Anyone found having extra guests on the grounds of the property will be asked to leave immediately and no refunds will be given. Day guests are charged at the same price as guests staying the night, which is €50 per day. The extra single beds are only put into the property when there is more than 12 guests booked for. The property can sleep 20 guests, the most you can enter on here is 16 guests, above 16 guests is just €50 per person per night, which will be added on. You must be 25 years of age or older to hire this property, which will be checked on arrival if need be. The entire house is yours , no one else will be sharing it with you. NO PETS ARE ALLOWED OF ANY KIND 2 years and younger are classed as infants and are not charged for staying , but proof of age maybe checked on arrival if needed. we have 2 cots at the house for you to use plus a feeding chair. Children over the age of 2 on check in are classed as children and are charged. The house is accessed via gates so the property is secured for your safety. The house itself is a modern 6 bedroom 3 bathroom house, large modern kitchen / diner , living room with views of the river OUTSIDE Gazebo There is 1 other seating area outside by the kitchen. There is a large 42ft climbing frame in the front garden along with kids trampoline. In the outside garage there is a snooker table and tennis table , with lighting in there so it can be used in the evenings. If you need a caterer to come in and cook or bring your breakfast , lunch or dinner then let me know and il pass on the details. All guests are advised to take out travel insurance , incase you need to cancel your booking for unseen reasons , or if some guests decide they do not want to stay , or for damages done at the property during your stay , this is optional of course and is down to the person making the booking. We have an agreement with our neighbours that the outside gazebo and children’s facilities won’t be used past 10pm for noise reasons , please can you keep to this and respect our neighbours. There is a damage deposit of €300 to be paid 1 week before arrival, this is released on departure as soon as the cleaner has checked the property on departure. Please note the gardener may visit during your stay to maintain the grounds of the property.
