Dunes Cottage is just perfect to celebrate birthdays, anniversaries and other special occasions. (APOLOGIES BUT STRICTLY no groups under 25yrs, No Hen, Stag or any single/mixed gender party groups). Our cottage is set in a fantastic, quiet, central position within this quaint fishing village. Just a 1-2 minute walk to the beautiful Dunes, which is a Nature Reserve and designated Area of Outstanding Natural Beauty and only a 5 minute walk to our glorious, dog friendly, all year round beach. Winterton beach also has a spectacular Grey Seal colony who pup on our beach between November and January which is a truly wonderful sight to see! We also have a great pub, tea room/post office and beach café which are again, ALL dog friendly and ALL serve great food. And the same short walk to our well stocked corner shop and a great fish and chip shop. The village really does have excellent amenities and it’s just great that these are such a short walk from our cottage too. A light airy cottage, beautifully furnished, decorated and extremely well equipped, yet cosy and comfortable throughout, a real home from home. Our lovely bright, sunny living room has a cosy log burner, 2 comfy sofas and a 50’’ large screen SMART TV with free Netflix, Prime and a Bluetooth speaker. This room leads on to a stunning, large, open plan, luxury kitchen/dining/family room with contemporary part glass roof and glass door into the garden and a further large comfy sofa which provides the perfect space for you all to gather and is the social hub of the cottage. Our fantastic kitchen is extremely well equipped with large dining table seating at least 8 with cushioned benches and 2 dining chairs. Along with the lovely sofa there is also a breakfast bar with 4 bar stools. We also have 2 high chairs and a child’s booster seat provided free for your use too. With everything you could possibly need including Lavazza Espresso Machine (some pods provided to start you off), Bluetooth Speaker, a further 50’’ large screen SMART TV with free Netflix. Prime etc. Double Oven Range Style Cooker, 70/30 Fridge Freezer, Dishwasher and of course the essential wine fridge. There is also a washing machine and tumble dryer in a screened area in the downstairs shower room. Great for small or large groups to spend their valuable downtime together in such wonderful surroundings. Our cottage has the benefit of a quiet, pretty, ground floor double bedroom (with a small 3in step down see photos) next to our newly built and fitted luxury shower room for any guests where stairs may be difficult or for those preferring a ground floor bedroom. Our 5 bedrooms (4 with SMART TVs and free Netflix, Prime etc) offer very flexible accommodation and are all furnished with a touch of luxury. The bedrooms provide a combination of 2/3 king sized beds, the third king size bedroom can also be left as 2 single beds (via zip linked beds) and a bunk bed room with Stompa 3ft bunk beds on the first floor. The 5th bedroom, which is on the ground floor as above, provides a further pretty, bright and quiet double bedroom. Two of the bedrooms on the first floor (the bunk room & twin/king size bedroom) at the rear of the property lead through to each other. Another quirky feature being there are 2 staircases (stair gates provided up and down) serving the front and back bedrooms. We also have 2 travel cots available to pre-book for free. Mattresses and sheets are provided. Please bring your own preferred choice of cot blanket/top covers. There are 2 bathrooms in the property - both with separate shower cubicles. The first floor luxury full family bathroom also provides an ensuite to the middle king size bedroom (Jack & Jill style), this bathroom also has a roll top bath, with a second bathroom door which also serves the two back bedrooms (Bunk & 3rd KS/Twin rooms). On the ground floor there is a luxury shower room, with large walk in shower cubicle, fitted basin with vanity unit & WC. This shower room is next door to the ground floor bedroom and also serves the front, first floor bedroom. The shower room also accommodates the washing machine, tumble dryer and dog items within a built in utility area. There are 6 Flat screen HD SMART TV's throughout the property - in the sitting room (50’’) kitchen/dining/family room (50’’) and TVs in 4 of the bedrooms. All are SMART and have free Netflix, Prime and other Apps. 4 hairdryers are also provided. The cottage benefits from lovely sunny front and rear gardens - the front has a bistro table and 4 nchairs and a bench to sit in the afternoon sun with a coffee, glass of vino or beer and watch the world go by and lots of gorgeous dogs too. The rear garden is a sun trap, fully fenced and secure with outdoor dining area seating 8, nicely furnished with interesting finishes and comfy cushions, a large Gas BBQ (BBQ gas, gloves and tools are provided) and outside lighting - perfect for alfresco evenings. We also have 2 kiddies play tables each with 2 chairs making the garden great for children and a safe & secure place for your