Silana Apartment Rome

This cosy and sunny mini apartment is on the 2nd floor of a gracious 1913 building with 5 steps up to the elevator, composed of a bedroom, a living-room with a kitchenette and a bathroom. The apartments are part of my 200sqm apartment, where I also work but totally independent with private doors that open on a service corridor, external to the private units . Colosseum is at 15 min, metro at 5 minutes. Please DON'T BOOK ME IF SMOKERS and write me your travel info at booking to get the keys. The space Silana apartment is not a B&B but a self catering apartment with no daily service and it is located jn the bubbly Esquilino neighborhood. I've been hosting personally for many years another apartment and Silana is the new born cool little sister! You will like her. Silana's spirit is antique. My private office area is nearby. My private area is at about 15 metres distant with walls separating us so…we will not interfere in each other’s lives but you can easily contact me if you need help or info! The location is at 10 min from anywhere in Rome as it is at 5 minutes from the underground and from Termini railway station (in 3 hours you could be in Venice, i 1 hour in Florence or Naples!); it is perfect for 2, comfortable for 3 ; guests are not abandoned as I live very close (but not too much!). A special "house guide" full of info, tips and local area maps will be given to you upon arrival as well as a first orientation. The windows are double-glazed and the walls are extremely wide (70cm) which keeps the internal temperature moderate and with low humidity in all seasons. AC is present . The bedroom has a double bed that can be separated into two singles: PLEASE NOTE THAT IF YOU DON’T SPECIFICALLY REQUEST TWO SINGLE BEDS IN THE BEDROOM, TWO GUESTS WILL GET THE DOUBLE BED, 3 GUESTS WILL GET THE DOUBLE BED AND ANOTHER SINGLE BED IN THE SAME BEDROOM. The apartment is perfect for two and comfortable for 3 in the same bedroom. All guests say the mattresses are super comfortable as they are KING SIZE BEDS! . It’s important to know what beds you need in order to organize the bed linen. Beds are 190 x 90, so exceptionally large for Italian standards! There is also a special "magic" photocatalitic paint all over the apartment that litterally eats indoor pollution using sunlight so to keep air inside as in the countryside! Resuming: - the bathroom has 1 step up to access it - double glass pvc windows - 70cm wide walls for perfect insulation against heat and cold - top class AC for both heat and cold - 100mbit internet wifi and LAN connected led flat tv with hdmi in - magic photocatalitic paint on the walls against indoor pollution - central heating - special house guide, maps, help and what you can read on my reviews - flexible check in /out - assistance if needed - basic food and essentials provided but keep in mind that Silana is not a B&B but a self catering apartment with no daily service. -The double bed is made of 2 single beds but only 1 guest over the last 8 years complained about that. 2 launderies are just downstairs at 30 metres. The place is ABSOLUTELY NO SMOKING to preserve the following guests and so if you are a smoker please don't book us even if you are thinking to smoke out of the windows as I will not have time to purify air and curtains and if I do so the apartment will be freezing cold or damn hot because of windows open and I'll be in great trouble and may not be able to host the following guests and may have to ask for damages. If you will still book us it wil be not nice towards us and I'll have to check first and ask a E 100 surcharge to cover energy waste or following guests canceling their reservation or I may ask you to leave without a refund. So please keep all this in mind. We do super prices and make many guests happy as you can read but we trust in our super guests to cooperate... Guest access If you book directly please MAKE SURE to write me your landing time in Rome as soon as possible as we need to agree a check in time as I'm not here h24 and need to organize myself. as check in time limit is by Midnight,please don't book me if your flight is landing after 22.30pm to avoid cancellation of the booking. You will have access to the apartment through the main apartment's entrance area (about 12 sqm) which is now empty but soon it will be furnished with even more useful essentials and amenities . The main entrance is shared with the second mini apartment which is next to yours) . The apartment is private and all for you. It is all inclusive , no hidden costs and it is as in the photos. Just be careful at night or early morning not to make noise or speak loud in the courtyard or in the staircase. Energy is unlimited but please use common sense rules as in Italy the temperature difference between outside and inside should never be more than 6-8 degrees for both health and energy reasons. If you don't like AC, fans are also provided. Please tell me if you are couples or singles to prepare the right beds AS WE WILL ASSUME THE DOUBLE BED IS OK IF NOT SPECIFIED as you may want to share the double bed for practical reasons or for any other reason etc. If you arrive too early and before 15PM or if you have to leave well