Studio apartment located on the second floor of a traditional century-old building, equipped with all modern amenities for a comfortable stay. It is located less than 300 metres (a 5-minute walk) from the “Combatentes” metro station, offering quick, easy and convenient access to the Historic Centre (a 6 to 8-minute journey to Aliados / Historic Centre). It features an outdoor area with a private, covered and heated swimming pool (from late September to May), shared with the other guests. The space Century-old stone building with wooden beam structure, comprising several modern apartments and studios that are fully furnished and equipped. It is centrally located with excellent access. The building was fully renovated in 2017, preserving its original features and history. It has an unusual layout and modern furniture, providing comfort for our guests. All units include a bathroom with a shower and a fully equipped kitchen with fridge, freezer, oven, hob, coffee machine, microwave, crockery and cutlery. The apartment also includes Wi-Fi. Please note that this is a second floor apartment with no lift. Registered with Turismo de Portugal under no.: 38280/AL Guest access Guests have access to all apartment amenities and to a shared outdoor area with a private swimming pool, where they can sit and relax while enjoying the sun after their time in Porto. The entire property, including apartments, common areas, garden and pool, is for the exclusive use of guests and property staff. Access is not permitted to anyone outside these groups. Other things to note Quiet Time: 10PM - 8AM Maximum legal capacity of the flat including children and babies: 2 persons. Bookings with more adults, children or babies are not accepted and will have to be cancelled with the conditions of the flat's cancellation policy for violation of the flat's legal tourism license. Since we do not have reception or room service like hotels do, we need to schedule your check-in time at least 24 hours in advance so that we can schedule personal check-in and activate your code that will give you access to the flat. If the check in is not scheduled in advance or there is any delay longer than 30 minutes, we will do our best, but if there are other Guest appointments, we may take up to 2 hours to reschedule new time and activate the flat access code. Although rehabilitated, it is a centenary building, located in a historical area, which in order to preserve its history and originality, still maintains the walls made of granite stones and the floor in oak beams so that, as in all centenary buildings, it is not possible to have the thermal and acoustic characteristics of modern buildings. It is important the mutual respect of all the guests, namely the silence hours between 10 pm and 8 am. The heating and cooling of the flat is done by Split Air Conditioning. If any unavailability or restriction occurs, we will do our best to solve it, namely by replacing it with a portable heater or an electric fan. Assistance dogs are only considered to be those that respect Portuguese legislation, presenting the respective accreditation issued by an establishment belonging to the list of the National Institute for Rehabilitation, the respective civil security insurance for damage caused to third parties, and that always carry the respective badge in a visible manner. Their movement may not be allowed in the common areas of other airbnb guests for reasons of severe allergies or hygiene or other force majeure. The use of a protective mask is mandatory in all indoor common areas for persons demonstrating symptoms consistent with Covid-19. It is not possible to stay in this accommodation for quarantine purposes due to Coronavirus (COVID-19). Due to the COVID safety protocol, packages of olive oil, salt, pepper and other consumables cannot be shared and are therefore not supplied. All extra or additional services to the initial booking, or welcome offer, are not included in the initial booking and, if requested, are payable on handover, directly to us or to the partners providing the services. Airport transfers 29 to 45 euros, breakfast served in the flat 8,5 to 11 euros/person, extra set of amenities or toiletries 10 euros, extra towels or sheets 10 euros, extra cot or set of clothes 15 euros, extra cleaning of the flat with linen change 35 euros. In reservations for two people, the sheets for the use of the sofa bed are considered as extra or additional service to the reservation. In case there is any impediment in the washing machine, we will do our best to solve it. If it is not possible to solve it, we will try to do the laundry in another flat, or we will indicate a self service laundry nearby. This is a green flat, which uses only green energy, avoiding the use of more polluting energy such as oil/gas. Thus, it uses 80 litre electric water heaters which unlike gas boilers, if all the water is consumed, it is replaced by cold water and has to be heated again. It is not allowed to enter the flat before check in, or without prior authorization from the host. The personal check in must be booked in advance. Reservations made by third parties are not permitted, therefore the reservation must be in the name of the guest and at check-in, guests must present a photo identification document The reservation holder must be present at check in and the stay can only start with their presence. All persons on the reservation must present photo identification. After 8pm, or in exceptional cases, we can authorise and accompany the entrance to the flat from a distance. In these cases the check in in person must be done until 12 o'clock the following morning. Exceptionally and by prior mutual agreement, due to late flights, we can accept entries after midnight, with check in in person, until 12 noon the following day, but if any problems or impediments arise after midnight, we can only provide support the following day because we will not be accompanying you. No strangers to the reservation are allowed inside the property without prior permission of the host. If any problems occur with the trip, or flat conditions, guests have 24 hours after check-in, or discovery if it occurs after, to report it and, if applicable, to request any refund if it is not resolved by the host within 24 hours of the guest's communication. Exceptionally, for cleaning or maintenance reasons, access to the flat by members of the team may be required. On the day of check out we issue an invoice, to the final consumer, for all stays, and in the name of the person who requested the reservation. If you wish to change or include a tax number, please let us know by then. It is not permitted to use the pool at night or to make noise between 22:00 and 08:00 in the outdoor garden and on its terrace. From October to April, the outdoor pool is covered and has water heated by heat pump. In case of extreme negative temperatures, or other exceptional technical difficulties, we will do our best but we cannot guarantee the heating of the water. In the pool area it is advisable to use a swimming cap and goggles. It is not possible to Smoke, eat or drink inside the pool or in the area around it. During the pool's operating period there may be some periods of immobilization for cleaning and maintenance. Have fun and have a nice stay! Registration Details 38280/AL
