Villa Paulina is a private art residence overlooking Dubrovnik Old Town, Lokrum Island and the Adriatic Sea. Built in the 1930s, it combines Mediterranean architecture, contemporary Croatian art and timeless views. The pool reflects the sea so closely that the horizon seems to begin at its edge. Mornings arrive with the first light over Lokrum, evenings end above the illuminated city, and throughout the day the changing Adriatic light quietly reshapes every room, every terrace and every memory. The space Villa Paulina is not simply a villa overlooking Dubrovnik. It is a house shaped by light, sea and time. Built in the 1930s above the Adriatic, the villa occupies one of Dubrovnik’s most remarkable positions, with uninterrupted views of Lokrum Island, the Old Town and the open sea beyond. Here, the city is close enough to be part of every view, yet distant enough to preserve a sense of privacy and calm. The house reflects the elegance of Mediterranean Art Deco architecture, a period when proportions, craftsmanship and natural light mattered more than trends. Throughout the day, sunlight moves across terraces, stone walls and living spaces, creating an atmosphere that changes from hour to hour. No two mornings feel exactly the same. The ground floor forms the social heart of the villa. A professional kitchen invites long Mediterranean lunches and evening gatherings, while the spacious living room, centred around a grand piano, offers a place for conversation, music and quiet moments overlooking the sea. A separate lounge provides additional space to read, relax or simply enjoy the slower rhythm of life above Dubrovnik. The villa accommodates guests across several uniquely designed bedrooms. The Grand Suite occupies the first floor and opens towards Lokrum and the Adriatic, offering some of the finest views in the house. Two further bedrooms on the second floor enjoy sea views, balconies and perspectives that stretch from the island to the Old Town. The attic suite presents a more contemporary interpretation of the villa’s character, creating a striking contrast between modern design and the timeless landscape outside. Art forms an essential part of Villa Paulina’s identity. Original works by Croatian artists Petar Dolić and Nikolina Šimunović are displayed throughout the residence, creating a dialogue between contemporary culture and Dubrovnik’s historic surroundings. The villa functions not only as a place to stay, but also as a living collection where architecture, landscape and art coexist naturally. Outside, life unfolds around a series of terraces suspended above the sea. The main terrace features a swimming pool whose surface mirrors the Adriatic so closely that water and horizon appear to merge into a single landscape. A separate terrace with a hot tub offers a more intimate setting for evening relaxation, while the private sauna provides another space dedicated to rest and wellbeing. Many guests arrive intending to explore Dubrovnik’s monuments, walls and museums. They certainly do.
