The space Newly painted interior walls and new modern light fittings throughout, and two new double sofa beds - April and July 2023. Perched high on the 30th floor this well appointed apartment has 2 x bedrooms with a Queen size bed in one bedroom, and two single beds in the other. The master bedroom has a walk in robe, and the 2nd bedroom has built in wardrobes. Also two double sofa beds in the living room for up to four people. Queen Air bed and a portacot are both available on request. The apartment has 2 bathrooms and 2 toilets. All linen and towels are provided. Free parking inside for 1 car. If you require parking, your allocated space is located on Level 1 in the far back lane on the right hand side and is marked ‘302C’. If you need help you can be shown to the space. You will need the garage remote first. If your truck/van is 2.1m high it will fit. If you have more than one car there are several paid parking options around. I recommend 29 Moray Street at $17 a day mid week, $10 weekends. Slightly closer and cheaper option is 129 Kavanagh St at $15 a day mid week and $10 on weekends. Both have no height limitations I have a private chauffeur Jay who does airport runs for a little cheaper than a taxi who will see you into the apartment. Prices with luggage are: $120 up to 4 people and $20 per person for extra people up to 7 people (prices for one way, and as a guide only and may vary). He also does taxi style trips or shopping trips, prices on request, and day tour excursions to Great Ocean Road, Phillip Island Penguin tours, Healesville Sanctuary more for $750 for up to 7 people. Multi day tours also available. Please contact Jay directly after you have made a booking. I will provide his contact details. A $15 taxi will get you to the Skybus terminal for easy airport transfers, or if you feel like a stroll, it's a 20 min walk. Right across the road is a late night convenience store, bottle shop, and also a two storey Woolworths supermarket in the block behind the apartment. For some of the best coffee around, check out Mr Summit just two doors away. There are a number of gyms close by. APARTMENT FEATURES AND AMENITIES The apartment is spacious and full of light, 30 floors up with an open balcony overlooking the city. The open plan dining/lounge room is a relaxing oasis. Fully furnished with two comfortable new sofa beds in the living room, 6 seater dining table, air conditioning, heater, digital 4K UHD smart TV with streaming and laptop connectivity, and free high speed FTTB internet. Faster than NBN with unlimited data, typically 100 MBit. The fully equipped kitchen with fridge, microwave, dishwasher, toaster, kettle and electric oven and gas cooktop becomes a sociable area, looking onto the entertaining area. Plenty of cookware, crockery, cutlery and glassware is provided for entertaining guests. A wide selection of delivery options are available if you need a relaxing night in. The master bedroom comprises of a Queen bed and mattress, with walk in robe. The second bedroom has two single beds and built in robes. The master bathroom has a shower and toilet, and the second bathroom has a shower over a bath tub and also a toilet. I have a full size washer and dryer, iron/board. On the balcony you'll have amazing views of the city and Yarra River, Crown Casino, and all the way out the Dandenong Ranges. One secure undercover car space is available free of charge via remote entry. My apartment is the ideal place to spend your holiday, work trip, shopping spree, or to enjoy a sport or concert or arts event. Guest access You can be met at the airport by your very own personal chauffeur JAY for return transfers to Skyhigh at rates cheaper than a taxi. You will be assisted with your LUGGAGE and checked into your home away from home. If you require FREE PARKING, you will be met at the apartment itself and directed to your one designated SPACE. You will be given KEYS with electronic SECURITY access. FREE use of the INDOOR HEATED POOL, GYM and TENNIS COURT is YOURS! If there is any maintenance or weather related reason for building management to restrict access to the pool, gym, or tennis court for all residents, Airbnb guests will not be able to demand a refund in part or in full for their stay, as this is outside the control of the host. Any known restrictions to these facilities will be provided to the guest in advance. Tennis court must be booked through Jay on a first come, first served basis. There is a 24hr CONCIERGE for assistance with anything OTHER THAN your private space (directions, emergency assistance, common area facilities etc). Other things to note New Victorian laws relating to the conduct of short stay guests are now in effect. You must be aware of and comply with the following information to avoid financial penalties that may be ordered against you by law. Whilst in the apartment including the common areas (this means the building reception, lifts, hallways, carpark and any area that is shared by other occupants of the building) you MUST NOT: Make any noise, or behave in a manner that interferes with the peaceful enjoyment of any other occupants of the building. Create a health, safety or security hazard affecting any person, or cause any damage. Obstruct the lawful use and enjoyment of the common property of the complex. Penalties: These new laws make Airbnb guests liable for their actions, and you will be subject to compensation to any and all affected residents of up to $2000 in the building for each breach. You may also be ordered by VCAT to pay a fine of up to $1100. This means that if you affect residents with your behaviour that is consistent with the above explanation of the law, you may be ordered to pay $2000 compensation to each and every resident affected by each and every breach you are found liable for. If your conduct results in your host being prohibited from continuing to provide short stay accommodation of this apartment, you may be subject to civil action, where damages of up to $200,000 may be sought from you. By agreeing to the terms of the short stay agreement, you are accepting full liability for your actions. If your intention is to use this property for a party, gathering, or for any reason that you feel might breach the above short stay laws, please let me know right away and I will consider a cancellation with a full refund and no penalties other than Airbnb’s booking fee. If you do not advise me within 24hrs of reading this notice that you wish to cancel, my usual cancellation policy will apply. If you are found to be disturbing the peace and enjoyment of any resident in the building you will be asked to leave immediately. If you do not leave immediately the Police will be called to remove you from the premises.
