On Moose Pond, our beautiful 2580 sq ft, 3 level, waterfront home on 72 acres with more than 300 feet of shoreline & more than 72 acres of woods to explore - includes kid friendly sandy beach & private boat dock! The house has 2 decks overlooking the lake, & are the perfect places to relax, or BBQ. Huge grass yard is great for playing - or letting your dog run around! Our home is cozy, clean, comfortable, well cared-for, and is the place for you and your family to make life-long memories! The space on Moose Pond, Private Sandy Beach Dock & 72 acre forest, hut tub 25 minutes to Conway NH We will allow family reunions and company get togethers. HOWEVER we are not interested in house parties. We live down the street, and will know. Our waterfront, 4 bedroom house is minutes from four season entertainment. Our property is three lots - a 1.5 acre waterfront lot (more than 300 feet of our OWN waterfront, not shared with anyone) - with an additional 30.5 acre lot abutting it, and a 40 acre lot abutting that. Our private dock is directly in front of the home - where you can keep your boat. There's plenty of room for two or three additional boats on our dock. Luckily, the boat put in couldn't be more convenient - is concrete, and well kept. The 30.5 acre lot is on a hill that overlooks Moose Pond; the hill is steep in spots and goes up about 400 feet higher than Moose Pond. ... Honestly, climbing to the top of the hill is more suited for those in decent to very good physical shape. Deer, moose, fox, rabbits, an occasional bear and who knows what else ... there is a wide variety of wildlife on the hill. High speed Wi-Fi throughout the house, and reaches to the dock. Flat screen TVs with Amazon Prime video. Linens, towels, etc are included in the displayed price. DOGS: We allow dogs ... but not dogs that need muzzles or have a history of being aggressive. We have a dog, and sometimes guests bring their dog. Our dog (a Portuguese Water Dog) has hair, and not fur, and your dog might smell other dogs (as well as guests bring their dogs). You agree to bringing ONLY ONE calm, obedient, happy pet. Guard dogs, attack dogs, or poorly trained dogs are not welcome. Puppies should not be allowed in the house. If you find your group has OTHER animals, or more than ONE dog, contact us. Let's discuss the situation before you rent. When pulling up to the property, you'll see that there is more than enough room for parking (there's room for 8 or more cars). The home has three levels - the top floor, the main floor, and the lower floor (which is the walk-out basement). There are four (4) ways to enter the home, through: a) the garage, which accesses the kitchen directly. b) the main floor deck - which has doors accessing the dining area and the living room c) the 'front door' of the home (which is inconveniently located on the north end of the home) d) the walk-out basement THE MAIN FLOOR - Kitchen, Dining Area, Living Room, Main floor deck, 2 Bedrooms, Full Bathroom The kitchen has everything a vacation house should have: -dishwasher, with tons of dishes & silverware for you and all of your guests -high quality Cuisinart coffee maker (with enough settings to please most coffee-afficianados) -large refrigerator -high quality gas range -microwave -bar area for chit chatting, making margaritas, or stacking the TO DO LISTs! The dining area has a table which can comfortably sit 6 people ... and leads into the living room. The living room has a large L shaped couch which has multiple reclining chairs. (On AirBnB this is listed as Common Spaces - and we did NOT add them to the sleeping locations .... they could be used though.) A coffee table for your drinks, or for your kids to use to draw or do a small jig saw puzzle. The pellet stove for winter will keep the main floor and the top floor toasty warm. The large screen TV is big enough for whatever! And we provide Amazon Prime Video options (which has thousands of options). We have a commercial grade wifi system - with three access points (APs) across the property. You can walk out to the main floor deck - which is about 500 square feet in size! The view is due east - and has great view of sunrise. The water is about 100 feet from the deck. Gas grill for your steak, grilled asparagus, and hamburger/hot dog needs! This is a PERFECT PLACE to eat lobster, crabs, clams, and corn! ALL from NH & Maine! Two bedrooms are along the western wall (aka the