Relax on the private roof deck of your super-clean roomy beach house, just a block from the beach. A grocery store, bars, restaurants and shopping are all an easy stroll or bike ride from your cozy beach house. With two good-sized king bedrooms and two bathrooms, this beach house is ideal for two couples or a small family. We can accommodate up to 5 guests (including infants) with the use of an air bed or pack n play. A signed rental agreement is required to confirm reservations. NO PARTIES! The space Just park your car in the garage (a huge plus since street parking is so hard to find!) and start your vacation! Bikes, beach chairs, boogie boards, a surf board, beach umbrellas, coolers, corn hole boards, bocci & other beach toys are all available in your shared garage. If the other unit has guests staying while you are there, the “extras” will be available on a first come, first served basis but there is plenty of everything. This pristine 2 bedroom/2 bath 1200 sq ft beach house has a very well-stocked, gorgeous kitchen with quartz countertops and stainless steel appliances including a gas range, microwave, refrigerator with ice maker and filtered water and a Bosch dishwasher. A kitchen island serves as the dining table and accommodates up to 4 people. The comfortable living room has an expansive sectional sofa, 55” Roku tv (wifi, cable, apple tv) and cozy gas fireplace. The larger of the two bedrooms and a bathroom are on the main floor. The master bedroom, which is a bit smaller, and attached master bath are on the second floor. The master bath has double sinks, a beautifully tiled shower, separate room for the commode and a walk-in closet. The roof deck is a fantastic spot offering peek-a-boo ocean views, a fire pit and a comfy sectional sofa & chair as well as a couple of chaise lounges. It’s a great place for soaking up the sun or having a cocktail in the evening. Laundry: A full size, stackable washer/dryer is located in the unit on the second floor. Laundry detergent and dryer sheets are provided. We also have a one bedroom/one bathroom listing for the front unit in the duplex- it’s a bright, sunny and cheery 700 sq ft apartment with a compact, yet complete kitchen, great little bathroom, Cal-King bedroom with tons of built-in storage and a large private deck. If you need that extra bedroom, or would prefer the additional privacy that an air mattress in the living room can’t afford, you may want to inquire with us about booking both places. General Info: Parking: You will have use of the right side of the garage and may park one car. Although the garage is longer than most, it is about 4-5 feet narrower than standard 2-car garages, as are most in Newport Beach. Since you are sharing the garage with the guests of the other unit, please be very careful not to ding the other car next to yours. There is an arched garage door so large SUVs will not fit. For example, a Tahoe is both too tall and too wide. If your car is too large, you will need to find on-street parking. Please contact your host to verify if your car will be allowed to park in the garage. Beds: First floor bedroom has a Cal King bed. Second floor bedroom, the master, has an Eastern King bed. Twin airbed and Pack n Play available upon request. Linens: Linens, blankets, quilts, pillows, bath towels, kitchen towels and beach towels are all provided. Kitchen/Supplies: The kitchen is super well supplied with dishes, cookware, silverware, blender, toaster oven, a Keurig and basic spices. We will supply some paper products to get your vacation started, however you may need to supplement or replenish the paper supplies during your stay. Also, bring your favorite K-cups for the Keurig! We will have a 18 K-cups on hand for you but, if you’re a coffee lover, you’ll want to have more! BBQ: Located just outside the kitchen door. Rules: Minimum rental age: 25 years old Maximum of 5 people allowed, including infants. A rental agreement, signed within 72 hours of booking through Airbnb, is required to confirm reservation even if using the "Instant Book" feature. This rental is strictly smoke and drug free. Please no smoking of any product (cigarettes, cigars, pipes, cannabis, e-cigarettes, etc) anywhere on the property including the deck, sidewalks and driveway. No parties or loud music. While we do want you to enjoy thoroughly yourselves, ours is not a "party rental" - there are plenty of those available elsewhere on the peninsula if that's what you are looking for. This block of 35th street is mostly full time residents who are, sadly, not on vacation and have to go to work in the morning. Out of respect to our neighbors, outdoor patio gatherings should end by 10PM. Gatherings on the property are not to exceed 7 people including renters and their guests unless prior approval is provided by owner. Guest access Both your front door and the garage doors have keypads. You will be provided door codes prior to your arrival. The garage space is shared with guests staying in the other unit of the duplex. Other things to note Something to note: Cell service in this unit is sketchy, although it is fine up on the roof deck. If you have Verizon, especially, you will likely need to place calls while stepping outside. As an alternative, you can just hook up to our wifi and make calls over wifi instead of cellular.
