Upmarket Central Guesthouse

This is a special property full of history. Although central to town, it is large and quiet with established gardens and mature trees; set back from the road behind two other properties. The property boasts elegance and privacy with its long driveway, electric gate entrance, surrounding brick wall and showcasing a historic 1906 Villa homestead (your host's home). The Guesthouse is a fully renovated cottage that sits privately behind your host's Villa, with views onto Parihaka Mountain. The space For those guests that appreciate the coziness of a charming cottage, interior style and decor, luxury blended with comfort, exceptional cleanliness with attention to detail, then this Guesthouse is perfect for you. Every effort has been made to ensure all your needs are catered for and that you can relax and feel at home during your travels. The Guesthouse itself is separate and private from your host's home on the property. It includes the following: 🛌 2 BEDROOMS ° Large bedroom with queen bed, panel wall heater, floor fan and wardrobe. ° Smaller loft bedroom with double bed and floor fan. This room has a low ceiling on the sides but you can stand up full height in the middle of the room. ° Quality Sleepyhead mattresses, cotton sheets, linen duvet covers, wool underlays and electric blankets. ° Upon request, a dedicated work desk can be set up in the main bedroom for you. 🚿 BATHROOM ° Very clean and modern bathroom with shower, heated towel rail, quality Sheridan 100% cotton towels and gas water heating (you will never run out of hot water!). ° Bathroom products and hair dryer provided. ☕🍴 KITCHEN ° Modern fully equipped kitchen with quality appliances - microwave, bench top hot plates, Breville bench top oven and air fryer, fridge/freezer, dishwasher and blender. ° Under bench water filter, Nespresso coffee machine with coffee capsules, coffee plunger/filter coffee as well as a wide selection of teas. ° You can very comfortably cook home meals in this kitchen with everything you can possibly need provided. ° A few breakfast provisions and bottle of milk are provided to cover you for your first breakfast. 🪑 DINING / LIVING ° 4 person dining table. ° Stylish and comfortable living space with flat screen TV with an account set up for you to watch Netflix, Neon and Freeview. TV is on a swivel arm and can be rotated to suit your viewing. ° Bluetooth portable speaker. ° Unlimited WiFi ° Air conditioning unit/heat pump. Heat will rise to the loft bedroom. In winter, enjoy its cosy warmth. In summer, the air conditioning system in the living room and fan in the loft bedroom will help to cool it down. ⛰️ OUTDOOR ° Sunny North/East facing glass covered roof deck with views onto Parihaka Mountain. ° Wood pellet fire for your use and enjoyment (pellets provided). 🚗 PARKING ° Secure off road parking for one or more cars. 👨‍👩‍👦‍👦 CHILDREN °If you are travelling with children, please first consider whether the loft bedroom with its staircase is suitable for the age of your child if you intend for them to sleep up there by themself. Any portacot must be placed in the downstairs main bedroom. ° A portacot with bassinet option, baby bath, high chair, baby gate and toys can be provided upon request. OTHER For those guests staying longer than 7 days, upon arrangement a weekly vacuum and basic high level clean can be carried out by your host as well as replacement of towels and bed linen. The Guesthouse is always equipped with a number of towels but towels can be replaced upon request throughout your stay and replacement bed linen can also be provided. Please note that the Guesthouse does not have its own washing machine/dryer, although it is equipped with what you need to do any hand washing. A self service laundromat and dry cleaners is within a 7 minute easy flat walk or 2 minute drive from the Guesthouse. Arrangements can also easily be made for you to use the washing facilities in your host's home. For those guests with allergies to cats, please note that we strive to ensure that the Guesthouse is free from any cat dander. However, a very fluffy and friendly ragdoll cat does live on the property and enjoys roaming around outside. The Guesthouse is a 20 minute walk or 4 minute drive to town and the Town Basin with the iconic Hundertwasser Art Centre. Supermarkets and other facilities are within an easy and flat 7 minute walk or 2 minute drive. Only one street over is the picturesque Mair Park with a children's playground, a short and easy walk down to the beautiful Hatea River and from there numerous native bush walks (including an uphill hike to the Parihaka Mountain summit or walk along Hatea River to the Town Basin). Guest access The Guesthouse has its own designated car park and glass roof verandah with a wood pellet fire for your use and enjoyment. Guests are welcome to walk around the property to enjoy the gardens, however all areas of the property that are fenced/gated are private. Other things to note As we live in the main house on the property, we are very friendly and approachable if you need any assistance during your stay, however your privacy is our priority.
