Bockton Cottage is Located in a pretty, peaceful hamlet in the beautiful Dorset countryside. Comfortable yet spacious, with two reception rooms, a recently refurbished kitchen/diner, four bedrooms and large private garden with hot tub if desired. With ample restaurants, country pubs and dozens of activities and beaches in easy reach, this is the perfect location to keep the whole family entertained, whatever the weather! The space This grade ll listed cottage is situated in a quaint hamlet with easy access to the A35. It is surrounded by lush green countryside, yet has all the modern technology within the house which you would hope for. With a TV in both of the two reception rooms and in one of the bedrooms, offering Netflix and Amazon and an Alexa in several rooms of the house with unlimited Amazon music. Wifi is strong and there is a dedicated work space in the snug. The Local Area: The cottage itself backs onto the grounds of Kingston Maurward stately home and Animal Park. The animal park is free entry and can provide entertainment for all ages. Alternatively, have a picnic in the beautiful manicured gardens or take an evening stroll round the lake or along the leafy riverside walk. The Wise Man is a stunning country pub just a mile away which serves excellent food and is family and dog friendly! We are also a minute's walk from the school which Thomas Hardy attended and less than a mile from Thomas Hardy's Cottage in the beautiful Thorncombe Woods nature reserve. We are a 2 minute drive from the pretty, historic town of Dorchester and it's neighbouring Poundbury, (designed by King Charles III) with all the interest and convenience that this brings. Other local activities and day trips to suit all ages are plentiful with museums, castles, water sports, Weymouth and the spectacular beauty of Lulworth Cove and the Jurassic coast. The Tank Museum, Monkey World and hiring a rowing boat in Wareham prove particularly popular! As local hosts we would be very happy to share our extensive local knowledge with you. Accommodation: Bockton Cottage was built in mid 19th century, with several later extensions. The cottage has been decorated to a high standard, in keeping with the era. This is our family home, with all the conveniences that this brings, including a well equipped kitchen which has a hand-crafted, solid oak dining table which seats up to 7 guests. The Rayburn provides heat and an alternative cooking space in the cooler months whilst the double Rangemaster oven, with grill and 5 induction hobs can be used throughout the year. Alternatively, the large garden lends itself to fantastic barbecues on balmy evening with stunning views across the surrounding countryside, perhaps followed by a relaxing dip in the hot tub! The kitchen also has a quartz topped island with sink and breakfast bar and a separate coffee station. The large larder provides you with plenty of food storage and we will leave all the dried herbs and spices for your use, as it can be a pain to buy that one jar of paprika on holiday for just one recipe! There is a small boot room to the rear of the kitchen, with washing machine, tumble drier, microwave and spare sink. From here, you can also access the garden. The spacious front room has a log burning stove, large 4 seater sofa, snuggle chair and TV. The snug is next door to this room and offers an alternative seating area, which has a piano (tuned and played regularly), desk and TV, with patio doors which lead out to the garden. The downstairs family bathroom has a walk in shower and a separate bath and has recently been refurbished. You will have access to 4 bedrooms. Upstairs, there are two double bedrooms and a single bedroom. The fourth bedroom available to guests is "The Nook", a converted outhouse double room with en-suite bathroom in the garden, just 20 meters from the back door. With three double and one single bedrooms, it offers comfortable accommodation for up to 7 guests. The master bedroom has an en-suite bathroom with a large walk-in power shower. An additional double room has a small double bed and chest of drawers with lovely meadow views. The single bedroom has views to the front across rolling countryside. This room belongs to our teenage daughter and the walls are personalised as a result, (please see photos). It has a cabin bed, so would probably suit a younger guest. "The Nook" houses a double Ikea sofa bed with the addition of a memory foam topper. It has an en-suite toilet and shower and a large wall-mounted TV. It also has access to a courtyard outside the patio doors. The Nook has all the comfort and safely features that you would expect, including wall mounted electric radiator, smoke alarm and carbon monoxide monitor. This space would be ideal for use by older children or teenagers, who particularly enjoy having their own space! We are very happy to welcome you into our family home. Guest access This listing is for the whole property, including courtyard directly behind the house, and a large private garden laid to lawn with decking area, hot tub and bbq. Terraced garden leads to lawn area, so please be advised that the main garden may be tricky to access for those with mobility issues as there are a number of stone stairs to navigate. Also includes off road parking for 2 cars on a gravelled drive. Other things to note There is a hot tub in the main part of the garden. It accommodates up to 6 people. It is in a very private location and is not overlooked. If you would like use of this hot tub, there is an additional surcharge of £20 for your entire stay which goes towards filling, cleaning and electricity costs. If you would like use of the hot tub, please let me know when booking. Your well-behaved dogs are very welcome!