dogs too. The cottage is very well equipped for babies and children providing a baby monitor, plastic cups, plates, bowls and cutlery, stair gates, 2 travel cots, 2 high chairs and a booster seat. 2 toilet seats, 2 kiddie sink steps, 2 changing mats and 2 bath safety mats (a set of everything in each bathroom). There is also a baby bath & baby shampoo/wash and towels. Lots of baby toys and books are provided too. We also have a selection of older children’s toys and family board games available too. Up to 3 well behaved pooches are welcomed free of charge (more can be negotiated on a 1-1 basis), with the use of their own Mud Daddy portable warm shower, doggie shampoo and doggie dryer, throws, towels, bowls, water bottles and treats provided! Other than dogs, no other type of pet/animal is permitted to stay without prior, strict agreement with the owner/host Delphine. There is free on street parking available, some opposite the cottage, all along our road and throughout the village as well. We also have a very good children’s play park in the village which is just a few minutes walk from the cottage and also a new amenity (July 2023) a secure dog play park (Winterton Hound Ground) which is about a 10 minute walk from the cottage or a short drive away. Both are great! Our cottage offers everything you could want and is a beautifully furnished, extremely well equipped, spacious cottage for a fantastic break in a stunning, quaint and very sought after location. Other things to note Some features to mention and some to reiterate- Our cottage has been assessed, equipped and fully meets the new Fire Regulation Legislation 2023. Quirkily, the cottage has two original Victorian staircases. One at the front of the cottage serving the 2 front bedrooms and one at the back serving the 2 back bedrooms. Both sides of the first floor are separated by the large family bathroom. Please note the front staircase is fairly steep. The back staircase is curved and both staircases have handrails for your safety. We have a lovely log burner and provide some logs and firelighters to start you off, safety gloves and fire tools are also provided. We have a dedicated, lovely quiet work space with a desk and chair which is available in the front bedroom with views of the church over the roof tops. We also have SUPER FAST BT WIFI throughout the cottage. There is a pretty, quiet, double ground floor bedroom (with a small 3 inch step down) and with an ‘all on one level’ quality shower room next door for those who prefer to not use the stairs. The 2 first floor back bedrooms - our Stompa 3ft bunk bed room which leads into a third - zip-linked - king size bed room which can be separated to provide 2 single beds, are interconnected. Perfect if you are bringing children and want up to 4 children to share the 2 back bedrooms or for parents utilising the king size bed room so as to be at the back with their children in the bunk room. The bunk beds are full 3ft single size. Our accommodation is extremely flexible. We are very well set up for children and babies with 2 travel cots available to book free of charge, mattresses and sheets are provided, just bring your own preferred choice of top bedding covers,stair gates, plug protectors, a baby monitor, a baby bath with baby wash, 2 high chairs, a booster seat, plastic cups, plates, cutlery, child’s toilet seats, sink steps, bath/shower safety mats, changing mats, garden play tables and toys, books, board games and much more. Up to 3 well behaved dogs are most welcome to stay for free (ask about more than 3 dogs if smaller breeds) and they are also very well catered for with an excellent Mud Daddy portable warm shower (perfect for wet muddy paws or maybe when the little darlings have rolled in something smelly)! doggie shampoo, an electric doggie dryer, dog towels, dog throws for sofas, bowls, brushes, water bottles and more. Our cottage, the village and surrounding areas are extremely dog friendly and dogs are welcomed at so many places. We have a pretty, secure fully fenced sunny garden which is a lovely place to sit and chill in the sunshine, great for dining with outdoor lighting and a gas BBQ (gas & apron, gloves and tools provided) for lovely alfresco days and evenings. There are 2 play tables and chairs for your kiddies and it’s safe and secure for your dogs too. A spectacular Grey Seal colony who pup on our beach between November and January. Just an amazing sight to see. There is free on street parking opposite the cottage, along the full length of the road and throughout the village. We have a well equipped children’s playground a short walk from the cottage (off Winmer Road) and there is also a lovely secure dog playground a little further walk away (approx 10-15 mins) or a very short drive away in the village. There is a lovely covered hut available with some seats, coffee & tea making facilities, snacks etc provided free for hoomans (please leave a donation in the honesty box). Winterton Hound Ground should be booked in advance to avoid disappointment.