back wall) of the main floor of the house (the wall which is farthest from Moose Pond). On AirBnB these are listed as Bedroom 2 and Bedroom 3. The two bedrooms are separated by a bathroom; in a quasi "Jack & Jill" style. The "Pink Bedroom" - bedroom 2 - has a full sized bed and a twin sized, and the "other bedroom" has a queen sized bed. The each have a closet as well as dressers. The full bathroom is spacious, and has a door off of the hallway AND off of the "other bedroom". THE TOP FLOOR - Master bedroom, Master Bathroom, and private deck; On AirBnB these are listed as Bedroom 1. The top floor is the master bedroom and master bathroom; around 800 square feet! Plus the quaint top floor deck outside! We've just upgraded to a king sized memory foam bed. The bathroom has a large, 2 sink area for plenty of room to shave, do make up, or wonder if you've gotten a sunburn! The full shower tub is also great if you want to soak after a long day! While not romantic, there's plenty of room for a queen-sized air mattress if you're going to meet (not exceed) our maximum allowed people. BASEMENT - THE LOWER LEVEL - WALK OUT We are working on the basement making it 100% functional as a separate apartment. It currently includes a(n): . master bedroom suite (the master bath has a tub) is about 325 square feet . den with large screen tv with Amazon Fire Cube with Prime Video . laundry room - with front load washer and a front load dryer for your laundry needs! . a large refrigerator . full cabinets . full countertops . an additional sink and it will SOON include: . an additional dishwasher . an additional gas stove WATERFRONT to the east of the house. From the house you can head on down to the waterfront; our waterfront is more than 300 feet, with about 100 feet of sandy beach. Our dock is left in year round - and is great for swimming, boating, sunbathing, or launching a cross-country ski outing! On Moose Pond you can swim, waterski, tube, jetski, or just whatever. The town boat-put-in is SUPER convenient to the property! LARGE YARDS (front, side & back) Have young kids or picky campers? Set up your tent close to the house! Room to play badminton, yard darts, or whatever! PRIVATE 70.5 ACRES OF WOODS to the north and west of the house Go exploring. Hike! Search for wildlife. Set up some hammocks. Camp. Snowshoe. Take your dog for a walk. Snowmobile. Whatever. Guest access Everything except for the: Cleaning Closet (in the kitchen area- and locked by key), and Owner's Closet (which is locked). Other things to note Thanks for looking at our house. We love being here on Moose Pond! Our extended family: We've the grandparent generation, the middle aged, the teens, tweens, and a few older elementary school kids in the family. All of us find fun things to do here. My wife Judy and i have three kids - a freshman & a sophomore in college, and junior in high school - and we've had lots of family get togethers in all months/seasons here. My answers will be in line preceded by ...PAF... NO PARTIES Q. We want to have a reunion, get together of 14 people. Can we? ....PAF... I want to confirm that you are NOT HAVING A PARTY in any sense. It will be an event that IF YOU LIVED NEXT DOOR to my property, you would think is REGULARLY acceptable. YOU NEED TO read and respect the Airbnb Disruptive Parties and Events policy Understand that we do not allow disruptive events (regardless of what the event is called), and will call the county sheriff. If you're disruptive to the community, the sheriff can remove everyone from the address, the listing will be cancelled, and you'll forfeit all your money for the listing. This usually gets very complicated if EVERYONE is intoxicated, as then the sheriff, at the sheriff's discretion, can impound all the vehicles and arrest everyone for public drunkenness. We've never had to do this FOR THIS LISTING, but we've done it for a previous property. HOW FAR AWAY ARE YOU FROM THE PROPERTY ...PAF... to be very clear, we live a 1/2 mile away, and need to drive by the property when we go anywhere... therefore you'll definitely see us- . at check in . as we drive by when we go about our general business THE ROAD Q: The road in front of the house before you get to the water… Is it a main thorough fare? How many cars go by on a regular basis? I wasn’t sure if it was mainly used for access to your house or if it was busy. ...PAF... it is NOT a main road. About 150 feet past the