Collaton Farm is steeped in history, it has been the site of a Manor house, then a Dairy Farm, now dwellings. The Linhay is a converted agricultural building. It is perfect for a couple or small family to stay, with or without a dog. The property is light and airy and the decor is modern and is comfortable. 2 acres of private countryside land is available to use and explore. In the Parish of the riverside villages of Newton Ferrers and Noss Mayo near to the Devon coast and beautiful beaches. The space The Linhay is accessed by climbing the original stone steps at the back of the property to enter on the upper level. It can also be entered on the ground floor if desired. The reverse accommodation provides a double bedroom and tiled shower room on the lower level. On the upper level is the airy exposed beamed living room and a separate kitchen. The kitchen includes an integral dishwasher, fridge, electric oven, ceramic hob and microwave. A utility room with washing machine is available to use and accessed from the courtyard of Collaton Farmhouse a short distance from The Linhay, with a clothes horse or garden rotary line for drying. The living room provides a 3 seater/double sofa bed, a dining area for 4 people and includes a Television with Freesat. WiFi is provided. Board games are also available. I supply a complimentary amount of tea, coffee, sugar, herbs, olive oil, kitchen and toilet rolls, cleaning products, dishwasher and washing machine detergents. Guest access The Linhay has a garden at the rear for your sole use and there is also gated access to 2 additional acres of wooded meadow which you are free to access and explore or use for games & picnics. The garden and meadow both are secured with field fencing for dogs. There is an outdoor dining/BBQ area in the Meadow also and a pitch to play Boules (Petanque). There are sculptures to enjoy and 'Fairy' Doors for children to discover. Please be aware that the land can be uneven in places (rabbits and other animals dig holes!). There is access to a washing machine in Collaton Farmhouse courtyard a short distance away. Other things to note A well mannered Dog is welcome, The Linhay has a fenced garden area. The meadow has field fencing also. There are two other dogs around Collaton Farm both of whom are good natured. There may be other visiting dogs with Guests staying at Collaton Farm Cottage.
