Your bedroom has a really comfy quality queen sized bed, fresh linen and is fully furnished - so you'll find a large TV, bedside drawers, wardrobe, desk and lamp as well as an occasional chair and side table. I'm happy to provide all sorts of information to help you have the best possible stay - just ask :) The space Large room with high ceilings in a quiet and incredibly beautiful, leafy pocket of South Yarra. A really wonderful location, a 50m walk from the train station, and several minutes walk to a few tram lines. Many parks, shops and cafes are in close proximity (10 minutes walking or less). The house is fully furnished and equipped with everything you might need. There are plenty of books if you like reading too. The large private outdoor spaces of this property are great for winding down and relaxing in. This is incredibly rare for a property to have, whilst being about 10 minutes by train to Flinders St Station. Please note there is no smoking allowed anywhere on the property. Guest access - The kitchen is fully equipped (if there is something you cannot find - just ask as we may have it available for use from our larger kitchen) - The bathroom is shared with the one other guest that may be residing at the property at the same time as you - The living room is shared - Linen, blankets and towels provided, additional are available if needed - Great back yard with hammock and outdoor seating - Parking permit available on request During your stay I'm always available to offer advice (in person or via message if I'm not home) and happy to have a chat if I'm free. Also equally happy to give you space and have minimal interaction :) Other things to note You are welcome to tea, coffee and milk. If you are cooking, you can feel free to help yourself to basics like our spices, salt, pepper and oil. Please be warned that this is our home, not a five star hotel and as such, you can expect occasional minor untidiness, some noise and even a bit of dust :) Strictly no parties policy: If you are planning a party or invite friends (who are not included in the reservation), this listing is NOT for you. If we see or are informed about guests of guests arriving/loud noise etc, we will ask you to leave immediately. No refunds will be provided in this case. The space is shared by myself and up to (but sometimes less than) three guests in total at any one time.
