This unit is a 1-bedroom condo with a balcony at Grass Residences, located on the 19th Floor of the newly built Tower 4. It is a safe place to rejuvenate and relax with a 24-hour CCTV and security personnel. The space PLEASE SEND A BOOKING INQUIRY BEFORE INSTANT BOOKING. This condo unit is FOR SALE!!! It is a 27 square meters-one bedroom unit with a balcony with amazing amenities and a city view perfect for solo travelers, couples, and business travelers. Furnishings are of high quality with a touch of Scandinavian design. The bedroom has a comfy double size bed box and organic-ethical high-quality linen or cotton beddings for a quality shut-eye. The kitchenette is fully equipped for light cooking and your dining needs but without a range hood. The sitting area is cozy with a comfortable modern sofa, a 55 inches Smart TV, and a coffee table that is convertible as a dining table or working desk. The bathroom has a shower with a water heater, bidet, and a one time set up of bathing/showering essentials (shampoo, conditioner, bath soap, and tissue paper). *Other inclusions* - Unlimited 20 Mbps Internet Access - Cable with local and international channels - Landline for free local calls - Hairdryer - Iron and ironing board - Towels - One time full set up of beddings - Dishwashing liquid Guest Access to the following facilities/amenities has a corresponding fee, and access will be during weekdays only but not during a national holiday that falls on a weekday. The use of facilities could be arranged at the property's Admin Office. Other facilities are free to use like picnic areas, playgrounds, outdoor lounge areas, cabanas, and jogging paths. *Swimming Pool (Adult) PHP 150 *Swimming Pool (Kid) PHP 150 *Fitness Gym PHP 150 *Basketball Court PHP 150 *Badminton Court PHP 75 The tower has a backup power system, fire alarm and sprinkler system, CCTV system, and bellhop service. Other Things To Note: The unit can only comfortably accommodate two people, but there is flexibility for a family of three. Before booking a family of three, please let us know beforehand. The unit does not have a private car park. Nevertheless, there is a guest pay parking available within the property on a first-come, first-serve basis. The washer and dryer are not available inside the unit. However, there is a laundromat opposite the tower entrance. Condominium dues, electric, water, internet, and cable TV are included in the room rate for short stays. For 15 days booking or more, we will provide a Notarized Tenancy Lease of Contract to be signed upon arrival. Thus, guest/s will have the sole privilege associated with the unit and have instant access to all facilities and amenities for free daily. Towels are provided upon check-in. We can offer you more fresh towels for a charge of PHP 100 per towel should you request in advance. The pools do not provide beach/pool towels; hence please bring your own. Swimming pool rules by the Property Management Office that guests and residents alike should observe at all times. * Allowed swimming attire for women: swimwear, wetsuits or cycling shorts * Allowed swimming attire for men: wet suits, swimming trunks, and board shorts. * Diapered children, babies/infants, are not allowed in the swimming pool. * Must take a shower in the facilities provided before using the swimming pool and shall bring your towels. * After swimming, dry up and wear appropriate dry clothes when leaving the area. * Water sports are not allowed, and diving is strictly prohibited. * Parents/guardians must accompany and supervise their children. * The swimming pools are not manned by lifeguards, so users are advised to take all necessary precautions. Should you need housekeeping, you can arrange it directly with my representative for a charge of PHP 750 per time. Extra bedding will be charged at PHP 300. Please take note that there are some restrictions that we need to comply with: *The unit is for residential purpose only, STRICTLY no commercial, event or parties. *Strictly no smoking within the unit and tower. There is a designated area for this. *No cooking of smelly food. You may use the induction stove for light cooking only like boiling, steaming, and reheating. Strictly no frying or grilling of any kind. We always aim to provide our guests with fragrant living spaces, so if this rule is broken, we have the right to ask for extra cleaning charges upon your departure. The foul smell can linger inside the unit for days, and this would also require deep cleaning, which is costly. *When using the kitchen sink, please be mindful to leave the sink basket attached to the sink strainer; thus, food particles will not clog the whole sink system. When this happens, the grease trap will emit a foul odor that surely you wouldn't like. Please take note that before your arrival, the grease trap is already cleaned. *Pets are not allowed. *Strictly no tampering of fire protection devices inside and outside the unit. Monetary penalties shall be imposed for any violation/s or non-compliance with the House Rules. An amount of P1K shall be charged for lost keys. "SNEAK IN" Php 500 per person per night fee for sneak ins and showing up with more than the total registered guests unless we give you a written okay ahead of time. Unauthorized GUESTS No unauthorized guests. Only authorized guests listed in the reservation are allowed on the property. ADDITIONAL GUESTS Additional guests can be authorized at the hosts' discretion subject to payment of the additional guest fee. Other Guests over our occupancy level of 2 guests will be charged Php 500 per person a night. Check-in is as early as 2 PM, and check-out is at 11 PM. Thus, you can enjoy a 21-hour stay. Flexibility can be granted but subject to availability. For unavoidable circumstances that you cannot arrive within the check-in timeframe, please do let us know so we can provide you more flexibility and that we can plan our day smoothly. During check-in, my excellent representative will be there to welcome and assist you. Building Administration and Security Personnel will only allow registered guests in the property; hence, we need to obtain your valid government ID before check-in or upon booking. Aside from the recreational facilities, The Fern Tower has well-maintained picnic areas, spacious lounge areas, cabanas, playgrounds, and also courteous and very helpful concierge staff. I have invested with high-quality modern furnishings for my guest/s comfort, and I would appreciate if guest/s would also use the space sensibly and that they will abide by the house rules. I would like to reiterate the following: * THE UNIT CAN ONLY COMFORTABLY ACCOMMODATE 2 PEOPLE. ONLY PEOPLE WHO HAVE GUEST PASSES CAN SLEEP IN THE UNIT. *VISITORS ARE ALLOWED BUT NO MORE THAN TWO AT A TIME. BY 10 PM, VISITORS SHOULD HAVE LEFT THE UNIT ALREADY. * STRICTLY NO SMOKING WITHIN THE UNIT. * NO HARD DRINKING, PARTYING, AND CONDUCTING ILLEGAL TRANSACTIONS/ACTIVITIES. * NO COOKING OF SMELLY FOOD, FRYING, AND GRILLING. * NO PETS. * NO TAMPERING OF FIRE PROTECTION DEVICES. * NO TRASHING, TREAT THE PLACE AS IF IT IS YOUR OWN. We also offer airport pick-up and drop-off and also private transport getting around the city to nearby places and or provinces.
