Our apartment is located in a quiet residential area, 25 minutes on foot or a short bus ride from the historic center. It’s a great base for exploring Verona, with free parking and easy access by bus, e-scooter, bike, or on foot. ★ AVAILABLE-ROOMS:: WE RENT THE WHOLE FLAT BUT PLEASE NOTE: → For 1 or 2 guests, only 1 bedroom will be open. → For 3 or 4 guests, 2 bedrooms will be open. → If you are 2 guests but would like to use 2 bedrooms, there is an extra charge of 20 EUR per night via Airbnb (please mention this when booking). Infants up to 3y stay free of charge and are not counted as third guest. 
★ MOVING AROUND:: → Castelvecchio: 25 minutes walk or 9 minutes by bus → Arena (Piazza Bra): 30 minutes walk or 12 minutes by bus → Arena by e-scooter or Verona-bike: 6-7 minutes → Train station: 10 minutes walk or 2 bus stops → Verona Fiera: 10 minutes by car → Lake Garda can be reached by car, bus, or train → Verona Airlink bus will connect the Valerio Catullo airport to the train station ★ EQUIPMENT → Air conditioning (from May to September, with a range from 23°C to 26°C as per national regulations) → Microwave, oven, fridge, freezer → Dishwasher → Lavazza coffee maker, toaster, kettle → Free high-speed WiFi → Bed and bath linen → 55-inch monitor with Chromecast for casting your media → Washer and dryer, iron and small ironing board → Hairdryers and basic soaps for the bathroom → Cot for children up to 3 years (free on request) → Security camera outside the flat. ★ PARKING: → Covered space: free use of our covered parking space (suitable for medium/small vehicles like opel corsa, peugeot 308, clio, golf, juke, or similar; no station wagons or minivans) → Free street parking: under the house or in the surrounding streets ★ TOURIST TAX : We believe in full transparency—no hidden costs, no surprises! The tourist tax of 3.5 EUR per person per day is already included in your Airbnb booking, so you won’t need to pay anything in cash upon arrival. This all-inclusive approach ensures that the price you see is the price you pay, making your stay more convenient and worry-free. Small black home automation devices control the air conditioning and locks. ❄️ AirConditioning: Available from May to September, with a range from 23°C to 27°C (as per national regulations). Energy costs in Italy are high, so please turn off the air conditioning when opening windows or leaving the flat. 🔥 HeatingSystem: Available from September to April, controlled by a thermostat with the following regulations: → Maximum temperature of around 21°C. → Heating operates from 7:00 AM to 11:00 PM, with reduced heating at night (max 19°C). A duvet is provided for comfort. We recommend packing a sweater for colder months. 🧳 Luggage-Storage: Unfortunately, the cleaning team cannot take your luggage in advance. We will recommend nearby luggage storage services. 👶 Maximum-Occupancy: The flat accommodates a maximum of 4 guests and 1 infant. 🛗 Elevator: The elevator is small (3-person capacity). If you have large luggage, you may need to make multiple trips. It is not wheelchair accessible. 🛋️ Sofa: Please note that the sofa is not a sofa bed. ⚠️ PropertyCare: Please treat the flat with care. If any damage occurs, notify us immediately so we can activate Aircover. 📍 Location&Noise: The flat is on the 4th floor in a quiet residential area. While it's generally quiet at night, daytime city noises (08:00–22:00) and occasional renovation sounds from nearby flats may be heard. We cannot offer refunds for daytime noise disturbances. 📅 Short-Term-Lease: As a short-term lease, we cannot offer services during your stay (e.g., cleaning, linen changes, or replenishing supplies).