after check out time at 10AM we can do check out, take the keys back and hold your luggage for you and agree when to meet to collect them, no problem BUT I NEED TO KNOW IT, so please tell me so to organize for the best. If no one is in...we could also do an earlier check in IF possible, so don't take it for granted. We try to help when possible. No added costs for keeping luggage or for flexible check in -out or for taxes. Other things to note - It is not allowed to cook whatever spicy and "odour persistent" food inside (if it smells good or bad it makes no difference) to preserve the right of the following guests to have a clean and neutral environment. I recently spent 4 days to "clean the air" in one of my apartments and luckily I did not have bookings. In case of violation and consequent loss of profit I will need to claim for damages and lost bookings so please DO consider this and maybe opt for a pizza! The double bed is made of 2 single beds but only 1 guest in 6 years complained about comfort. 3 single beds configuration available on request and possible to change nets and mattresses with softer or harder ones. NO CHECK IN AVAILABLE LATER THAN Midnight (especially if you don't tell me before) , so please keep this in mind as I will not be available. So don't book me if landing at 23pm unless you get a taxi direct here. The apartment has both central and autonomous heating (consider that in winter the internal temperature is normally 18 degrees without heating) , top class AC is present in case you feel like it, free wireless and LAN 100mbit fast internet, free LAN streaming 43 inches flat Smart LED TV in the sitting room with . TV has HDMI plugs to connect laptops and screen share functions if you like. Silana's size size is about 28 square metres. Guests are not abandoned as I work right next door to you, but the apartment is private and independent with its own front door and separate keys. I’m always available if you need information or help, also through email or Whtsp if I’m at work. There is a special house guide in the apartment, in English, full of information and tips, and a map of our local area indicating the nearby supermarket, public transport, eating-places etc. will be given to you on arrival, as well as a first orientation: it has been GREATLY appreciated over the last 16 years! A free laundry voucher (E7 max for wash and dry) will be given to you if you need it as it seems more practical at present than having a washing machine inside. The laundry is just in front of the building and open till late . The apartment is NON SMOKING to preserve hygene and the following guests: I may not have time to aerate for 5 hours...or worse so please don't book us or I'll have to ask you a E 50 risk-surcharge at check in (but it doesn't mean you can smoke) . If you arrive too early (before 15pm) and other guests are leaving on the same morning, I can keep your luggage at my home on arrival (while the apartments gets prepared for you), give you a special local map, with nearby monuments, supermarkets and shops to visit before coming back to your apartment. You can even choose to check in later if you will prefer to stay out without wasting time to check in at 15 pm and come back in the afternoon or evening. I never had complaints so...be trustful :) I can also keep your luggage in my home (if there are other guests arriving the same day) when you are about to check out in the morning, usually by (10 am) so you could have an extra day out before collecting the luggage and rush to the nearby Termini train station, or go downstairs to the taxi I will book for you . If no guests inside I can let you check in earlier or check out out later IF possible: no problem. There is a very warm light all inside the apartment, very relaxing; There are many restaurants and shops around. There are a lot of tourists around this area as it is the best connected place in Rome! You will find them at the supermarket in the late afternoon...but I can suggest you places nearby where you will not find one! It is all written in my special guide or just ask me. PLEASE follow these basic rules valid in ALL modern EU capitals to avoid being pickpocketed: 1) NEVER keep your wallet or phone in the back pockets 2) NEVER keep your backpack on your back but keep it on the front and watch it if on buses etc 3) NEVER leave bags hanging from chairs in bar or restaurants inside or outside 4) NEVER let people come too close to you, pay special attention where crouds are such as metro, bus, OR EVEN WALKING with a lot of people around you. 5) If a group of small kids starts coming around you, 99% they are going to steal from you by pushing and distracting you because they can see valuables so raise your voice and make them go elsewhere...but NEVER touch them. 6) Don't leave valuables on tables or walk with cameras or phone too distant from your body. 7) don't carry too much cash with you (and don't show it when taking money to pay for something) and leave documents at home. I only "lost" 1 guest's valuables in over 14 years because he didn't take me seriously and got pickpocketed: you are not going to ruin my average...will you? please note that there is no bidet in the bathroom.
