unit, we have a spacious balcony with a beautiful view of the city — perfect for those who love watching sunsets/sunrises! We've set up a 6 seater outdoor table set up that serves as additional hang-out space. Our condominium unit also has a floor area of 54.1 square meters. ➤ Sleeping Set Up / Beds & Bedrooms — Bedroom One (with en-suite bathroom) has a full-double bed that can ideally fit 2 people — Bedroom Two has a queen-size bed which is also ideal for 2 people but 3 people can snuggle up too :) — Extra Sofa-Bed / At night, the living room sofa bed can serve as a smaller double bed for 2 people ➤ We also provide the following complimentary items for our guests' maximum comfort and convenience: — Bath towels for each guest — Shampoo — Conditioner — Shower gel — Liquid hand soap — Toilet paper — Toothpaste — Dishwashing liquid and sponge ➤ Living and Dining Room — 3-seater sofa bed; convertible to smaller double bed; serves as additional sleeping set up at night — Wall-mounted 39" smart TV w/ Netflix access — Internet with a speed of up to 50 mbps+ (Globe fiber optic). To be increased soon to 200 mbps. Please check with host — 6-seater dining table and chairs ➤ Kitchen *** Entire kitchen space has been remodeled for a new modern look! Photos to be uploaded soon! *** — All basic utensils: plates, bowls, saucers, spoons, forks, knives, glasses, and coffee mugs (set up will be based on the no. of guests in the unit) — Appliances include a fridge, microwave, bread toaster, electric kettle, and rice cooker — NOTE: We limit cooking for short-staying guests. From experience, it takes time to get rid of the odor from cooking. At times, we get odor complaints from the next guests. In addition, we work hard to keep the place pest free. — As an alternative, feel free to bring in ready-to-eat foods, dine outside or order from the overwhelming fast-food restaurants on FoodPanda PH or GrabFood. Most restaurants are in the area. — On the other hand, we understand that it can be a bit expensive eating out all the time so for longer staying guests with minimum of 4 days, we can provide small cooking set for a fee, but by request. The additional cooking set includes a knife, chopping board, a compatible medium frying pan, a compatible medium pot, cooking ladles, and lastly, the single burner induction cooker. OTHER SERVICES OFFERED: **Recommended to arrange at least 3 days in advance - Airport to condo transfers (vice versa): 3,000 per way Toyota Innova (good for up to 4 people + 4 medium-size luggage) 3,500 per way Toyota Hi-Ace Van for up to 7-8 passengers - Nespresso coffee machine for rent with 10 free coffee pods (Samplers from Starbucks or Nespresso original, your choice). Rent is 1,000 pesos up to 7 days, minimum period. - Grocery service: 1,000 pesos covers up to 50 basic food items (generic brands). There's additional fee for transport of big items or extra ordinary size including for example, 5-liter bottled water, a case of beer, among others. This service is offered to guests without particular preferences to brands or products. We only buy generic ones, or the ones available in the nearby market. Grocery service fee is paid on top of the price of the grocery items. - Couple gift basket on sale for 4,500 pesos. It includes 2 pairs of room slippers, 2 bathrobes, and choice between a box of chocolate (Ferrero) or a bottle of wine (Beringer White Zinfandel). - Family gift basket for 4 people is 9,000 pesos. Same items x 4. Guest access Guest Restrictions – Please read before booking ➤ There are 4 swimming pools including 2 Adult sized pools and 2 kiddie pools that are accessible for guests. The olympic sized pool is the middle of the complex is only accessible for residents and registered long-term tenants, guests are not allowed to access this. — GUESTS CAN ACCESS ALL AMENITIES FOR A FEE, WITHIN THE PRESCRIBED LIMIT BASED ON UNIT SIZE — Guest Pool fee is 150 pesos per person per day, limited to 5 guests, and is payable directly to the Property Management office from 9:00 a.m to 6:00 p.m. — If guests plan to swim on holidays when the office is closed, please sign up and pay in advance. Please inform your host in advance if you have plans to swim. The pool fee is non-refundable. ➤ Gym, basketball courts, and badminton courts may be accessed by residents and guests daily for a fee. Guest fee is by standard set to P150/person/day/amenity. Admin office posts the most updated fees. ➤ ALL amenities can be closed at any given time whenever there's a surge in covid cases in the complex. Public health and safety come first. This Apartment is in a residential condominium complex. Some limitations have been set to maintain the privacy and interests of both residents and guests. ➤ Parking / ONSITE — Pay parking within the complex is very limited. Waiting time may range for several hours esp during holidays and at night. UPDATED PRICES FOR PAY-PARKING IN CONDO COMPLEX AS OF JANUARY 2024: — 60 PHP for the first 2 hours ; 20 PHP for every hour after — 45 PHP for 24 hours for motorcycles ➤ Parking / OFFSITE — Alternative pay parking is at SM North Mall. Please consider the waiting time. Malls are jam-packed with people on weekends. Walk from the Mall parking to the condo may take up to 15 minutes. There's an exclusive bridge-way for residents coming to and from SM Mall. We encourage you to drop off any heavy belongings at the building lobby first, in case you opt to do the latter. SM's overnight fee is 350 PHP per night. Other things to note It is important that you read the info on our listing especially the POOL restrictions, security is strict in the property. The condo management requires all Hosts and Landlords in Grass to collect and submit government IDs of all guests prior to arrival. Upon entering the property -- If security asks you to present an ID or Guest Clearance Form as part of the standard procedure, please do so and abide by the regulations. They are strict for our own safety. If you have any concerns, special requests, or questions, please do not hesitate to let me know.
