Enjoy views of Seven Mile Beach and Coolangatta Mountain from the large front deck or sit back on the comfortable lounge and enjoy watching your favourite movies on the large drop-down home theatre screen. Location and View Spectacular panoramic 180 degrees views of the coast, ocean, Seven Mile Beach, Crooked River, National Park, mountains, and rural countryside The Seven Mile Beach and Crooked River are within short walking distance. The house is in a central location in Gerroa. The Gerroa Bat Fisherman’s Club and the Blue Swimmer Restaurants and Café and the General Store are all within short walking distance. You can eat out and walk home. Beautiful sunsets seen from the living areas and front balcony. House in General Luxurious, contemporary, and stylish house with open plan layout and three levels. Sheets, pillows, doonas, linen, and bath towels are provided at this property. Please however bring your favourite beach towel! Configuration – Beach Bliss is a spacious split-level home. Downstairs you will find a king bedroom and powder room. Upstairs you will find the open plan kitchen, dining and living area which boasts stunning views of Seven Mile Beach. Down the hall is the large master bedroom, with a king bed, Ensuite and Juliette balcony. There are two more bedrooms, one made up as singles and the other a king. There is also a bathroom, power room and laundry. Bedding Configuration – Bedrooms 2 and 3 can be made into one king bed per room, or two singles per room. The default configuration is bedroom 2 as singles and bedroom 3 as a king. If you would like this changed please let us know at the time of making your booking. Heating and cooling – Beach Bliss has reverse cycle air conditioning in the living area for year-round comfort. You will also find ceiling fans in all the bedrooms. All the windows and doors have fly screens allowing you to catch the breeze. Outdoors – Beach Bliss has great outdoor options. The large front deck is the perfect spot to relax on the outdoor lounge and enjoy views of Seven Mile Beach and Coolangatta Mountain. There is a second outdoor space off the dining area with a gas BBQ, outdoor dining setting and opening and closing roof that can be utilised no matter what the weather is doing. There is also a small, grassed backyard. Laundry - Internal laundry, fully equipped with washing machine, dryer, ironing board and iron. There is an outdoor clothesline and pegs. Parking - Beach Bliss has parking for 3 cars. There is a double garage and a carport bay for smaller cars. No parking in the shared driveway at any time as the property is located at the rear. Internal access from garage to house Smoking – is not permitted inside any areas of Beach Bliss. Please restrict smoking to the front of the driveway and dispose of any cigarette butts in the bin. Please note This property is not suitable for children under the age of 6 due to the number of stairs throughout. The owners do not take responsibility for injuries that may occur to small children at their property. This property is rated to sleep 8 guests. No mattresses, porta cots, highchairs, tents, caravans or more than 3 cars are allowed. The guest limits apply at all times during the booking. Any extra guests this includes day visitors above those that have been booked and paid for must be approved in writing prior to the stay Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10pm and 8am. Other things to note DAMAGE, EXCESS CLEANING or MAINTENANCE 1. REPORT ALL ISSUES DIRECTLY TO AVOID EXTRA CHARGES. During the term of your occupancy all damages, breakages and missing inventory are the responsibility of the tenant. No furniture or effects are to be removed from the premises. We ask that you report any maintenance issues or damage (accidental/intentional) to us immediately. 2. The tenant will allow the owner, our agent or tradesman to enter the premises to view the state of the repair or attend to repairs on the property. 3. Excess cleaning charges will be applied should the property • be left in an untidy condition or not in the manner with which it was occupied • dirty fridge/freezer • re-arranged furniture • unclean BBQ • excess rubbish left • multiple marks/spillages on windows, doors, furniture not cleaned up • floors left excessively sandy or dirty because a vacuum or mop and bucket has not been utilised to maintain the property well during occupancy • cooking utensil put back after use not scoured or cleaned properly SUNDAY NIGHT IS BIN NIGHT Garbage should be placed in the bins provided and the bins put out on the road at the kerb on Sunday night, for collection early Monday morning. Any excess garbage is to be disposed of in a proper manner by the tenant. Disposal of all rubbish is the responsibility of the occupying tenant. A fee of $35 is charged for a special collection if the bins are not left out on Sunday night. This fee will be recovered from the bond. SECURITY BOND 1. A security bond of $650 applies for all bookings. 2. The bond may be debited to cover costs of damages, breakages, excess cleaning, missing / stolen inventory, lost keys etc. Any issues relating to the retention of bond monies would be discussed directly with the guest. LOST PROPERTY 1. ALL CARE but no responsibility will be taken for lost or left behind items. Items found after guest departure will be kept for 7 day. Lost items can be returned by mail at the expense of the departing guest. GUEST BEHAVIOUR/NOISE COMPLAINTS 1. The tenant or any persons using the premises shall not be engage in conduct which is a nuisance to adjoining or neighbouring occupants. 2. The tenant or any persons using the premises must not play loud music, congregate on the balcony loudly and make noise to affect the neighbours after 10pm. 3. There is a STRICT "No Party Policy". Any "party" bookings will not be accepted. Bookings breaching this policy will terminated immediately and will result in immediate eviction. If evicted there will be no refund of the tariff or bond.