house, the road turns to dirt. ...PAF... The only people that use the road live on it, as it is not a fast way to get anywhere. ...PAF... People drive slowly, and we've not had any complaints. OUR SANDY BEACH Q: The sandy beach access to the lake looks lovely. Has this changed in 2024? ...PAF... Nothing has changed with the beach. It's actually one of my favorite places. ...PAF... I love to sit on the beach or the dock, and watch the loons, other birds, the occasional bald eagle, and the frogs and the turtle. The turtle is seen a few times each week. Fish are easily seen from the dock. ...PAF... And if you want, you can catch fish for dinner. THE HOT TUB Q: Does the hot tub work? ...PAF... DEFINITELY. I LOVE IT... and have used it regularly year round. ...PAF... fantastic to watch the stars while in the tub. Q: We would be vacationing with our three teenage children and my parents Who are in their 70s and love swimming in the lake so just making sure it’s easy access. ...PAF... PERFECT! At the end of the dock the water is plenty deep to dive, jump off of. ...PAF... About 100 feet off show the water is only about 15 feet deep... ...PAF... as Moose Pond isn't very deep at this end, it is WARMER than the other parts of Moose Pond. THE ROPE SWING Q: Anything else you can tell us about the property would be wonderful. Thank you ...PAF... the rope swing! ...PAF... Our kids, nieces and nephews regularly make a flotilla and go over to the rope swing. It's about a 7 minute paddle/ float to get there. ...PAF... The older kids will often walk a couple houses down the street, and then swim across. ...PAF... The tree that the rope is attached to leans out at a 45 degree angle... and has a sandy beach below it. I've no idea who owns it, but it has been there forever. ...PAF... Consider renting a boat or a jet ski... As the perspective is totally different ADDITIONAL INFO: HIKING There are more than 70 acres of woods behind the house for you to hike. A FIT-VERY FIT person can hike up from the house to the top of the hill where "The Ledges" are located. The Ledges The backlight photo of the young man sitting on the 4x4 looking out over the valley is taken from the Ledges (that's actually my son, taken by me). There are ledges at the top to look over Moose Pond. Plus, there are hundreds of additional acres adjacent which are owned by a few neighbors. All of it great to hike on. Let us know if you want a less strenuous hike to The Ledges, as there is a way to park closer. It's still a hike. NOT SOMETHING FOR someone with heart problems. PHOTOGRAPHY Our eldest is a phenomenal photographer... and the night shots and time lapse photos he has taken are stunning. FIND THE IG ACCOUNT FOR pjzphotojar THEN LOOK AT the sections called Timelapse and Collage YOU'LL SEE A LOT OF PHOTOS taken from somewhere on the property, and a few nearby BOATING Q; We are interested in bringing a boat. 1. Is there a mooring for a boat or can it stay on the dock (19’ center console) ...PAF... you can put a boat at the dock. 19' long won't be a problem... I've measured the dock and it is about 23 feet over water ...PAF... the depth at the farthest point of the dock is about 9 feet ...PAF... regardless, if the transom is away from land you should have zero problems. 2. Is the location in a no wake area, and if so, how far to a location for tubing/cruising on the pond? ...PAF... great question! ...PAF... okay, i just updated the House Manual (which you'll get on reserving). Here's the boating info No Wake Zones. They are too protect the water quality and the property nearby. Respect them. Between our dock and the closest no wake zone is a distance of about 300 feet, and from our dock to the dam is about 600 feet. Not enough room to waterski, barely enough to tow people safely, especially if others are using the water. It's best used for kayaking, swimming, and canoeing. And going over to the rope swing. The first no wake zone is harder to see. There's a NO WAKE stick in the water… and it's too protect the property owners. My neighbors. It's small and takes 30 seconds to pass thru Then there's a larger section of open water between the first and second No Wake Zones. There's enough room to tow people, and waterski. Past the second no wake zone is a large body of water. This is the best, closest place to go to waterski… Observing the two no wake zone it takes about 12 minutes to get to this large body of water.
