Description
This deluxe, dedicated two-bedroom accommodation is light, fresh and airy. A great base to relax in the garden and games room or explore Sussex, Kent and beyond. Situated is in a quiet cul-de-sac with lovely country walks on your doorstep. Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London. The space THE ACCOMMODATION This is a dedicated holiday let all year round and for your exclusive use. You will not be sharing with others. The accommodation comprises two bedrooms, a spacious kitchen diner, a comfortable living room, a family bathroom, a small en suite, private patios and a small games room. The smaller bedroom of the two has a small en suite shower room and a comfortable double bed. The larger bedroom has a sumptuous superking bed (180 x 200) or can be two single beds) and is conveniently located next to the family bathroom. Extra beds There is a sprung mattress fold-out bed, also air beds, a travel cot and a high chair available if required. Please contact me if you require any of these. You will have complimentary fast wireless broadband. EE TV (formerly BT TV) with Netflix and many other channels. There is also a mini Bluetooth Bose portable speaker and a radio. The games room is accessed from your patio. It has a football table, plenty of games and jigsaws for all ages. You are welcome to take games into the main accommodation, especially in the cold winter months. There are two large bean bags for your use in the games room and in the garden on those lovely warm summer days and nights (we have more bean bags if you require them). You have a 2 private patios to the rear and side of the house. There is a small kettle BBQ and luxurious, comfortable chairs and two loungers. Access to the garage/games room is from the back of the house. There are a few steps to the patio and the games room. Access to the second patio is through your games room. This is a lovely spot to sit and relax, have a coffee/drinks, or lounge in the sun or shade on the sun loungers. You may move the sun loungers to the grass area if you wish. You may also use an outside table tennis table, situated in the garden, just ask me to set it up for you. If you travel here by train, I can usually provide a free shuttle to and from the train station. Please note that if you intend to walk to and from the house, the road leading to the house is a short but steep hill; great for your cardio-fitness!! Cleaning: Please keep in mind that when you leave, we do not add a cleaning fee. Our price is based on two people sharing one room. There is a small additional charge if two people wish to use both bedrooms and bathrooms. For bookings over 7 nights or more, the extra charge is no longer applied when two people wish to use both bedrooms and bathrooms. (£25 per person per night is charged after two people. This is already accounted for if you have entered the correct number of people in your booking.) Unfortunately, the accommodation is not suitable for pets due to allergies. There is also a large garden day room between your place and our house. This room is suitable for extra space during the day and is good to use as additional office space if you are working. The garden room is only available on request and is charged at an extra cost. Occasionally, it may be unavailable. Don't hesitate to get in touch with me for further information on this room. Additionally we have a large four-person tent available, which can be set up in the garden for an additional charge. Please let us know if you would like further details. There are two airbeds and most of the camping equipment you might require. The price will depend on your needs regarding the tent and camping equipment. Guest access The central area of the garden and the pathways are shared with us. Although the gardens are connected, we always prioritise our guests’ use of the space. Please feel free to enjoy the middle section of the garden at any time during your stay. We won’t disturb you. You may store bikes safely in the garden room and or the games room/garage. Other things to note Please do read the HOUSE MANUAL on Airbnb once you have booked. There is some very useful information in this section. Most main supermarkets deliver to your door. There is a corner shop five minutes walk away. The main town of Uckfield has a Waitrose, Tesco’s and a Tesco Express, all 10 mins' drive or 8 minutes by train. (If walking, please note that the road leading to the bungalow is a short, steep hill.) Important safety note: There is a very small and very shallow pond next to our house, which could possibly be reached by small children. The patio has a large step down along one side, by the accommodation windows. There are normal steps for access on both sides of the patio.
